in Orlando is only 3 miles from Walt Disney World, and within easy
reach of all the other Orlando area attractions. Situated in the
peaceful neighborhood of Rolling Hills, this Orlando villa is almost
on Mickey's doorstep! The screened deck at the rear of the villa
overlooks a tranquil lake, with your own private, heated 25'x15'
swimming pool & spa, a spacious lanai, and luxury patio furniture.
Dine "al fresco" by the pool, and enjoy the lake view! A gas BBQ grill
is provided, in case you wish to cook outdoors. This villa has
everything you need to make your well earned Orlando vacation one to
remember!

This Lakeside Orlando villa offers TWO master bedroom suites (one
king, and one queen), and each master has its own private bathroom.
The other two bedrooms each have twin beds, with a shared bathroom,
and one of the couches in the lounge converts into a queen sleeper.
All 4 bedrooms have cable TV (70+ channels) & DVD players, and in the
lounge you will find another cable TV, with both Playstation 2 and
Xbox consoles and a selection of games for each. An Electronic Safe is
provided for the security of your valuables and documents. Free
Wireless High Speed Internet is available.

The villa is fully air-conditioned throughout, and staying here makes
it a breeze to return home in the middle of the day, for a dip in the
pool, or an afternoon siesta, before heading back to Disney for the
fireworks and parades - something that wouldn't be so easy if you were
staying in a villa somewhere off US 27 in Davenport, much further away
to the south or west of Orlando!

The villa offers entry by Key Code, so there are no keys for you to
collect. Just drive up, and move in! Our Orlando management company is
contactable by using the villa's telephone 24 hours a day should you
need assistance.

The kitchen is fully equipped, including a Fridge-Freezer, Microwave,
Cooker and Dishwasher. Cutlery, crockery, glassware and cooking
utensils are also provided. You will find a Washing Machine, Tumble
Dryer, Iron and Ironing Board in the Laundry Room.

Rolling Hills is a quiet residential area, so you are guaranteed a
peaceful and uninterrupted night's sleep on your Orlando vacation.

The Disney theme parks are only 3 miles away (about 5 minutes by car),
and the US 192 strip, with its many shops, bars and restaurants, is
only 2 minutes down the road from the villa. Most other popular
Orlando attractions (eg, Universal, Sea World, Wet'n'Wild), and
Orlando shopping (eg, Florida Mall, Outlets) can be reached in only 20
minutes. Other Orlando villa rentals may claim to be close to Disney
and the other attractions, but be sure to check the location before
deciding where to rent for your Orlando vacation!

There are many excellent Golf Courses nearby, and you are within a
mile of lots of great places to eat (American, Italian, Chinese,
Vietnamese, Seafood, Fast Food!) A supermarket (open 6am-11pm),
walk-in medical centre, ATM facilities, and an internet cafe are all
located only a 2-minute drive away from the villa.

We offer a 5% discount on the total rate for stays of more than 7
nights. A 15% discount is available for rentals of 3 weeks or more
outside of high season.

DAILY/PART-WEEK RATES are also available - please ask!

For stays of less than 6 nights, a cleaning fee of UK£45/$85 will be
added to the total rental cost.

A deposit of 20% will be needed to secure your villa booking, with the
balance due not less than 30 days before your arrival date. A security
deposit of UK£150/$250 will also be required with the final payment,
which will be returned to you within 28 days of departure, less the
cost of any breakages or damage sustained during the rental period.
