-- FIRST FLOOR: Combo living/dining/kitchen/Powder room
- Living Room: stereo system, cable television with dvd/vhs combo player & many videos & cds and IPod dock.
-Kitchen amenities: We like to cook! Kitchen is fully stocked with dishwasher, fridge, microwave, toaster oven, coffee maker, coffee grinder,blender, bottled-water dispenser, all pots, pans, dishes, glassware, silverware.

-Large plant filled side patio with outdoor dining, seating and a Webber gas grill. Secure place for pets to wander.
-Washing machine/dryer on back terrace

-- SECOND FLOOR: 2 bedrooms, each with private bath (King-size bed in master BR, queen-size bed in guest room). Beds are comfortable American-made beds with great pillows and linens. Ceiling fans in both bedrooms, 2 hair dryers. Master bath has twin sinks and bathtub/shower combo.

Also an office on second floor, between the bedrooms.  Two desks.  Housewide wireless internet for your laptop, pda or IPhone/Blackberry.  Office also has a private bath and ceiling fan.

-- ROOF: Lovely 360-degree view of San Miguel, includes views of La Parrochia and San Miguel Centro from the large roof terrace, dining and seating areas, hammock, clay chimnea and many flowering plants.

-- Internet phone - free calls to the USA, Canada, most of Europe (although there are extra charges to cell phones in Europe)

-- High speed DSL internet connection, wireless enabled for your laptop or pda.

-- Mexicanbasic cable television inluded. English language channels available for an  additional fee. Many dvds of movies, also cds.
-- Rent includes maid service two afternoons a week. ( Maid tips not included in rental fee)

Located on a corner lot, 1.2 miles from El Centro (Jardin) in Colonia Santa Julia
Colonia Santa Julia has a great mix of neighbors: Mexican, American,Canadian, European. Rent a home where the residents of San Miguel live!

-English speaking property manager on call 24 hours a day, and will stock groceries and bar for an additional fee

-Secure off street parking
-Bus service into Centro (the Santa Julia bus) three blocks away (no bus fumes on our calle!). Easy walk from the house to Centro and back. Taxis are 25 pesos (about $2 U.S.) flat rate every daytime trip, 30 pesos at night.

- This is typical San Miguel house and as with most private homes in San Miguel there is  NO central heat or air conditioning. Only restaurants and hotels have heat and ac in San Miguel. We have rolling propane heaters, one for upstairs and one for downstairs, a down blanket, flannel sheets and an electric blanket for winter months. The upstairs rooms have ceiling fans and the entire house has wide French doors and windows for summer cross breezes. If you require central heat and air this is not the house for you.

- Throughout Mexico tap water can be of questionable quality. Purified bottled water is available, please drink and cook only with  bottled water and not water from the tap.

Activities and attractions abound!

San Miguel is known as festival central in Mexico, with parades, fiestas and celebrations just about every month of the year. This area is a photographer's dream!

The area boasts several language, art and photography schools, writers, painters and crafters workshops and more. Email the owners for details.

One week minimum stay plus $300 security deposit required.

Regular rates by the week for 1-2 people

$600 - $800 per week.

$1,200 - $1,400 month (based on 28 nights)

$75 - $125 per person per night for extra nights after a one week rental

Pets welcome. Smoking is not permitted inside the house.

$300 refundable security deposit for up to one month rental, $500 for longer term rentals. Additonal pet fee of $100 per pet. Full rental amount due 30 days prior to rental. 

The security deposit is due with the signed rental agreement  Full rental amount due 30 days prior to rental. Upon property inspection,  if there are no damages or excessive phone or utilities charges, deposit will be returned minus household gas usage, approximately $15/wk, depending on how much hot water and gas oven is used. Tips for the maid are not included in the rental fee.

Standard vacation rental contract must be signed.
This is not a slapdash rental house. It is our home part of the year and we like luxury!
