and vaulted ceilings.  This is a one level floor plan which opens up 
to a great room with a huge wood beam.  The living room has a 
beautiful stone fireplace, cozy setting with vaulted ceilings, which 
opens up to the kitchen and dining area.  The dining area has

from the dining area where you will find a gas barbecue, table, and

June 15 - September 14 (4 night minimum, some exceptions)

Fall/Spring........................................$150/night
September 15-December 19 & Jan. 3-June 14 (Rent 3 night get 4th free)

Thanksgiving.......................................$200/night
(3-5 night minimum)

Christmas..........................................$200/night
Dec 20-25(5 night minimum)

New Years..........................................$200/night
Dec 26-Jan 2 (5 night minimum)

Spring Break.......................................$200/night
(4 night minimum, some exceptions)

$250 security deposit and one night's rate to make reservation.
Balance due 4 weeks prior to first night's stay

8% Deschutes County Tax Certificate #119

Cancellations & Changes:
Cancellations or changes made more then 45 days in advance will 
receive a full refund less cancellation fee of $40.  Cancellations 
or changes made between 30 to 45 days in advance forfeit an amount 
equal to one night's stay. Cancellations or changes made less then 
30 days in advance forfeit the full amount paid unless is able to be 
re-rented for the same number of nights minus a cancellation fee.  
The owner agrees to promptly refund the security deposit within 30 
days after the departure date, providing there is no damage, missing 
items, or excessive cleaning of home or hot tub.

We make every effort to fill your cancellation dates and move your 
reservation to a new date within a comparable season. If we are 
successful you will only be charged a change fee of $30 and the 
difference (if any) between your cancelled booking and the new 
replacement booking.  A fee of $55 will be charged for all checks 
returned due to insufficient funds.

Occupancy & Events:

Deschutes County Code 5.12.020 requires that the number of people in 
total does not exceed the maximum overnight occupancy of 8 
(children under five years of age are not considered occupants).  
Guest agrees to house only the persons listed in the rental 
agreement.  Sleeping on the floor or any other area that is not 
designated as a sleeping area is not allowed. Guest shall not have 
parties or other special events that will cause the number of people 
to exceed 8 persons maximum without approval and prior consent by 
owner.  At owner's discrection, small groups may be allowed for an 
additional facility rental fee and per guest coverage charge.  Guest 
will forfeit security deposit for any unscheduled events exceeding 
the 8 persons listed in the rental agreement.  Guest shall not 
assign this agreementor sublet all or any portion of the premises to 
any other person or persons.  Camping in tents, on decks, on patios, 
in RV's or campers on the premises is prohibited.

Parking:
Parking is allowed in the garage and driveway only.

Age Requirement and Responsibilities:

The primary registered guest on the Rental Agreement must be at 
least 25 years of age and must be staying at the rental for the 
entire length of stay.
