adjoining a forested conservation area.    
 
Situated 3 miles from Disney and only a 30 minute drive from Orlando airport, it is perectly located  
for maximum holiday enjoyment. It offers all the benefits of a Hotel but with the comfort, space and  
privacy of your own lovely home only seconds away from all the resort facilities, and minutes away  
from the Orlando attactions.

Vacation Rental Amenities

This spacious 4 bedroom townhouse is built to a very high specification.  
 
The ground floor comprises of a covered entrance porch, entrance foyer, kitchen, dining area, great  
room, covered terrace, ground floor double bedroom with en-suite bathroom.  The specification  
includes a modern air-conditioning unit, high speed internet, flatscreen TV, washer/dryer and safe.   
Outside are tropical landscaped gardens and a decorative brick paved parking area for two cars.   
There is also a balcony and patio area 
 
Kitchen 
 
Fully equipped kitchen including cook ware, dining utensils, plates, bowls, cups and glasses,  
refrigerator, stove top/oven, microwave, coffee maker, toaster and dishwasher.   
 
Bedrooms 
 
Beautifully furnished, your 4 Bedroom home (sleeps 2-9 but ideal for 8 or less) has 2 Master Bedrooms 
(1 with a King Size bed and the other with a large double bed) and 2 twin rooms (each containing 2  
single beds). You have 3 bathrooms/shower-rooms with both Master Bedrooms enjoying en suite  
facilities. All bedrooms are fitted with wardrobes.  Bath, hand towels and bed linens are all  
provided. 
 
Living Room / Dining Room 
 
Your Living Room/Dining Room is again beautifully furnished two double-seater sofas, flat screen TV,  
and dining table and chairs

Activities and Attractions

Regal Oaks is situated in the heart of Old Town, a dining and entertainment attraction. With the  
excitement and night life of Old Town and with the close proximity of all of the major theme parks  
and attractions (Universal Studios, Disney Land, Sea World etc), Regal Oaks is extremely popular  
with holiday makers. There are several other dining and shopping options in the area including A&W,  
Flipper’s Pizza, Spring Roll Chinese, and Sun on the Beach Bar.  And with the many championship golf  
courses, shops, supermarkets, bars and restaurants close at hand, there is always plenty to do.  
 
Regal Oaks Activities 
 
Regal Oaks is currently under construction.  Resort amenities including clubhouse, swimming pavilion  
and Tiki Bar are expected to be completed by April 2009. It is an ideal base for visiting the many  
theme parks and from 2009 will be a perfect place for relaxing in a hotel style resort.  The rental  
rates below reflect this for the 2008. 
 
The private grounds will feature a very large tropical pool complex with two heated pools, lazy  
river, waterfalls and water slide, a resort style club house, a central island, extensive sun decks,  
children's play area, floodlit tennis courts, as well as bars and restaurants.  
 
The spacious clubhouse will incorporate a sports bar, restaurant, games room, gymnasium, business  
centre and guest services with 24 hour check in facilities. Access to Regal Oaks will be strictly  
controlled using electronic key entry system and will be for the exclusive use of rental guests and  
members. 
 
In April 2009 there will be: 
 
- Spa and Health Center with sauna, spa, gym, and many spa services to choose from.   
- Full service Bar & Grill with an eclectic menu and casual ambience.

Vacation Rental Rates

$80 / £45 per day 
$500 / £275 per week 
$900 / £520 per 2 weeks 
$1600 / £900 per 4 week 
 
December 2008 - $700 / £400 per week 
 
SPECIAL OFFER - FOR NOVEMBER 2008, $400 / £250 PER WEEK  
 
50% Deposit is due upon confirmation of booking. Full Payment is required 8 weeks prior to check-in. 
 
General Information - there is a $10 per day per house(not per person)resort charge payable on check  
in to Regal Oaks for use of the resort facilities. For stays of 1 week or less there is a $85  
cleaning fee. A refundable $100 deposit(credit card) is required upon check in for  
incidentals/damage. 
 
If the townhouse is available, there is a discount for last minute bookings. Payment in full  
will be required at confirmation. 
 
 
Cancellation Policy: 
 
No refunds will be given for cancellations made within 4 weeks of check-in. Cancellations must be  
done in writing. No refunds for early departures.
