I love it when a guest arrives and the first comment they make is that "the house is beautiful!".  I am very happy to say that this is the norm.  My wish is to make sure that every guest has a wonderful and memorable stay.  Sometimes things do happen, and I make every possible effort to correct any issue should it happen so not to disturb a guests stay. I also am respectful of their security deposit and have an excellent record of returning the deposit in full.

I have found the guests fascinating and sadly don't always get to meet them. They are from all over the United States, other countries like Mexico and the UK, and from a variety of very interesting careers, professions and talents. Visits have been to attend nearby weddings, anniversaries, college graduations, all kinds of reasons and guests are solo, friends, families or couples desiring a quiet and romantic getaway.

Please find listed below information about Rose Hill and the lovely Rhinebeck area in the beautiful landscape of the Hudson Valley. Everything is very accessible within easy driving distance.

Hiking, Walks, Bike trails over old railroad lines, Swimming, Yoga in Rhinebeck or the Omega Institute! Ski at Catamount or Hunter Mountain, Mohonk State Park Rock Climbing! or Outdoor Skating in the winter!

Rose Hill is situated on over 5.25 very private acres near Rhinebeck and Millbrook, New York. About a 1 hr 40 minute drive from midtown Manhattan.

Surrounded by horse farms and large estates about 5 miles from Stanfordville, the property is on a Private Road and offers a luxurious and comfortable country retreat.  Architect designed, Rose Hill has a contemporary open plan with a cedar cathedral ceiling, wood burning fireplace, Master Suite, Guest Room and Study (with full size bed). Guest and Study are separated from Master Bedroom on either side of home by Living / Dining Room, and hall to give optimum privacy. There are 2 full bathrooms with the Master Suite having a separate shower and bath (with Jacuzzi) overlooking lawns, woods and a BIG sky.  There is a Solarium which can be used for exercise or whatever you choose.  It was my Studio. The kitchen has an eat in dining area, island with stools, as well as being well equipped for most culinary afficionados!

There is a screened front porch for morning coffee, late afternoon reading or cocktails at night.  Outdoors, is a very large 900 sq ft sunny deck with chaises and BBQ, dining table with seating for at least 6 - 8. There is a massive fenced front lawn and also a back lawn surrounding home. And of course the lap pool next to the semi attached two car garage.

TERMS:

-Maximum Occupancy 4 persons with "Occasional Overnight Guests" to be approved by landlord and subject to additional fee.

-No visiting large groups/parties over 8 persons.

-References may be required, Lease Contract and Security Damage deposit required.  Security deposit is determined depending on duration of rental, number of guests etc. which is refundable within 10 days.

*The house is a smoke free environment and sorry, has a no pet policy.
