Vacation Rental Description

Newly Remodeled 1,600 sq.ft 3 bedroom 2 bath 2 car garage home in a 
quiet neighborhood in the heart of town, close to all activities.  

Casinos, Skiing and Downtown redevelopment within 2 miles...Lake 
Tahoe, golf and bowling are all located within approximately one 
mile.  A beautiful open meadow (photo below) is located directly 
behind the house. 

The front entrance into the house contains a huge mud-room to store 
your skis, snowboards and other winter gear during your visit. 

The fully equipped kitchen has been newly upgraded with granite 
counter tops and a new stove.  The kitchen is bright and open, with 
multiple recessed ceiling lights for ambience, and a skylight.  The 
house has two eating areas, one off of the living room and a 
separate granite dining bar (photo below) with bar stools with 
access into the kitchen.
 
We have lived in Lake Tahoe for over 25 years, and have put our 
experience hosting many visitors at our home into the details we 
have put into this comfortable home away from home.  We hope you 
enjoy your stay and come back to see us again! 

We have 2 Queen beds, 2 Twins and a Blow-up bed if you need.

Eldorado County TOT (Transient occupancy tax) additional 10%

REQUIREMENTS: 2 night minimum stay is required, except during peak 
and holiday periods when minimum stay requirements are longer. Last 
minute reservations are always welcome but are subject to 
availability.

PAYMENTS: Payments may be made by personal check, cashiers check or 
money order. Personal checks returned will have a $20.00 service fee 
charged.

CHECK IN TIME is 2:00 PM and CHECK OUT TIME is 11:00 AM. 
Unauthorized extensions beyond check out time will result in a half 
to full day charge against your security deposit. To avoid such 
charges please call us prior to 10:00 am to see if a late check out 
is possible.

SUPPLIES: Upon arrival you will find a starter set of soaps, toilet 
paper & paper towels, coffee, tea cream and sugar. You may want to 
bring or plan on locally purchasing additional supplies to last your 
entire stay.

AMENITIES: Owners waive any responsibility and liability for any 
accidents which may arise from use of the Jacuzzi bath, pool table, 
ping-pong table or Dart board. In addition, owners waive any 
responsibility for any accidents which may arise due to snow, ice, 
and any other hazardous conditions, and negligence by guests or any 
members of their party.

TELEPHONES: Unlimited local calls only.

HOUSEKEEPING: All reservations are subject to a housekeeping charge 
of $150.00 for departure cleaning. This charge is itemized in your 
statement. An initial bed linen set and one set of bath towels per 
person are provided. Guests are asked to leave the house with trash 
gathered and left in the garbage cans inside the garage, dishes 
washed or dishwasher started and furniture arranged as upon arrival. 
If the house is left excessively dirty, your security deposit will 
be charged for additional cleaning charges. Our housekeeping staff 
will make the final preparations of the house for the next guests.

PETS: Our property is not designed to safely house pets. Contact us 
for further information.

AIR CONDITIONING: As Lake Tahoe enjoys a temperate climate during 
summer, we do not have air conditioning.

DEPOSITS: Reservations are confirmed upon receipt of deposit of 50% 
of total charges.

SECURITY DEPOSIT: All rentals require a security deposit. The 
minimum deposit is $500.00 but may be made higher due to special 
circumstances. The security deposit must be paid together with the 
payment of the remaining 50% 30 days before arrival date. However, 
deposits for weekly Thanksgiving, Christmas, and New Years 
reservations must be received 60 days before arrival. Any damages to 
the house resulting from misuse, neglect abuse or theft by the guest 
or any member of his/her party or invitee will be charged to the 
security deposit. We will deposit the security deposit upon 
receiving it. The security deposit shall be refunded back within 10 
days after receiving the keys to the property if the property is 
left in good condition.

REFUNDS: Fifty percent of deposit is refundable if the reservation 
is cancelled at least 30 days prior to your arrival date. No refunds 
will be issued for cancellations made within 30 days of arrival for 
any reason and within 60 days of arrival for weekly Holiday 
bookings. Security deposit of $500.00 is refundable after inspection 
of the property and the keys being left on the counter.
