Vacation Rental Description

queen size bed in guest room, futon couch for 1 person or 2 children 
in middle BR/office. This is where the DSL internet hookup/desk is).
The beds are comfortable American-made beds with great pillows and 
linens.  All 3 bedrooms are on the second floor. 
·First Floor: combo living/dining/kitchen/Powder room
·Living Room: stereo system, television with dvd/vhs combo player & 
videos 
·Internet phone – free calls to the USA, Canada, most of Europe
·Local land-line phone 
·High speed DSL internet connection for renter’s laptop 
·Mexican cable television provided; U.S. Cable television available 
·Kitchen amenities: We like to cook! Kitchen is fully stocked with 
 dishwasher, fridge, microwave, toaster oven, coffee maker, coffee 
 grinder, blender, bottled-water dispenser, all pots, pans, dishes, 
 glassware, silverware 
·Washing machine/dryer on back terrace 
·Great 360° view of San Miguel, includes Parrochia and San Miguel 
 Centro from the roof terrace 
·Maid service two afternoons a week.

Vacation Rental Amenities

3 BR - 3 1/2 baths – 1600 square feet (each BR has private bath)
All bedrooms upstairs, kitchen/living area downstairs
Located 1.2 miles from El Centro (Jardin) in Colonia Santa Julia 
Colonia Santa Julia has a great mix of neighbors: Mexican, American, 
Canadian, European. Rent a home where the residents of San Miguel 
live! 
·Bus service into Centro (the Santa Julia bus) two blocks away (no 
bus fumes on our calle!). Easy walk from the house to Centro and 
back. Taxis are 20 pesos (about $2 U.S.) flat rate every daytime 
trip, $3 at night. 

Vacation Rental Rates

$1,000/month (30 nights); $300 refundable security 
deposit. Long-term rental (more than 4 months) requires $500 refundable deposit.
Rent includes taxes but not household gas usage (approximately 
$15/wk, depending on how much hot water and gas oven is used).
Also, any electricity charges over 500 pesos a month will be charged 
to the renters.  Our personal usage (and we cook a LOT and do laundry 
here) is 500 pesos a month.
Payable by check or Paypal (fee may apply). If staying one week, gas 
cost is waived.  Standard vacation rental contract must be signed. 
This is not a slapdash rental house.  It is our home six months of each 
year and we like luxury! We are not looking to make money on renting our 
second home – we just want to cover our costs during the 
months we live in Austin, Texas.

*Heloc – an old Aztec word we discovered that means “Home Equity Line 
of Credit.”
