Vacation Rental Description

This is a unique property with two very clean homes that share 
50 feet of water frontage on the west side of Higgins Lake!

Both homes have been completely updated. The main house is 
directly on the water with a large enclosed sun room that has
three lazy boy chairs. This is an excellent place to enjoy the
beautiful lake view! 

The guest cabin is on the side of the main house. Both have direct 
access to the lake. We never rent both places to two different 
renters on the same week.
 
Main house is approx. 1,800 SF, Guest cabin is approx. 750 SF.

Recently, both places have been completely updated and furnished to 
include everything you could possibly need. 

Main home has a updated kitchen with new appliances, (2)new full 
bathrooms, new carpet, new ceramic flooring, new roof and windows. 

Guest cabin has new flooring throughout both ceramic and carpet. 
Also a new large ceramic 4x4 shower, new bath, new kitchen counter 
new roof and windows. 

Main Home has (3) bedrooms:
-Master: queen size bed (TV/VHS)and full bath
-Other 2 rooms: (2) twin size beds and (1) full. 
Large living room with pull out sofa bed, an attached 
and enclosed sun room with 
A total of (4) lazy boy chairs to enjoy the beautiful view! 
Living room has (1) large TV with DVD/VHS player.

Guest Cabin has (2) bedrooms:
-Both have queen size beds, there is also a pull out sofa bed
that can sleep 2. The cabin can sleep up to (6) people.
(1) 20" TV/cable/DVD player.

Everything you will need to enjoy your self has been supplied.
We supply (1) set of sheets for each bed and bath towels.
We ask that you bring your own beach towels.

Washer and Dryer are only available in the main house.

NO SMOKING OR PETS ARE ALLOWED ON THE PROPERTY.

Vacation Rental Amenities

Private 50' waterfront and 300' deep lot, 100 foot boat dock, 
paddle boat, picnic table, fire pit, lounge chairs, charcoal 
grill are all there for your personal use. 

Beautiful spot on lake with a sandy bottom and clear water. 
Excellent spot for swimming and water fun! You can go out approx. 
300-400 feet and you are only in 3-4 ft of water. 

Many renters bring their own boats and either tie up to our dock 
or use our permanent boat mooring. 

We have a boat ramp at the end of our street for your use.

When leaving we ask that you leave the place the way you found it. 

Make sure to take all of your personal belongings, keep the place 
clean. Collect all trash and put in bags then place in outside 
garbage bin on the street. Cleaning supplies and vacumm are 
furnished. 

If you are not able to clean, we have a cleaning service that 
performs basic cleaning for a $100.00 fee for the main house and 
$60.00 fee for the guest cabin. They basically vacuum, dust and 
clean bathrooms. 

If more extensive cleaning is needed they will charge accordingly. 

Treat the place as if it were your own, keep it clean that way we 
can have you back again next season. 

WE ARE ONLY LOOKING FOR ABOUT (6-7) GOOD REGULAR SEASONAL 
REPEAT RENTERS. OUR GOAL WILL BE REACHED RATHER QUICKLY.
THIS IS WHY IT IS IMPORTANT TO BOOK YOUR WEEK EARLY!!!

Activities and Attractions

We are located in a great spot, walking distance to a 
grocery store, hardware store, boat marina & antique gift shop.

We are located within a (10) minute drive from both the 
Higgins Lake South State Park and also a few great places to eat.   

Vacation Rental Rates

Rental period from Saturday-Saturday.
Check in time: 2:30 PM
Chech out time: 10:30 AM

EARLY BIRD 2008 RENTAL RATES 
Save money by booking early, rates can change at any time.

PLEASE MAKE NOTE THAT WE ONLY RENT FROM APRIL THRU OCTOBER
SEASONAL RENTAL ONLY

April/May/Sept/Oct
Main house: $ 1,600.00 per week
Cabin:      $   800.00 per week

June/July/August
Main house: $ 2,500.00 per week
Cabin:      $ 1,200.00 per week

Security Deposit
Main house: $ 900.00
Cabin:      $ 400.00

 

With a Good Faith Deposit of 50% of your rental fee, this will hold 
your desired week. 

Take advantage of renting for (2) consecutive weeks and receive a 
5% discount on that 2nd week rental rate. Many rent both places. 

The balance of your rental fee and security deposit are due 
(30) days before occupancy. 
No rentals are permitted to anyone under 21 years of age.

Cancellation Policy
No refunds will be issued for any reason including any early 
departures, weather conditions, or emergencies.

If for what ever reason you are not able to fulfill your commitment 
and we are able to reschedule your reserved vacation week for that 
summer season, we will do so applying 100% of your rental fee paid 
that will be forwarded to that week. If we are not able to 
reschedule based on availability, no rental fees paid will be 
refunded and only your security deposit if already paid will be 
100% refunded.

Rescheduling initial reservations can only be changed (1) time.
