Vacation Rental Description

The Sparrow's Nest will be our second property at the beautiful 
Oregon Coast in the ever-popular Road's End area of Lincoln City. 

The home boasts approximately 3800+ Sq. ft. of Luxury...doesn't get 
much better than this...you can hear the ocean roar and check out the 
awesome views! With it's 6 bedroooms, 6 bathrooms, Huge great room, 
game room, and theater room, you can have the ultimate family reunion 
or gathering with friends! Quality furnishings throughout along with 
granite, tile, slate, hand scrapped golden teak floors, frieze 
carpet, stainless, art, hot tub, central air conditioning, WIFI, fax, 
huge movie library, arcade games, etc....OH and did we mention the 
VIEWS!!!! 

Lower Level consists of 1 bedroom, two full baths (one accessible 
from outside while enjoying the beach!), laundry room, TV/playroom, 
video game console, board games, toys (don't worry parents clean, 
clean and dis-inffected after each use). 
Two car finished garage with ping pong, foosball, air hockey, and two 
video games cabinets with tons of games!!

Outdoor shower and easy beach access!!

Plenty of outdoor parking on paved driveway. 

Mid Level consists of Master Suite with jaccuzi tub and access to hot 
tub, two additional bedrooms and another full bath. This mid-level 
has a game room equipped with pool table, poker table, big screen TV 
and wet bar, not to mention the decks that wrap around the south and 
west side of the home. The hot tub is on the back deck, north end.

Upper Level consists of Master Suite with jaccuzi tub and private 
deck with view. This level also has an additional bedroom and antoher 
full bath with laundry room. This upper level has a wonderful dining 
area that seats 12 with adjacent raised eating bar which seats 6 and 
extra table and chairs seat another 4 for a total of 22. Large great 
room with gas fireplace and decks that wrap around the south and west 
sides of the home. The kitchen is gourmet all the way with it's large 
island, gas range, hood, french door fridge, wine chiller, two ovens, 
and pantry.

Special April-May and Oct-Dec stay any night between Sun-Thurs for the reduced rate of $499.00 per 
night also Stay any night in September Sun-Sat for the reduced rate of $550.00 does not apply to 
bookings made prior ro 3/25/08

*Holidays are charged weekend rates (summer or winter applicable)
**Memorial Day, Fourth of july, Thanksgiving, & Christmas all require 
5 night minimum stays...all other Holidays require 3 night minimum.
Spring Break is March 15-April 15.
Memorial Day is the Friday before Memorial day to the Saturday after.
Fourth of July varies depending on what day the holiday falls on.
Labor Day is the Friday before Labor Day to the Saturday after.
Thanksgiving holiday goes from 2nd Friday of November to 3rd Sunday 
of November.
Christmas is December 18-January 1st.


The home may be used for tasteful parties and gatherings...no outside 
services for entertainment permitted such as dancers, etc., or house 
parties such as fraternity or sorority parties. ALL events & parties 
must be OK'd by management before. Number of guests must not exceed 
maximum number of renters permitted. 

***In the event that there are gaps between nightly minimums, those 
dates may be rented outside the minimum nightly requirement at the 
weekend rate...seasonal rates would apply.. We do this year-round!. 
Please check our calendar for availability, call or email us and 
we'll help you slide into a spot without staying for our "2 to 5 
night minimum" requirements!

*$500.00 Security Deposit will be returned to tenant within 30 days 
of departure date if home is left in good standing upon departure 
inspection.

Cancelation Policy: If a reservation is cancelled 15 days prior to 
check-in date all monies minus a 10% transaction fee will be refunded 
(10% of Total Balance Due).  If  less than 15 days prior to check-in 
date the $500.00 security deposit, plus a 10% transaction fee (10% of 
Total Balance Due) will be automatically deducted from refund; the 
additional monies will be refunded to tenant within 30 days of 
original check-out date listed above.
