Vacation Rental Description

Come stay on the Private Side of Lake Anna in this well appointed 
lake-access country home on 5 wooded acres.  Take a five minute stroll 
(or 300 yard drive) to our community's low-traffic cove on Lake Anna 
where you'll find our private boat house with parking for 2 vehicles. 
Enjoy the boat house's screened porch and large vynyl-decked swim 
platform w/ladder (no splinters); have a campfire on the 50x50 parcel 
or cook out on the propane grill located at the boat house.  Our 
community has only 13 homes, all on one or more acres, making for a 
very private and peaceful experience.  Take a spin in the 2 kayaks or 
1 canoe provided with the rental and keep watch for American Eagles 
that frequent the area.  The Private side of Lake Anna has less boat 
traffic because there are no public parks or marinas and our cove is 
great for swimming for that reason.    
 
This cozy home has a beautiful great room with cathedral ceiling, 
hardwood floors, ceiling fan and wood burning fireplace.  An adjacent 
dining area is equipped with a table for seating eight or more.  A 
counter/bar between the dining area and kitchen seats three and is 
great for extra dinner seating or for supervising the chef while 
watching TV/VCR/DVDs.  The kitchen is fully equipped and has a double 
sink, frig with icemaker, dishwasher, microwave, range/oven and kitchen 
necessities.  The home has 2 bedrooms (full size bed in each), 2 full 
baths, and a full basement, but easily sleeps 10 with the pull-out 
couch in the greatroom and two futons in the basement.  In the 
basement you'll find a ping-pong table, fuseball, tv/vcr/dvd, keyboard, 
kids toys (Barbies,etc.), and a washer and dryer. 
   
The 5 wooded acres surrounding the house make for a serene 
setting. Mom can relax in the hammock while dad plays with the kids on 
the custom fort/swing with climbing wall and rope swing.  Later, have 
a bonfire in the large firepit with oak stumps for chairs.   
There is a cute front porch for enjoying that morning coffee and 
watching the blue birds sing "goodmorning," and large back deck with 2 
gas grills for lunch/dinner or midnight star-gazing (telescope in 
greatroom).   
   
Located in a private community.

Comfortable country ranch on 5 serene acres (Lake Access) with a 
private boat house, a short walk away in a peaceful cove.

queen size sleeper sofa in greatroom, 2 queen size futons in the 
basement.

and kids toys (lot's of barbie stuff, outdoor games, balls, etc). 
- Fully equipped kitchen including refrigerator, stove, dishwasher,  
microwave, toaster oven, blender, waffle maker and coffee maker  
- Washer & dryer in basement. 
- Central A/C & heat, ceiling fan. 
- 3 TVs, 2 DVD/VCR, 1 VCR, 1 Stereo/CD player. 
- Board games. 
- Movie selection. 
- Woodburning fireplace.  
 
Outdoor amenities include: 
 
- Private boat house with screened porch and swim platform with swim 
ladder.  Boat ramp is a few steps from the boathouse.  Propane grill 
at boat house.  
- 2 KAYAKs and 1 large CANOE at the boat house for your use.  
- Front porch and back deck with propane grill. 
- Hammock, rope swing, and outdoor fire pit. 
- Custom built playhouse with swings and climbing wall.

in the Vineyard, and the Bluemount Concert series.   
- Treasure trove of Civil War history in Frederickburg, Manassas and 
other nearby locations. 
- 45 minutes from Richmond, Charlottesville or Fredericksburg

Vacation Rental Rates

Weekly Rentals only from Memorial Day to Labor Day.  Weekend Rentals 
are available at other times. 
     $975.00/week (seven nights, Sunday to Sunday), Holidays are extra.  
     $400/weekend (two nights), Holidays are extra. 
      
Off season rates are available.  Please inquire as to monthly rates 
and other rental periods such as Monday to Friday. 
 
Until confirmed, rates are subject to change without notice. 
Security deposit is $500 for weekly rentals. 
 
Reservations & Payment: 
Upon making your reservation, an advanced rental payment equal to 50% 
of the rent is required within two weeks to confirm your reservation.  
The final balance payment must be made no later than 30 days prior to 
your arrival date.    
 
If you are interested in reserving this property, call or email me as 
indicated above and I will put you in contact with my licensed 
property manager/realtor who will conveniently accept your reservation, 
collect your deposit, handle key exchange and cleaning (which is 
included in the rental price), and address any issues during your 
rental stay.   
 
The reservations filled quickly last year and the house 
was rented all Summer, so get your reservation in early.  
*Come enjoy our house at Lake Anna . . .  we love it ! We just don't 
get there enough !!  
 
Check In/Out: 
Check in is between 3:00 and 5:00 PM on Sundays for weekly rentals.   
Check out is no later than 11:00 am on your date of departure. 
Guest checkout duties should be completed and home keys and rental 
items returned as directed.
