I have made up to help you make the most of your vacation. Included in it
are local maps and phone numbers for golf, shopping areas, churches along
with other important information you will find useful. There are also
pamphlets and brochures for other cities you might like to travel to for an
exciting day trip, i.e. Orlando, St. Petersburg, Tampa etc.

Our home is located in the new village of Duval. It is 2.5 miles south of
Lake Sumter Landing close to Rte. 466A. We are very close to several
executive courses, Truman Recreation Center, the brand new Colony Recreation
Center & the Colony Shopping Center where you will find the Publix Grocery
Store, several small businesses and restaurants and for you ladies awonderful
apparel shop called Anthony's.

The L/R and dining area in this villa offer a great room effect with vaulted
ceilings for a very comfortable and spacious feel. There is an entertainment
center in the L/R with a 27" TV and Bose Lifestyle 38 home theater system
with surround sound for watching TV & movies. There is also a desk
in the L/R that you can use to send letters & postcards to all your friends
from home. We have also provided some games and such for those nights you
decide to stay in. The dining table seats 4 - 6 comfortably and these is also
a breakfast bar with two stools for those quick snacks. Directly off
the dining area there are patio doors that lead to the side patio where you
can cook out with the provided barbecue grill. The screened in lanai is a
personal favorite spot of mine - it is so relaxing to sit out there in the
morning and read the paper and drink coffee. On the lanai, you
will find a white wicker loveseat, rocker and chair along with two end tables
and a ceiling fan.

The kitchen comes complete with all you need to make everything from morning
coffee to enjoy on the lanai to midnight snacks in front of the TV. We have
tried to provide everything you will need to make yourself feel at home.
Coming in from the garage you walk directly in to the utility room where
you will find the washer/dryer and large pantry. This home is totally
electric.

The master bedroom suite has a king size bed along with 2 nightstands and
dresser with mirror. There is a TV with built-in VCR and radio in this room.
Walking into the master bath you'll find it is split into two areas...the
vanity & huge walk-in closet and the toilet & walk-in shower are
separated by a door.

The guest bedroom has a queen bed, nightstand & chest of drawers. Both
bedrooms have brand new bedding, down alternative comforters, telephones,
clock radios, plenty of storage and are decorated quite nicely. The guest
bath separates the two bedrooms offering more privacy & is equipped with a
shower/tub combination.

Ceiling fans are found in both bedrooms, the living room and the lanai. All
bath towels, beach towels, bed linens are provided along with paper
products.

As mentioned earlier, this home was built in 2007 and has never been lived
in. It served as a display home for the sales department and was furnished
and decorated with items from the Southern Lifestyles store located in the
Villages.

This home is conveniently located close to the Truman Recreation Center, the
new Colony Rec Center. The Duval neighborhood pool is easily within walking
distance. The Sandhill, Turtle Mound, Bogart
and Bacall, Heron and Pelican excecutive golf courses are just a
shortdistance away. Country clubs and championship golf courses in the area
are Havana, Mallory Hill, and Cane Garden. A little farther away is the
wonderful Arnold Palmer and Nancy Lopez country clubs and courses.

If you play golf, you will certainly want the optional Villages Amenity
Transfer ID card to give you all the privileges that you would have as if you
were a resident. Transfer ID cards can be obtained thru the Villages for a
one time fee of $50 per couple, good for the length of your rental period.
If you would like to have this & are staying for a month or longer, please
let us know & we will include it in the rental fee.

As I'm sure you already know, the Villages is an active (very active) 55+
adult community. There are almost no limits to the list of activities for
you to enjoy. Every Thursday in the Daily Sun newspaper, there is a pullout
recreation section that gives you a complete rundown for the weekly classes,
meetings and planned activities. Use it as your guide for all the things you
want to schedule to do during the week ahead. These can also be picked up at
any of the recreation centers if you arrive in the middle of the week. Just
a few of the weekly activities are tennis, pickleball, bocceball,shuffleboard,
horseshoes, billiards, bowling, basketball, ping pong, softball, pinochle,
bunco, mah-jong, literally dozens of dance classes (from clogging to
ballroom), card clubs, fitness classes, swim times and on and on.
For the less energetic, there is an unlimited array of musical venues for
your listening and or dancing pleasure. Every single night of the year -
365, there is entertainment in both of the town squares. There are almost
nightly concerts in the Church on the Square in Spanish Springs to enjoy
and special events held at the Savannah Center. Also, in the Savannah Center
you will find an internet center for your use in case you don't have your own
laptop.

You will be able to find literally everything you could possibly need within
the confines of the Villages proper but also outside of the Villages you’ll
find nearby shopping centers with Home Depot, Wal-Mart, Bealls, Target, TJ
Maxx, Linens and Things and much more. There is everything from major
franchise chains to flea markets and everything in between. There is a huge
Barnes and Noble bookstore within the Villages now and you can also find a
library, banks, gas stations, fast food restaurants, sit-down restaurants
(Carrberra, Outback, Denny's, Chili's, Perkins) and grocery stores. There is
also a Hertz and Enterprise car rental location in the Villages as well as
golf cart rental stores.
The Villages has a convenient shuttle service between The Villages and the
Orlando Airport. Contact information for these services is available upon
request.

All inclusive - Utilities, cable TV, trash, lawn service, daily local newspaper & local phone service along with hi-speed internet service (bring your laptop), cleaning fees and Florida state lodging tax is INCLUDED on all remaining rentals for 2009 and 2010.

Rental Policy:
A deposit of $500 to guarantee reservation is due within 10 days of verbal
reservation. A rental agreement will then be mailed to you to sign & return. The balance of the total due is to be paid 45 days prior to the first day of the rental term along with a $500 security deposit. The purpose of the security deposit is to protect the dwelling & contents from negligent damages. The security deposit will be returned within 21 days if no damages are incurred.
