Welcome to paradise! Our lovely, bi-level, 2007-remodeled, upstairs  
2+ bedroom, 3 bath town house is ready for occupancy.  We have taken  
extra steps to ensure that our property is in superior condition for  
your stay and we want you to experience all the luxuries of an  
upscale hotel during your visit.  For those of you lucky enough to  
spend  
some time in wonderful Newport Beach, we know you'll be very pleased  
if you select our home for your beach getaway!  
 
In addition to a recently painted exterior and newly painted  
interior  
walls, here are a few of the many upgrades made to our home in  
January 2007: 
•	New wood laminate floors in the living and dining areas! 
•	New plush carpeting in both bedrooms and staircase! 
•	New sleeper sofa & oversized chair in the living room! 
•	New glass top dining room table with six chairs! 
•	New gas logs in fireplace in dining room! 
•	New gas grill on side deck off dining room! 
•	New outdoor furniture on private rooftop deck! 
•	New hotel-quality bed linens, sheets, towels and toiletries! 
•	New Turkish bathrobes in each of the guest bedrooms!

Situated at the west end of the Peninsula, our adorable town home is  
conveniently located near all of the most popular destinations in  
Newport Beach.  Enjoy an easy stroll to the beach (some of the best  
swimming and surfing spots on the Peninsula), walk one block to  
Albertson’s and get all your grocery shopping done, and a slew of  
popular restaurants, shops and bars are a mere block or two away  
from  
our convenient location on the Balboa Peninsula.  This is a perfect  
place to stay if you want to be able to walk everywhere!  We even  
have 2 Starbucks within a couple of blocks!! 
 
Our home is perfect for a small (six or less) family or a group of  
friends looking for an alternative to the standard beach rentals in  
Newport.  Come stay at our place for the luxury, convenience and  
warmth of our special home.  It is located on the second and third  
floors of a three-story townhouse, a short two blocks from the  
ocean/beach.  Each of the guest rooms has a queen size bed and  
private bathroom!  And, there is a full bathroom, with tub & shower  
off the  
living room on the main floor!  The Master bedroom has expanded  
cable  
TV, including music channels.  Each of the guest rooms comes with  
quality hotel sheets and towels and upscale toiletries in the  
bathrooms. 
  
Eat in luxury on our brand new glass top, wood based dining room  
table in front of the fireplace, with brand new gas logs.  Step  
outside on the side deck through the French doors off the dining  
room  
and cook your meals on our brand new gas grill.  Our lovely kitchen  
with white countertops and appliances has a large bay window to take  
in the abundant sunshine.  We supply all the appliances and utensils  
you need for casual or upscale dining.  Step down to our sunken  
living room, sink into our brand new couch or oversized chair and  
watch a movie on TV with the provided DVD player.  
 
Enjoy the beach!  We know it’s probably one of the main reasons  
you’re here, so we want to ensure you have all that you need to  
fully  
enjoy it! We provide two surfboards for renters use. We also provide  
a boogie board and fins that will fit a man with a 10+ shoe size.   
Hop on one of the two beach bikes we provide and take a spin, for  
life doesn’t get much better than casually cruising down the  
boardwalk on your beach bike!  There are also beach chairs and a  
beach umbrella for your use. 
 
Besides the beach, we know you’ll spend most of your time on our  
lovely, PRIVATE, rooftop deck with stunning ocean, mountain and city  
views. Here is where you can truly relax and soak in all that is  
wonderful about Newport Beach.  Our brand new outdoor furniture  
includes comfortable chairs, couch and coffee table.  Abundant  
sunshine and privacy makes our rooftop deck extra special.  
 
We have a small one car garage, and a space behind it for another  
small to average sized car in the shared carport. ***Please note  
that  
large SUVs, Tahoes, Yukons, etc. will NOT fit in the small garage  
but will fit  
in the carport behind the garage.  There is free parking on the  
streets around the neighborhood.*** 
 
All guests are welcomed to our home with fine wine and chocolates. 
 
If you’ve stayed in rental properties in Newport Beach before, we  
know that sometimes the condition of the residences can be a bit  
dated.  We want you to know that we have taken extra steps to ensure  
you have a pleasant, luxurious stay at our remodeled property.

Vacation Rental Rates

June:   		        $2500/week 
July:   		        $2900/week ($3100/week for Fourth of  
July) 
August: 		        $2900/week 
September:                      $1995/week 
Oct thru May:                   $1750/week   $250/night (3 night  
minimum)  
There is a 10% Newport Beach rental tax a $150.00  
Reservation/Cleaning fee and a  
refundable $500 Security Deposit(SD) 
 
Reservation/Cleaning Fee and 1st Rent and Tax payment equaling 50% of  
amount owed due at time of reservation. 
2nd Rent and Tax payment equaling 50% of amount owed and $500 Secuity  
Depoist due 30 days prior to arrival.
