Beautiful Lake Cottage on Lake Champlain with views! in Charlotte

Dee’s Lake Cottage is a spacious 3 bedroom, 2 bath 2 story home with a
sprawling deck. The house is nestled 100 yards from the beautiful
shores of Lake Champlain. Boat access, docks, tennis courts, and
nature trails are available to guests, and are all with in walking
distance. All linens and towels provided, Basic amenities provided. Livingroom with plenty of seating beds sleep
as 2 queens, 2 twins, 2 queen pull out couches and 1 Full Futon. Chairs provided to take to water and enjoy the
views, sun and watching the boats. Canoe also provided for our guests. Fireplace in livingroom with reading
area and sky light. Large bathroom downstairs and one upstairs. microwavs, frig, stove, dishwasher, washing
mchine and dryer all provided. TV with DVD player. Some games and books for famalies. The house is located
only 30 minutes from Burlington,
Vermont and 20 minutes from Middlebury, Vermont, and about an hour
from most ski resorts. Suitable year-round for a wonderful Vermont
vacation.
Fall is beautiful in Vermont! Especially enjoying the lake at the
same time. All orchards are open for picking apples, pumpkins ect..
Winter in Vermont can't be beat! enjoy the fireplace after a day of
skiing or sledding. Curl up with your favorite book and just enjoy
thepeace and quiet winter in Vermont gives. Summer time is Fun time
on the lake here in The champlain valley we provide beach chairs,
noodles for the kids to float with and a canoe. Enjoy the large yard
we have for sunning,eating or just relaxing. Bring your own boat for
days of fishing, water skiing, water tubing ect... Boat launch is
only 200 feet away.

Payment is only accepted in the quoted currency unless the currency
and the amount is specifically agreed in advance with the owner.
Check in 4 PM on 1st day and check out 10:30 AM of last day for all
rentals.

Deposits
35% of rental fee due at reservation 50% due for Peak summer
reservations and Holidays.
$350.00 security deposit required plus remaining balance of rental
fee due 10 weeks in advance to reservation dates.

Security Deposit refunded in full on final day after cabin
inspection.

Refunds
If you cancel for any reason 3 months before your reservation we
will refund you in full minus the 35% paid at booking, if We Can Re-
Rent. If you cancel less then 3 months before your reservation, your
rent cannot be refunded unless the vacation rental is re-rented (and
then less a $350 deposit and 35% of rental fee).
