Point East Ocean front View over courtyard, no-drive beach in New Smyrna Beach

My beautifully decorated two bedroom two bath ocean front condo is on the top 3rd floor close to the elevator.  The balcony faces due east for an ocean front view from the living room, kitchen, master suite and balcony.  It's tucked in the corner of the building so you have a beautiful sun rise over the ocean and warm southern exposure.   You can see and hear the ocean the minute you step in the front door, and also from the king size bed in the master suite through the big picture window.  The master suite has a separate door leading to the balcony. 

It's located in an ocean front resort at Point East Condominiums, 3801 South Atlantic Avenue #312.  The resort has an Olympic size pool (seasonly heated), a kiddie pool, shuffleboard, covered picnic area, and large ocean front lounging deck.  The resort is in the preferred non-driving beach zone so it's a car-free beach with a lifeguard on duty for family fun and safety.  My husband and I are semi-retired and we live right here in New Smyrna Beach.  We personally own and manage this property.  We have over 20 years experience in the rental business.  We treat our guests with lots of extra attention to details and are always available if needed.  We do our very best to meet customer expectations, and we are fully licensed and enjoy our business with many returning and referral guests.  We love to use this condo for family and friends in the off season.  The resort is so well managed and maintained, and the central location has restaurants and shopping within walking distance.

The Master Bedroom has a new Simmons Beautyrest Pillowtop king size bed, (it's the same mattress we have at home and we love it).  The guest bedroom has two full size beds, and the living room has a queen size sleeper sofa, loveseat and comfortable new recliner.  Relax and enjoy our new 40" High Definition LCD TV and new entertainment center in the evening.  We also have cable TV and DVD's in both bedrooms for relaxing in the evening.  I have a front closet filled with beach chairs, beach toys, umbrella, buggie boards, and some sports equipment for the park next door.  It's a perfect place for families as well as couples traveling together.  The resort has additional properties available for large groups.  Let me know if you have a special occasion that requires fresh flowers, fruit basket, or other items to provide for your arrival.

This resort is located next to the 27th Avenue Ocean Front Park with a lifeguard on duty.  The park has restrooms, outdoor showers, covered picnic area with charcoal grills, playground, and recreation area.  It's a great place to cook out and enjoy the beach if you have a large group such as a wedding, family reunion or other special occasion.  It's just a few steps from the condo and has free daytime parking.

This condo is tiled throughout the living space, plus berber carpet in the bedrooms.  It has a well stocked kitchen with a pass-through breakfast bar and separate dining area.  The kitchen has all new major and minor appliances, plus all utensils.  I love to cook, so I try to think of everything in the kitchen.  I even had a coffee grinder and crock pot. The resort has wireless internet and Cable TV in the living room and master bedroom.

New Smyrna Beach is a beautiful island community with great restaurants, shopping, and a natural destination for families and friends.  We have over 30 golf courses nearby.  It's just one hour from Orlando and central Florida attractions, and 20 minutes to Daytona International Speedway.  St Augustine is about two hours away as well as Kennedy Space Center. Day trips are easy, and it's so nice to return to this wonderful beach town and enjoy a late dinner, or long walk on the beach to unwind from the day.  We love living here.

Regular rates for 2012/2013:

$950 to $1,250 per week

We typically rent from Saturday to Saturday. We will make exceptions
when scheduling permits.  Just ask...

After Labor Day through January, we offer substantial discounts and are more flexible regarding arrival on a weekday.  We can usually offer a four night minimum to locals or travelers looking for a shorter stay.

A $200 ($300 for special events) refundable security deposit is required to guarantee reservation, and is
separate from rent. I can accept a credit card for the deposit or "short stays" for an immediate guarantee of your reservation.   The security deposit is returned promptly once you vacate the rental and it has
been cleaned and inventoried.

Additional $80 cleaning fee.

Additional 12.5% Sales & hotel Tax  

Rates may be higher during special events and holidays.  Reservations have a 30 day cancellation policy with a $50 handling fee.  I try to work with my guests regarding deposits and last minute cancellations due to a family emergency.  If I am able to move a reservation to a later date I will make an effort to do so.  Or if I am able to rebook the date with another customer, I will refund full deposit.
