Vacation Rental Description

PROPERTY...
	...There is a half acre of fun situated at the end of a cul-de-sac on
some great water (6 feet deep off dock), with a sandy beach as well,
in a large cove at the entrance to Lizard Creek just a minute from the
main lake.  The circular driveway has lots of parking for your cars
(we usually bring five) as well as your boat trailers, two minutes
from the community boat ramp.   2400+ sq.ft of ranch house, 5 BRs/3
baths, dual zone heat/ac (one electric, one gas); large kitchen with a
13' breakfast bar and 6 stools; dining area w/ table that seats 10
more, fireplace; den/rec rm with a pool/ping pong table, queen sleeper
sofa: sun room with a bumper pool/game table; four TVs total
throughout the house with satellite receivers & VCR/DVD; 400 sq. ft of
decking with an 8 person spa; 650 sq ft of swim docks lakeside, a
covered boat house with lifts for your boat and jet ski, deep water
well (county water due soon).  

BEDS:...
	...Here are your sleeping accommodations.  Five  bedrooms and the
family room will accommodate a total of 17 people.  Occasionally we
will allow more folks on cots, etc., if we know about it ahead of time.

Vacation Rental Amenities

INDOOR FUN....(for those rainy days...GOD Forbid!... or after dark)
	....let's see, we'll start with the 9' pool table, a bumper pool
table, ping pong table, electronic dart board, ...games, games and
more games (Yahtzee, Rummikub, Risk, Scrabble,...(complete with the
approved, official, WSA dictionary (yes,there is an officially
sanctioned book), Trivial Pursuit, Dominos, Racko, Battleship,
Sequence, Cards (poker, bridge, pinnacle, Old Maid, UNO), Chess,
Checkers, Monopoly, Scene It,  and jigsaw puzzles), and of course
there is the satellite TV...156 channels, DVD/VCR with lots of family
titles in stock or bring your own favorites  ...and when all else
fails, sit around and TALK, ...tell stories, reminisce, tell jokes,
laugh, get to know one another again!!!  It can really be a hoot!

OUTDOOR FUN...(WATER, WATER, and more WATER...!!!)
	...That's why you came 'ain't it'?  Approx. 200 feet of shoreline with a
sandy swimming area, a huge swim dock with patio table & chairs,
umbrella, basketball hoops (full size and Little Tykes), & still room
to lay out and tan as well.  Inner-tubes and other 'floatees', a boat
lift to hold 'Mr. Ski' or 'Mr. Bass', and enough left over dock space
to tie up two more boats, a lift for the PWC (or you can run it up on
the sandy beach if you like), 4-man (oops, ... 4 person) paddle boat,
and a canoe, all the life vests you will ever need whether you are 2
yrs old or a tad on the heavy side like me (I call it dbl extra
chubby), ...deck chairs galore, tables w/umbrellas (for lunch by the
lake or on the deck), air compressor for the 'inflate-ables', holders
for the rod and reel, a license so you can fish off the dock,
live-well holding tank right in the lake for all those 'things' you
catch, lights so you can do it all after dark, and a bonfire pit
(gotta love those toasted marshmallows or SMORES) and that is just at
the water's edge!!!

	...come up towards the cottage about 100 feet (no stairs required by
the way) and you will find the horseshoe pits, volleyball / badminton
court, basketball hoop, croquet space (we have all the equipment ...as
well as footballs, soccer balls, beach balls, Frisbees),  a Hammock
for 2 (my personal favorite form of exercise), 3 person padded swing
w/awning, (daughter number one's favorite parking space), picnic
table, a spacious deck w/ dining suite/umbrella, deluxe gas barbecue
grill for those experts in the art of burning meat, (or use the
charcoal one), more chairs for reading or just enjoying the sun, tiki
torches and citronella candles to keep the bugs away at night, and...
oh yeah, ...the 8 person SPA (my other favorite
form of exercise!!!)....after all, you need to take care of all those
aches and pains you got from using everything else you have read about.

...sound like a lot?  Did I mention there is golf & tennis within 30
minutes, ...bicycle riding, great running routes, and easy walking,
all right within the Wildwood Subdivision, so if you are one of those
'gotta exercise' types ...(refer back to my two favorite sports), you
can do it all in a safe and secure environment.

Activities and Attractions

We list our property as pet free but we will entertain families
bringing a dog if they will agree to our pet addendum which we will be
happy to send to you.

Vacation Rental Rates

Ok, some explanations of our Sun - Sat rental procedures.  If you have
rented other 'weekly' periods here at the lake you know that just
about every place has a 4 PM check-in and a 10 AM check out the
following week whether it is sun-sun, sat-sat or whatever.  You also
know that really means you don't get to enjoy the place the day you
arrive or the day you leave, since you are so busy moving in that
first night, unpacking, getting boats in the water, etc... and the
last day all you have time to do is clean and pack up before you
leave.  So you really only get 6 days on the water.

Our Sunday check-in at 1PM is designed to give you time to get to the
lake from where ever you live, unpack, and still get some time on the
water, either swimming, boating or whatever.  Our Saturday 1 PM check
out time is designed for the same concept.  Get up and pack, but then
have some time for that last trip around the lake by boat or those
last few hours soaking up the sun.  You get to use the place all 7
days.  Additionally, it means you have a weekend day to get ready to
come to the lake and a weekend day to clean up when you get back
home....and recover!!!

The intervening 24 hr period then gives us time to come get the place
ready for the next set of guests, clean the place thoroughly, do what
repairs are needed, etc.  We have found it works out better for
both parties, gives our cleaning teams more flexibility, which allows
us to keep the price a little lower.  But we are strict about the 1 pm
check out.  Late checkouts have required us to reschedule cleaning
teams.  That usually means additional charges and those charges will
be passed along to the rentor.

Our weekends or daily rates work much the same way with check-in and
check out at 1 PM, whether it is two or three days, fri-sun, sat-mon,
or fri-mon...we have been known to allow either late check out or
early check in if there are no conflicting schedules.

2008 Rates (U.S.Dollars): (10% discount for Active Duty/Retired
Military)

High Season (1 May - 15 Sep):	
$350/day (1PM-1PM),  $2000 /week  (Sun 1PM - Sat 1PM)
	
Low Season 16 Sep - 30 Apr):
$300/day (1 PM-1PM),  $1500 /week (Sun 1PM - Sat 1PM)

-     $80	Cleaning Fee (required).

-     $40	linen service fee (if linen requested)

-     7% 	sales tax on all the above

-   $300 	refundable damage deposit (mandatory)...(applies to both
daily or weekly rental)
-   
-   $300	 refundable boat security/damage deposit (required if using
any of our boats...canoe, paddle)
-  Pontoon boat available for rent as well
