Luxury, recently refurbished executive villa, near to Disney in Davenport

Located on the established residential community of Westridge,
just off Hwy 27 and situated less than 15 minutes from Disney World,
our subdivision has its own communal area with a swimming pool,
cabana, basketball court, floodlit tennis court, hockey court and a
children's play area. There are at least three 18 hole golf courses
within a 5-minute drive from the villa.

After a hectic and exciting day in the Florida theme parks and other
attractions, where better to unwind and relax than in your very own
private luxury home. On arrival forget key collection just tap in
the code to open the keybox situated next to the front door.

Our luxury, fully air conditioned, villa has 4 bedrooms and 3
bathrooms. As well as cooling during the hot summer months the air
conditioning can be used to heat the villa during the cooler winter
periods. You can enjoy your own south facing private screened
swimming pool and separate spa (both with optional heating for the
cooler months) and covered patio/lanai. For your children’s safety,
there are pool alarms on all the patio doors giving access onto the
lanai to alert you if your child tries to access the pool area.
Luxury padded Patio furniture is included, with recliners, chairs
and a table, along with a gas BBQ for all your al-fresco dining.
There is also a ceiling fan outdoors under the lanai which will help
to keep you cool on those extra hot days.

The villa is wheelchair friendly having wide doors and situated on
one level.

The entrance foyer leads into the first of two comfortable living
rooms. This first sitting room is spacious and has double patio
doors that lead to the large covered patio/lanai and pool.

The main living room(The Great Room) is larger and tastefully
decorated to a high standard, allowing you to sit back and relax in
pleasant surroundings. It is equipped with a large (32")TV with
cable channels and combl DVD/VCR. There is a selection of film
DVD’s and music CD’s for your enjoyment. A small library of books
and some family games are provided for those quieter evenings. This
room also has triple patio doors that lead out to the screened pool
and patio area.

The formal dining room leads off from the first living room and is
adjacent to the kitchen. The Nook is a smaller dining area with a
circular 4 seater table next to the kitchen, and overlooks the pool
area. There are bar stools at the breakfast bar too, to give you
more choice of where you dine.

A telephone, with answerphone, is conveniently situated on the
breakfast bar which separates the living room from the kitchen.
Free local calls are inclusive whilst long distance calls can be
made via a phone card purchased at the nearby supermarket.

The kitchen comes fully equipped with modern appliances, a full
sized cooker and hob, built in microwave oven, dishwasher and a
large side by side fridge/freezer with ice making facilities.
Smaller appliances include a kettle, toaster, blender, coffee
maker and hand mixer. Crockery, cutlery, cooking utensils and a
host of other kitchen gadgets are supplied to ensure that there is
everything you need for your cooking and dining requirements.
Plastic plates and glasses are provided for when sitting around the
pool .


A Utility Room, where you will find a washer and tumble dryer, is
situated between the kitchen and the garage. Also stored here is an
ironing board and vacuum cleaner for your use.

The floodlit pool (26ft x 13ft) with optional gas heating, slopes
from 3ft to 6ft deep and, whilst steps lead into the water at the
shallow end, the deeper end incorporates an underwater seat for you
to relax in the sunshine. You can also make use of the outdoor spa
jacuzzi situated alongside the pool. There is direct access from
the pool to a bathroom and shower.

The villa has 2 Master Suites each of which has an en-suite
bathroom. The first master bedroom has a beautiful king sized bed,
remote controlled television/DVD/VHS recorder, alarm clock radio and
a ceiling fan. This room has
patio doors that lead you directly out onto the lanai and pool
area. There is a large built-in wardrobe providing you with all the
space you need. The en-suite has a large walk in shower, a separate
bath and his & hers vanity basins. The second Master Suite, with
external alarmed access leading onto the pool side, has a queen size
bed, a large built-in wardrobe, side tables with reading lights, a
second TV and VHS recorder, alarm clock radio, and en-suite
facilities.

Bedroom three is a twin bedded themed kids room and has a TV with
cable
channels. There is a PS 2 Play Station with a selection of games in
this bedroom. However, there is also alternative bed linen for the
not-so-young at heart.

Bedroom four is a twin bedded room and has a TV/DVD with cable
channels. The two bedrooms are separated by a third bathroom with a
vanity unit, hairdryer and bath with overhead shower.

All bed linen and towels are provided.

At certain times of the year this is our home and we therefore take
an extra pride in its maintenance, decor and general condition. To
this end we employ a nearby Management Company to look after the day
to day running of the property, they are only a free telephone call
away and are there to help you and to ensure that everything is in
order.

selection of restaurants and shopping malls.

For the golfers amongst you there are more than 25 championship golf
courses close by, the nearest is Highlands Reserve, less than 5 mins
