Please be advised my homes are small and may not be suitable for those with physical disabilities.  They do not have ramps or walk-in showers and cannot readily accommodate handicap equipment. 

About The Location And Management Of The Property:

Please be assured I am the sole owner of my properties which I purchased over 8 years ago.     I selected Charlotte County based on research and government published facts that the air quality exceeds national standards (a pleasure to breath) low crime rates, and a low-density population..   I have found the local residents to be courteous and friendly and the traffic more than tolerable.

I am personally available for any problems which might arise as is my staff of qualified technicians.  Having recently retired from over 30 years in law enforcement, I feel my integrity and commitment speak for themselves.  I hope to be able to make your stay in Florida extremely pleasant.

HOW TO PROCEED WITH A RENTAL

Once you have completed your review of the properties listed and have decided this is the home you wish to rent, then please do respond to the ad.  I will send you an application which will lead to a lease, payment and then you are registered to rent the house.  The terms and conditions are clearly stated with rock bottom pricing.  Ready to rent?  Then I hope to hear from you soon as this home will not last long on the market.

Responsible use of utilities is included as well as a very full satellite program including movie channels, HBO, Starz and Showtime.

Phone service and internet are not included but the home is wired and if you choose, you can arrange with the local carrier (Century Link) for temporary service.  There is a library within 5 mins which has public computers or free WiFi for your laptop.

Upon arrival you will find the home supplied with facial tissue, toilet tissue, paper towels, garbage bags, laundry detergent, general cleaning product, and a fresh bar of soap to ease your transition after your journey.  You will not find this at other rental homes! 

According to CNN Money 09.02.09, Port Charlotte is the #1 city to retire to in the USA.  And now again in Oct 2011 Port Charlotte remains a top pick for retirement.  They cite a population of 48,000, 44% over the age of 50, top notch medical facilities and a cultural center which offers year round classes in just about everything.  Come and see what the excitement is all about!

Located minutes from Charlotte Harbor and the Gulf Coast - boasts
some of the best fishing in the State of Florida and then some.

The August thru October offshore fishing action includes:
Red Fish, Spanish Mackerel, King Mackerel, Permit, Shark (Hammerhead, Lemon, Blacktip, Nurse, Reef), Mangrove Snapper, Dolphin, Gag Grouper -highly sought after (25-50 miles), Red Grouper (25 miles or so)

There are numerous fishing charters to get you to your destination.

Winter months - enjoy the best Tarpon fishing off Boca Grande (25
minutes away) as featured on many popular TV fishing shows.

You will find 28 marinas locally, 13 boat ramps some with
recreational areas offering kayak or canoe rentals, picnic and
playgrounds, and 16 fishing piers. Boat rentals are also available.

picnic areas, a game preserve offering fishing, hunting, frogging and
camping. Eco Tours has swamp buggy trips thru old Florida. There

tour on the Blue Way Trail. There are 15 public beaches located
along the 12.5 miles of the Gulf coast. One is less than 10 minutes
from home.

Half balance due with signed lease. Balance due by Oct 1 unless otherwise directed as time permits with your reservation. 

There may be a $300 deposit to hold the listing while the lease is being prepared and signed.  The $300 will be applied to the total of the lease.  Should you change your mind prior to contract, this fee is not refundable.  This does not apply in all cases.

Payment by money order, cashier's check. Personal check must clear prior to occupancy.
PayPal + their 3% fee for the total
Stays require the following charges:
$90-120 exit cleaning fee for normal cleaning

50% refund of monies paid if cancellation prior to October 1st.

Rates are based on two-person occupancy.  Approved guests (prior to lease signing) may incur an additional charge.

Rates include satellite TV, responsible use of utilities (water and electric) Overages may become the responsibility of the tenant.
