Vacation Rental Description

Three month minimum lease, per HOA.  this is a quiet small mostly owner occupied complex.  Beautiful  
grounds, nice people who mostly never use the pool. 
 
Beautiful first floor condo in a small lush, gated, resort style  
complex built in 1996.  Located east of Hayden, north of Via de  
Ventura/Doubletree Road, this unit is pristine, rarely used and never  
rented before 2007.  It is surrounded by lawns and is walking  
distance to the McCormick Ranch Lakes and greenbelt.  
 
Furnishings are semi-traditional, a little bit cowboy,  perfect and  
clean and extremely comfortable.   
Included are 2TVs with expanded cable, DSL computer hook up, all appliances, including  
full size washer and dryer in the unit.  The family chef will love  
the fabulous cookware, open kitchen with breakfast bay and snack counter with chairs.  
Formal dining area with new solid maple dining furniture.   
Living area has a gas fireplace and doors to the private patio -  
perfect for al fresco dining in our 350 days of sunshine.  Average  
temperature in Feb & March is 75 daytime and 50 nighttime.

Large community pool & spa are 80 steps from your door.   
Clubhouse has a fitness center available to condo residents 24/7.   
Equipment for fitness center is nearly new and very complete.   
Attached, extra deep, one car garage opens right into the kitchen of  
the condo, lots of extra parking for guests is across fron unit. 
 
The 101 Freeway is 2 minutes away, Sky Harbor Airport is about 15  
minutes, multitudes of golf courses nearby, Fashion Square is about  
15 minutes.  Neighborhood is in the Heart of McCormick Ranch, walking  
distance to restaurants such as El Paso BBQ, Buster's (with a great  
outdoor dining patio overlooking the lake), and very close  
to Gainey Ranch restaurants and shopping.

Activities and Attractions

McCormick Ranch Greenbelt offers 20 miles of scenic trails for  
hiking, rollerblading, strolling, running.  There is a Bally's,  
Curves, LA Fitness near.  Scottsdale is famous for its galleries and  
art shows, tennis tournements, car shows (every Sat night on  
Indian Bend and the 101 FWY) and January car auctions, horse shows  
and rodeos.  Major league spring training (go cubs!) Feb-May.   
Sedona, Tucson, Prescott and Payson are about a 2 hour drive. 
This condo is a wonderful location to enjoy the Scottsdale "city"  
activities and nightlife, while still having a quiet haven for your  
winter home!

Available Oct-Dec of 2008 and all of 2009 for 3 month winter "fagedda about snow" or for year round  
home in sunny Scottsdale winter!  1st floor,  
attached garage, fireplace, split  
floorplan offers privacy for your guests. 
Dec- May rent is $2800/mo which includes all utilities, local phone  
and upgraded cable TV and cable high speed internet connection.  Complex demands 3 month lease THE  
BEST DEAL IS THAT  
the 3rd month is discounted by $300.  3 months is $8100, equals $90.00 PER NIGHT FOR YOUR OWN  
PRIVATE  
WINTER HAVEN! 
 
May 1 - Dec 1 is $1700/mo with an absolute 3 month minimum.  
Utilities are not included for off season lease.  Average elec bill  
in summer is about $70.  If you prefer not to bother with utilities, all will be included for  
$1900/mo. 
 
Pets under 40lbs. are welcome with a $200 pet deposit that is  
refundable if no extra cleaning or repairs are required.  A $200  
cleaning deposit is not refundable.  Security deposit of $1000 is  
refundable based on condition of property (I've never had to keep a  
security deposit yet!) 
 
Unit is furnished including all appliances, full size washer &  
dryer,  TV and VCR, dishes, new cookware, linens, everything you  
need.  New Sealy top-of-the-line pillow top, cashmere mattress set on  
King bed in master for your total comfort. 2nd bedroom has a day bed tha opens with a trundle, 2  
single beds for guests.  Living room has a king sofa bed.
