The best location on Honeoye Lake!!!!!  Royal View is a warm and wonderful family home located along the northern shores of Honeoye Lake, featuring breathtaking views of the entire lake, and beautiful gardens. This home is located on a lake-level lot with a concrete breakwall and shallow water (very gradual slope) with a hard sandy bottom. You can take a short stroll to Sandy Bottom Park, which offers numerous amenities, including a large pavillion, picnic area, a sandy beach (with life guard), volleyball court, basketball court, skateboarding park, and shuffleboard deck with large, grassy, play areas for the children, or it is a great place to relax, watch the boats, take in the scenery, and breathe the fresh country air. There is an expansive, wooden decked nature trail that meanders through Sandy Bottom Park, and leads you into the town of Honeoye right by the ice cream stand, and a short walk to the grocery store, restaurants, and shops! This property is convenient to all the town amenities, yet situated in a very quiet area, with rarely any vehicular traffic.

Adjacent to the living room is a large, well-appointed kitchen, with all the amenities, a variable ceiling fan, dishwasher, disposal, and large center island with seating for four. Just off the kitchen, is a bright and airy dining area with
seating for six, a large walled window overlooking the lake, and french doors
leading to the wooden deck, gardens, and lakefront.

Walking up the stairs to the second story, you will find four large bedrooms and one full bathroom. The first bedroom found at the top of the stairs provides a double bed, closet, and corner desk for reading or writing. A side window provides guests with a limited view of the lake. There are two large, lake-view bedrooms, one with a double bed and the other with a queen bed. The last bedroom has a double bed and a side window with a limited view of the lake. All bedrooms are equipped with variable ceiling fans. The full bathroom also features a large shower stall, with seating area.
