Comfortable & Cozy 3-Bedroom Waterfront w/Boat & Ski Lifts in Lake Livingston

This 3 bedroom, 2 bath lakefront is Texas down-home cozy and comfortable. Everything you need for a wonderful peaceful getaway greets you as soon as you open the front door. The living room and kitchen are spacious and perfect for all your entertaining needs. Two bedrooms have queen size beds with double closets. The third bedroom has bunk beds with an attached full bath. There is also a wood-burning fireplace and full-size laundry facilities. The X-large back deck is perfect for lounging and barbequing ... rain or shine. The covered boat house has an outside shower, rope swing and picnic table. This home is a non-smoking facility so the air is clean and fresh; outside smoking is permitted only.

Home is completely furnished and I don't think we've left anything out.  The kitchen equipped with electric range, microwave, dishwasher, coffee maker, toaster, blender and two side-by-side refrigerators for plenty of food and drink storage. We supply kitchen soaps, laundry soaps and paper products.  Complete sets of dishware, china, cutlery and cookware are also included. The bedrooms and bathrooms have quality linens, pillows, blankets, and two queen size above floor inflatable mattresses for additional sleeping with linens.  Media includes a stereo, DVD player, baskets of movies and two color TVs with satellite cable.  Outside patio features stereo, two dining tables w/chairs, loungers, one gas and one charcoal-smoker BBQ grill, a large shop fan for summer cooling and a chimenea for winter warmth. Truely, all you need to bring are your clothes, food and drinks!

Boating, fishing and swimming. The home is located directly across from the best white bass fishing on the lake. Just walk out on the deck in the early mornings with your cup of coffee and those other fishermen will show you where. The water level at the bulkhead is approximately 4 foot with sandy bottom so its perfect for swimming and lounging on your floatee while the kids play.

-Regular Security Deposit:  $300.00
-Regular Cleaning Fee:  $75.00
-Pet Cleaning Fee:  $125.00
$300.00 Security Deposit required to reserve dates. We accept & prefer: MC, VISA, AMEXP.  If paying by Check:  Rental Fee and $75.00 Cleaning Fee due (14) business days prior to rental date; Cleaning Fee may be deducted from Security Deposit if preferred.  Must be over "21" to Rent.  No more than 10-persons allowed in rental.  All pets must be approved & agreed upon with owners & pet cleaning fee will apply regardless of pet size.

Cancellation Policy:
4-Weeks prior to rental date, $300.00 deposit returned.
3-Weeks prior to rental date, deposit returned minus $50.00 cancellation fee.
2-Weeks prior to rental date, deposit returned minus $150.00 cancellation fee.
1-Week prior to rental date, deposit returned minus $200.00 cancellation fee.
