Vacation Rental Description

Heritage Palms Golf Country Club is a gated 24/7, 500 acre golf  
and tennis community located on Florida’s southwest gulf coast in  
Ft. Myers. The grounds feature manicured greens, beautiful tropical  
foliage, preserves and lakes. It is 15 minutes from the Ft. Myers  
Southwest International Airport and 20-30 minutes from  
Sanibel, Captiva and Ft. Myers beaches. 
 
This beautiful Colonade Model Condo is an end unit located on the  
second floor. The unit has three sides of windows for better viewing  
and naturallighting. Two bedrooms and a den provides sleeping  
accomodations for 6 people. This newly decorated unit will make you  
feel at home. A fully equipped kitchen includes a breakfast area with  
a table and 4 chairs. A full washer and dryer are located near the  
kitchen area. The kithen allows a nice view of a preserve area. The  
rear lanai with table and chairs gives a beautiful view of Sabal Hole 
16 fairway. The master bedroom has a king size bed and a TV on the  
dresser.  The bedroom leads to his/hers walk in closets and a private  
master bathroom.  
 
The living room is furnished with a new leather sofa and two  
comfortable arm chairs. A beautiful entertainment center with a flat   
32 inch TV screen and DVD Player/Recorder highlights the area.  
 
The dining area adjoins the living room and comes furnished with  
table, chairs and lighting over the table. 
 
The guest room is furnished with 2 twin beds, night stand and  
dresser. This room also has a walk in closet. 
 
The den includes a comfortable fold out sofa, along with a ottoman  
and armoire with a TV enclosed. The den also has a small laptop  
desk/chair. The room has a modem that allows access to the internet  
(fee not included in rent and is based on prevailing Comcast Cable  
rate).

Heritage Palms Golf and Tennis Resort is a luxurious private, gated  
golf, tennis, and swimming community situated on over 500 well  
manicured acres. It has two par 72 Azinger/Lewis designed  
18 hole championship golf courses, practice putting and chipping  
areas.  
 
This unit includes full golf membership (with one time transfer fee)  
and provides unlimited access to the clubhouse, tennis, pools,  
fitness center, computer room, restaurants, etc.   
 
Vacation Rental Amenities:  
Tenants may enjoy golf at the 2 lovely Heritage Palms courses and  
some 70 surrounding golf courses.  Ideal for golfers and non- 
golfers alike.

Activities and Attractions

Nearby white sand beaches, Sanibel and Captiva Islands, nature  
preserves,shelling, boating, fishing, Barbara Mann Center for the  
Performing Arts, Naples Symphony, Florida Rep Theatre, Teco Arena for  
sports and entertainment. Fort Myers features spring training  
baseball parks for the Minnesota Twins and Boston Red Sox.  
 
Close to Interstate 75 and minutes from Ft. Myers International  
Airport. Located close to shopping areas and restaurants.

Additional 5% Lee County Resort Tax and 6% Florida State Tax will  
be charged on rentals less than 6 months. 
 
Additional $100 cleaning fee. 
 
Discount for more than 2 month rentals. 
 
A golf transfer fee is required and provides golf on both courses and  
use of tennis courts and all clubhouse and lodge activities. 
 
Security deposit $1000. Cancellation must be in writing and  
deposit will be refunded if unit is rented for reserved time. 
 
No smoking or pets allowed.
