The Pioneer House is located on Pioneer Trail close to Heavenly Ski Resort and the Casinos. This home is located on over an acre of land and has a very large fenced in private back yard. Your group can walk across the street to lots of hiking trails. This home has everything you need for a fun vacation in South Lake Tahoe.

Handicap Access
This home is fairly accessible for those with limited mobility since there is one bedroom and one bathroom on the main level. The main entrance has 5 steps to enter the home. Once you are on the main level, there is a living room area, TV, kitchen, dining area, BBQ, and a deck with picnic tables. The living room is a sunken living room with 2 steps.  

Layout
You walk in through the front door and you will be in the mud room with racks for shoes and coat hangers. You will continue into the house and on the right is a piano (recently tuned by a South Lake Tahoe professional piano tuner) and on the left is the sunken living room with couches and large TV with cable. You pass the sunken living room and enter the dining area with seating for 16 people and then there is another door that leads out onto the large deck with a BBQ. When you enter the front door and continue inside there is a breakfast table for seating for 6 people and a large open kitchen. Off of the kitchen is a pantry with the washer and dryer, computer with internet, iron, and ironing board. If you walk down the hallway there is a door that leads into the master suite with a TV, king bed, and ensuite bathroom with jacuzzi tub and separate shower.

From the kitchen, there is a set of stairs that leads upstairs. Upstairs are 3 bedrooms all with queen beds and a bathroom with shower/tub. From the kitchen, you can walk through a door which leads down into the garage and separate entrance to the house. In the 2 car garage, you will find an extra fridge and a ping pong table.

There are two ways to enter the lower level. From the outside of the house or there is a small circular staircase that leads into the lower level from the upstairs. The lower level has a foosball table and a bathroom with shower near the entrance. Continue into the lower level and there is a TV, pool table, shuffleboard table and couches. On the left is a bedroom with a queen bed and an ensuite bathroom with a shower. The second door on the left has a large bedroom with two sets of bunk beds. The large level fenced in back yard is beautiful. There is a volleyball net, tetherball set, new hot tub (purchased October 2010)  and a swing. It is great for playing games or playing in the snow. On the side of the house is slight hill which is nice for sledding.

Viewings/Showings
I love when guests are able to stop by and view the home. I live in San Francisco but I drive up to Tahoe once a week to bring supplies, fix things, monitor construction projects in the home, etc. You can call me on my cell phone and arrange a time to view the home. I am only able to give tours when the homes are empty as I am sure you would not want guests viewing the home when you are occupying the house.

Snow Removal
I have a company that plows the driveway when there is more than 5 inches of snow. Remember to bring chains when traveling in the Sierras and bring extra food and water in your car. This home has a gradually sloping driveway.

Vacation Rental by Owner
My name is Charles Seidel and I am the owner of this vacation rental home in South Lake Tahoe. If you are looking to rent a home in Tahoe, I recommend finding a private owner instead of using one of the agencies. Private owners take care of their homes much better than the large rental agencies since they care more. I live in San Francisco but I drive up to Tahoe about 3-4 times per month to check on my homes, fix any problems, buy new furniture, and bring up supplies.

Vacation Rental Homes in South Lake Tahoe have many different prices depending upon holidays, high season, low season, number of nights, etc. Please see the prices below or call or email me if you have any questions.

2-3 nights: $800 per night

4-6 nights: $700 per night

Cleaning fee: $250 (one time charge)

Weddings/Receptions at the house

Wedding receptions or large gatherings are allowed at the Pioneer House or Black Bart House but not at the Ormsby House. There is a 3 night minimum stay and there is a $500 surcharge to allow a wedding or reception at the house. No more than 40 people are allowed at the home day or night and festivities have to stop by 10 pm (per Lake Tahoe Vacation Home ordinance).

Pet Policy

There is a one time charge of $100 to bring your pets. Some people are allergic so you can ask when the last time a guest was at the house with a pet. This only happens about once a year since most of my guests are flying in from overseas or from the other side of the country.

Keys

A few weeks before your arrival, I will email you the access code for the lockbox.

When is payment due?

Payment is due two months before your arrival (3 months prior for holidays or special events)

Cancellation policy?

You can cancel giving one month’s notice or more and receive a full refund. After one month there is no refund.

Is there a security deposit?

Yes. The security deposit of $800 is required about 2 weeks before your arrival. It will be returned to you about 2 weeks after your check out.  

When is my reservation confirmed?

If your rental is within two months, you are not confirmed until I receive the rental payment and the rental agreement. If your rental is over two months in the future, you are not confirmed until I receive the two page rental agreement. It is possible that I email you back to let you know that the house is available and the next day it could get booked by another guest. That is why after you receive the rental agreement, I recommend sending it back soon to secure your reservation. It is very common for me to have 2 or 3 rental agreements sent out for the same time and whoever returns it to me first will receive the booking.

These homes are very famous and very popular and I sell out quickly. I understand it takes some time to confirm the booking with your group, buy airline tickets, etc. and by the time you confirm everyone, the house could get booked by another group. But you can make a tentative reservation to hold the date. All you have to do is fill out the reservation form on the website and then I will send you the rental agreement. Most vacation rental companies demand half payment upon booking and the balance due two months before arrival. However, I do not like that policy since some of my guests make bookings far in advance and I don’t think it is fair taking someone’s money a year in advance. No payment is due until 2 month before arrival.
