Vacation Rental Description

Royal View is a warm and wonderful family home located along the northern shores of Honeoye Lake, 
featuring breathtaking views of the entire lake, and beautiful gardens.  This home is located on a 
lake-level lot, with a concrete breakwall and shallow water with a sandy bottom.  You can take a 
short stroll down the road, to Sandy Bottom Park, which offers numerous amenities, including a large 
pavillion, picnic area, a sandy beach(with life guard), and shuffleboard deck with large, grassy, 
play areas for the children, or a great place to relax, watch the boats, or just take in the scenery 
and breath the fresh air.  There is an expansive, wooden decked nature trail that meanders through 
Sandy Bottom Park, and leads you into the town of Honeoye right by the ice cream stand, and a short 
walk to the grocery store, restaurants, and shops!  This property is convenient to all 
the town amenities, yet situated in in a very quiet area, with rarely any vehicular traffic.  

Royal View is very well maintained, with a convenient laundry room with washer, dryer, and sink 
located just off the entry foyer.  There is a full bathroom on the first floor, adjacent to a first 
floor bedroom, that has a newer, shower/tub combo.  Next to the bathroom, is the first floor bedroom 
with queen bed, ceiling fan, and views of the entry gardens and a limited view of the lake. The 
living room features a woodburning stove, pullout loveseat sofa, a new full size sofa, with accent 
pillows, ceiling fan, television, VCR, DVD, AM/FM/CD/Cassette Stereo System and a large picture 
window overlooking the lake and gardens.  Adjacent to the living room is a large, well-appointed 
kitchen, with all the amenities, a variable ceiling fan, dishwasher, disposal, and large center 
island with seating for four.  Just off the kitchen, is a bright and airy dining area with seating 
for six, plenty of lake view windows, and french doors leading to the wooden deck, gardens, and lake.

Going up the stairs to the second story, you will find 4 large bedrooms and 1 full bathroom.  The 
first bedroom found at the top of the stairs provides a double bed, variable ceiling fan, closet, 
and corner desk for reading or writing.  A side window provides guests with a limited view of the 
lake.  There are two large, lake-view bedrooms, one with a double bed and the other with a queen 
bed.  The last bedroom has a double bed and a side window with a limited view of the lake. All 
bedrooms are equipped with variable ceiling fans.  The full bathroom features a large shower stall, 
with seating area.
