This 2216 Sq. Foot Executive Villa (just built in October 2006) is a
luxurious 5 Bedroom 4 Bath home, which has 2 Master Suites, a
Private Pool with Jacuzzi and a Game Room in the exclusive GATED
Aviana VACATION Resort. A perfect vacation retreat for you and your
family to enjoy!

Please note that this is not just a home for rent in a basic
suburban neighbourhood somewhere in Orlando, as many of
the "vacation" homes are. Instead Aviana is a gated vacation resort
meant for vacationers!! In addition to all of the benefits you get
renting a 5 bedroom house with your own pool, you also get the
benefits of the rest of the facilities as if you were at a hotel.
The community center is a 6,500 square feet state of the art
clubhouse which contains a large sparkling pool, jacuzzi/spa
surrounded by palm trees, splash area, tot lot and sand volleyball
court, and a PUTTING GREEN, CYBER CAFE and ARCADE. There is also a
gymnasium/ exercise room, shopping facilities for sundries, a
gathering/meeting room and a helpful STAFF in the RECEPTION AREA to
assist you with any of your vacation needs.

This property is located only three turns and 13 minutes from
Disney!! (Simple directions - north on 17/92 for 2 minutes, left on
Osceola Polk Line Road and proceed west for 5 minutes, right onto
Route 4 East for 6 minutes, then get off at Disney exit and 1 minute
to Disney entrance). Property address is 112 Paloma Drive,
Davenport FL (just one mile south of Kissimmee). The street is too
new for Google Maps - put in Hart Road, Davenport, Florida 33837.

CHECK IN/OUT

Check in time to all of our properties is at 4.00PM and check-out
time is 11.00AM.

Late check-out will be charged at $75.00 per hour until 4.00PM.
After 4.00PM a full night will be charged (subject to availability).

KEY PICK-UP TIMES

Check-in and Key Pickup is at the offices of US Holidays Inc. of
Florida, USA 24 hours a day. A secured drop mailbox is used after
hours to ensure that your flight into Orlando can be at anytime.

SECURITY DEPOSIT

Upon check-in, the guest must provide a Visa, MasterCard, or
American Express deposit of US$300.00 per stay. No charge is made to
the credit card unless there are damages to the assigned property.

PAYMENT METHODS

Payment is accepted in either of the following formats: Personal
Check, Bankers Draft, or Credit Card. A 4% surcharge may be levied
for credit card payment. Final Payment is due 21 days prior to
arrival.

CANCELLATION POLICY

Cancellations will only be accepted in writing. Verbal or telephone
cancellations will not be accepted. Cancellations made at least 21
days prior to the arrival date will receive a full refund less admin
charges (advised upon receipt of cancellation notice).

Cancellations made 28 days or less prior to the arrival date will be
charged in full. No-shows will also be charged in full.

TERMS & CONDITIONS OF BOOKING

Once a booking has been made, the Customer agrees to abide by the
rules and legislation in reference to our homes for lease.

The customer agrees to hold harmless US Holidays Inc. of Florida,
USA from suits or claims of any guest in reference to damaged, lost,
stolen or destroyed personal belongings. We STRONGLY recommend that
all guests purchase travel insurance also covering personal
belongings.



The customer agrees to hold harmless US Holidays Inc. of Florida,
USA from any and all injuries to occupants, family members, or
guests occurring on or about the premises.



The customer agrees to hold harmless US Holidays Inc. of Florida,
USA, from any disruption to their vacation through 'acts-of-god'
(inclimate weather etc.).

Five minutes from Championsgate Golf Club and within 15 minutes of
10 other courses. 14 minutes and just three turns from Disney.
Universal just three exits east on Route 4 past that. Sea
World/Discovery Cove just one exit after that.

Standard Season – the standard rate is only $99 per night!

Holiday and Summer Season – Nov 17 - Nov 24 2007 , Dec 15 - Jan 5,
2008, Feb 17 - Feb 24, Mar 22 - Mar 30, June 23 - Sep 2, Nov 22 -
Nov 30, Dec 20 - Jan 4, 2009. Holiday or Summer Season is only $169
per night!

Cleaning Service
The price of the rental for one week INCLUDES the cleaing fee for a
full maid cleaning service after you check out at the end of the
week. Therefore, all rentals move in to a spotless, professionally
cleaned home with fresh linens and toiletries just like a hotel
room. You may purchase an additional maid service during the week
for $75.00. We have found that this is usually not needed.

Pool/Jacuzzi heat is $25 per day.
