Vacation Rental Description

Less than 4 miles from Disney and with excellent access to all of  
Orlando's theme parks and golf courses, Las Palmas Villa is the  
perfect place for your vacation in Florida. Located on the peaceful  
and exclusive Seasons community in Kissimmee, Las Palmas is the  
ideal place to relax after a busy day at one of the nearby  
attractions or for spending a day "at home". Our elegant and  
spacious vacation villa has been furnished to a high standard and is  
perfect for family groups, sleeping up to 16 guests. 
 
With its 7 bedrooms, 4.5 bathrooms, superbly-equipped Games Room and  
extended pool area and spa, Las Palmas Villa has all you could want - 
 and more! 
 
Our spacious Family Room has sumptuous sofas, a large-screen cable  
TV, PS2 games console and a DVD player. 
 
Enjoy the sparkling waters of our 14 x 30 ft pool and raised spa  
pool or relax by the poolside on our extended 16 x 40ft. pool deck.  
During the cooler months, pool heating can be provided. To protect  
the kids there's a removable safety fence and all doors leading to  
the deck area are fitted with safety locks and switchable alarms.  
Just a short walk from the villa but still within the Seasons  
community there's a children's play area. 
 
Have fun in our Games Room with its fabulous pool table, air hockey  
table and football table. Practice your accuracy with our electronic  
darts board - or just sit comfortably and watch from the sidelines! 
 
Need some time out? Our separate Lounge area provides extra space  
and a tranquil haven - perfect for reading, playing board games or a  
quiet chat. We've even provided some family games and books for both  
adult and young readers. 
 
Whether you choose to dine al fresco by the pool, enjoy a family  
feast in the dining room or grab a quick snack in the breakfast  
nook, our spacious kitchen is fully-equipped to meet all your  
culinary needs. Just 2 minutes' drive away is one of Florida's  
largest 24-hour Wal-Mart stores so grocery shopping is just on your  
doorstep! And if you don't feel like cooking, you'll find some of  
the best resturants and shops in Central Florida just minutes away  
on the famous "192". 
 
Sleeping accommodation comprises: 
 
2 Master Bedroom suites, each with king-size bed, 27" cable TV and  
DVD player and a private bathroom with mirrored vanity basin, bath,  
shower (one with walk-in shower) and toilet. 
 
1 Master Bedroom with queen-size bed, 27" cable TV and X-box games  
console and an adjacent bathroom. 
 
4 Twin-bedded rooms each with 2 twin beds, cable TV and a nearby or  
adjacent bathroom.

Vacation Rental Amenities

We consider Las Palmas Villa our home from home and have tried to  
ensure that you have everything you need for a relaxing and  
enjoyable vacation.  As well as the pool area and Games Room we have  
provided family games and some books for all the family.  There's a  
PS2 games console and X-box console as well as 3 DVD players in the  
villa - so hopefully any free-time family arguments can be avoided! 
 
The Seasons community backs onto a wooded conservation area. For  
those quiet moments enjoy a peaceful stroll along the pathway  
surrounding the Seasons Lake and watch the herons and other local  
wildlife.  And for the youngsters there's a children's play area  
just a short walk from the villa but still within the Seasons  
community. 
 
A SecurePass entry system has been installed at Las Palmas Villa in  
autumn 2007 which not only adds to the security of your stay but  
also means that you can travel direct to the villa on arrival.  So  
your vacation can begin that bit sooner, and no key drop-off is  
required on departure! 
 
Las Palmas Villa is fully-managed locally and our management company  
is on call for help and advice 24/7. 
 
All our guests will enjoy free local and international phone calls. 
 
All linens and towels are provided and there is a hairdryer in every  
bathroom. 
 
And - you're only minutes away from all that Central Florida has to  
offer!

Las Palmas Villa is within quick and easy access of all of Orlando's  
many attractions.

Universal Studios - 20 minutes;  
Wet & Wild/Blizzard Beach/Typhoon Lagoon - 20 minutes;  
Kennedy Space Center - 60 minutes;  
Busch Gardens - 60 minutes;  
Falcon's Fire Golf Course - 10 minutes;  
Champions Gate Golf Course - 15 minutes;  
Shingle Creek Golf Course - 20 minutes 
 
 
Airboats, horse riding, crazy golf, shops and restaurants are all  
within a short drive.  The "192" is just 2 minutes from Seasons.   
And a huge Wal-Mart is also just 2 minutes' drive away!

Vacation Rental Rates

January - May  
$200 (£100) per night; $1400 (£700) per week 
 
June - September 
$230 (£115) per night; $1610 (£805) per week 
 
October - December 
$200 (£100) per night; $1400 (£700) per week 
 
Easter & Christmas 
$300 (£150) per night; $2100 (£1050) per week 
 
All prices shown exclude 13% sales tax. 
 
There is an Accidental Damage Waiver charge of $65 added to each  
booking. 
 
Pool heat is recommended October 31 - March 31 and a charge of $35  
(£15) per night is made for this facility if required. 
 
If your stay is less than 7 nights, an additional $145 (£75)  
surcharge is made for cleaning. 
 
A 20% deposit is required to secure this property. Reservations made  
within 60 days of arrival require payment in full at the time of  
booking. 
 
Payment can be made by PayPal but 4% will be added to cover their charges. 
 
Any cancellation must be notified to the owners in writing by the  
person who has contracted the vacation. If such notification is  
received more than 60 days before the vacation commencement date,  
only the deposit will be retained by the owners. Otherwise the  
following charges apply: 30 - 60 days before 50%; 30 days before  
75%; 14 days or less, 100%.

term rentals and last-minute bookings will often enjoy reduced rates.
