Our Kona Bali Kai 2 Bedroom/2 Bathroom with Full Width Lanai Condominium is DIRECT OCEAN FRONT with an underhand rock toss to the sea wall. You can't get any closer and stay dry. If you want DIRECT Ocean Front, DIRECTLY in front of the most popular Island surf break in a TOTALLY remodeled unit at a reasonable price you have found it.

Our late 2010 purchased condo underwent a complete (demo'd to block walls and rebuilt over a 3 month period) $75,000 remodel with the work managed by the retired Project Manager Owner. New custom cherry cabinets in Kitchen/Baths, Matching Granite slab counters, new front walkway windows and rear Lanai sliders, new custom tiled showers (Master bath w/ glass block enclosure), new patterned floor tile in Greatroom/lanai, new bedroom rugs, new (2013) Samsung 40' flat panel High def. TV and Blue Ray player. Quality Casablanca Fans in each major room and 12,000 BTU AC unit. We also provide free long distance calls to the Mainland US/Canada and free Wifi.

The famous (site of frequent competitions) Banyan Surf Break is again DIRECTLY in front of our unit so you'll enjoy watching the surfers while relaxing on the lanai. Our unit is on the convenient 3rd building level with free ground level parking and no steps to unit with use of the elevator.

The Living Room and Master Bedroom each utilize floor to ceiling sliders accessing the spacious ocean front lanai. The new sliders are double glass so you can control the ocean surf noise level in the condo by opening or shutting the doors. Custom shoji type silhouette sliding glass panels (Unique to Kona Bali Kai) separate the Greatroom from the MBR.

The accessible coastline in front of Kona Bali Kai has tide pools and sandy areas - perfect for poking around on a lazy afternoon. Free propane fired outdoor barbeques are available for guests and a turtle (Hono) visitor or two is a frequent sight.

Condo square footing including lanai is about 1,000'. You will notice VRBO adds for KBK 2BR units show

different sizes. All 2 BR KBK units are the same size to my knowledge! The interior is just over 800' and the full width lanai is about 200 square feet.

White Sands County Park is 1 mile south, Kahaluu snorkeling beach/bay is 2 miles south and there is a great small hidden beach a short walk away I'll tell you about in my client letter upon booking.

We live nearby (1 mile) at an ocean view condo which we managed as a vacation rental for 10 years before retiring and moving to Kona. We understand how important our guests vacation time is and do our utmost to provide a positive experience. We provide a detailed 16 page guest letter to our clients listing our favorite guide book and information on a host of our favorite beaches, day hikes and snorkel spots to help you with your vacation planning.

There is a Concierge available in the Kona Bali Kai lobby to help you with commercial excursions like Luau's, etc.

Sharon is a part time commercial artist specializing in tropical flower water colors. You will enjoy several examples of her paintings in the condo.

Master Bedroom has a full size king bed with nightstands and chest of drawers; 2nd BR has a queen bed with nightstands, dresser and 26' LCD TV.

If unit 305 is booked check out our sister condo @ Kona Bali Kai unit 219. Its listed under Unit 219 is just like 305 except a reverse layout and located 1 level below + a few units to the north of unit 305. Unit 219 welcomed our first client in Dec. 2013 after completion of an $80K+ full remodel.

Cleaning $100 + Tax
Initial deposit will be about 25% of total ($400 minimum) and is normally paid by credit card. Final payment will be due 60 days before arrival. If final payment is paid by card add 2.5% for domestic reservations and 3.5% for foreign reservations to cover owners cost of card expenses. No card fee for initial deposit as I use Card info in lieu of a security/damage deposit.
Cleaning fee is waived for stays of 2 weeks or longer.
Often savings for if you book next to an existing booking (Ask).
For 2014 save 20%/nite when booking gaps of 1 to 5 nites, 1 nite free for booking 6 to 14 nite gaps.
6 night minimum stay is usually waived when booking next to an existing booking.
Exact calendar dates for Holidays are flexible; nights over 10 will be at seasonal rates.

Everything and more!!

We had the pleasure of staying in this unit in July. It was everything that was advertised both in writing and in the photos and then some! Very clean and well appointed unit. Hit Costco and you are set! We lacked for nothing. The beds were amazing, the view worth a million dollars, the unit is quiet and well laid out, and the grounds are meticulously kept. Security was very helpful and always friendly. Lynn's client letter ( more like a small book) was super helpful in aquainting us with the area and "not to miss" sights and excursions! Thank you Lynn for being so easy to communicate with! 305 is located centrally to all parts of the island and travel in a rental car from Kona Bali Kai to anywhere else was easy! Covered parking was a great help in keeping the car cool during the hottest parts of the day! We aim to return and will recommend this unit, or any other unit that Lynn and Sharon have their name attached to, anytime!

Loved the Lanai

This condo is as great as the pictures make it look, and pretty much everything in the unit is new. Our favorite part of it all was just sitting on the lanai, reading and watching surfers. The ocean in literally 30 feet from the building, and there was always a constant stream of surfers hitting the break. We made multiple meals in the big kitchen, enjoyed some TV at night, and went to the various smaller beaches nearby during the day. Everything in the unit is in great shape (except our one complaint is that the mattress in the master suite is worn/uncomfortable and should be updated to match the rest of the condo).

Recommended for: adventure seekers, age 55+, families with young children, girls getaway, sight seeing, romantic getaway

One of our huge pluses, as a vacation rental owner, is we live on island and can normally respond to the rare issue in a few minutes. When on island (80% of the time) we also do our own turnovers to insure unit cleanliness and quality before client
Per follow-up emails we understand you found the MBR bed not to your liking and assumed it was "old" but never actually looked @ it. (The mattress is encased in a special zippered liner and a quality mattress pad is placed on top of the mattress).
The MBR King Bed Mattress & frame was purchased new just over 3 years ago when the condo was remodeled and appears "as new" to us. All bedding was replaced about 2 months ago. We have had numerous positive comments on the beds purchased but on the flip side we certainly understand individuals have widely varying desires for a given beds characteristics. To adjust comfort level a "topper" can be purchased for about $100.
Please consider contacting the owner (especially when the owner is local) when traveling to determine if we can assist you during your stay. We know how important vacations are to our valuable clients and do our best to provide a 5 star vacation

Kona Bali Kai

We enjoyed our stay at the Kona Bali Kai on the Big Island. The condo was very clean and newly remodeled. The view was fantastic as we could watch surfers from our balcony while dining.

During low tides you can see turtles, eels, crabs and other marine life as if it was an aquarium.

You will require a rental car as the condo is about 3 miles from downtown Kailua and of course other activities on the Island.

The information provided by the owners is very comprehensive and helpful.

We would recommend this condo to anyone interested in staying on the Big Island, especially those who like to cook meals in.

One other treat - Da Poke Shack is located on the property, which is one of the local treasures everyone should try.

His response was: Lynn, your trip sounds great! I'm just a bit stingy with my reviews and seldom give anything a 10 or 5 or whatever the top rating is. I figure once you reach perfection where do you go from there? In my opinion there is not much that can be improved with your condo". So I guess 25, 5 star reviews and 1, 4 star review is still highly positive??
