Formosa Gardens Estates is the only luxury, exclusive, gated 
community within two miles of Walt Disney World. This new, luxury 
upmarket home is perfectly situated. Just minutes from Disney and 
golf and within walking distance of shops, restaurants in the 
Formosa Shopping Village.

This community enjoys the status of being the CLOSEST, Most 
Exclusive Gated and Walled Community to Disney with the Biggest 
homes on the Biggest lots and it provides easy access to all the 
attractions, airports, and motorways. 

No expense was spared on this home and our interior designer was 
given a free hand with budget and design. The photos do not do it 
justice but they will help give you some idea of the quality.

This Non-Smoking villa is fully air conditioned throughout with 
Spacious Sitting/Family Room, Two Dining areas, Seven Bedrooms, Six 
Bathrooms (Four En-Suite) and Games Room. A large and well equipped 
kitchen with fully upgraded wooden cabinets and appliances. Quality 
china, crockery and equipment. You will find nothing missing in this 
kitchen! 

There is no less than 3 BIG SCREEN TV’s in this home. No other 
vacation home that we know offers 3 BIG SCREEN TV’s, eight TV’s in 
all. There is even one by the pool. The entertainment is provided in 
the main Sitting room with a large state of the art Mitsubishi 64 
inch BIG SCREEN TV! With Surround sound and a collection of the 
latest Hollywood Movies on Video and DVD for your viewing pleasure 
and a full entertainment center all piped out to the pool area. 

This luxury home has four Master Suites, The Two Main Master 
Bedrooms have giant 60” projection TV’s and DVD/Video Players. All 
Four Master Bedrooms have King Beds of the highest quality and 
ensuite bathrooms. Each King suite has for your entertainment a TV 
and DVD system. All suites are luxuriously finished to an extremely 
high standard.

There are a further Three bedrooms, two are twin rooms and one has 
bunk beds, one of these is our NEMO Theme room. There are TV and 
Video combos and a selection of children’s movies and a Playstation 
Game console for everybody’s enjoyment. 

The villa accommodates 16 comfortably and has been designed for the 
most discerning guest who simply wants the best.

Our games room has a full size Pool Table and a Las Vegas Slot 
Machine with free tokens. It is fully air conditioned and carpeted. 
So Dad when your kids have continuously beaten you in the Games Room 
and its time to throw in the towel, head for the Pool Area...

So you want to relax? Outside you will find the biggest pool area of 
all the rental homes in Orlando, an incredible 40 x 20 Pool and 
Spa/Jacuzzi for eight people and children's Mickey Mouse pool. Why 
not relax in our two people hammock, 
lie back, close your eyes, feel the sun on you face and listen the 
birds whistling and the gentle sounds of water from the pool 
fountains. 

The Pool,Spa and Children's Mickey Mouse Pool are fitted with Fiber 
Optic Lighting which makes them change color every 30 seconds. This 
provides an incredible light show at night and the adults seem to 
love it as much as the children.

We have the biggest deck area of any rental home in Orlando with 
ample loungers and a full dining table under the lanai, there is 
also a TV outside by the pool and music is piped to the pool area. 
You can sit outside and enjoy your favorite TV program or lay back 
and listen to your favorite music. 

The Sun decks are South/East facing so the sun is on the pool area 
the moment it rises. We have soft upholstered pool furniture and 
comfortable sun loungers. A large under cover Lanai area with full 
dining facilities, large fans and Sound system. Outside the pool 
area there is a barbecue for those large get togethers. There is 
also a Foosball/ Soccer table by the pool.

Disabled Access.
This home has three master suites with en suite facilities with easy 
to access for anyone with a disability.  

CHILDREN's PLAY AREA
We have a children’s play area outside the pool area fitted with 
swings and slide and a sand box to keep little ones amused for 
hours. So you can relax at the pool and still keep an eye on them.

BIKES
We have provided bikes for our guests and one of them even has a 
baby seat on the back so everyone can enjoy them. 

TWO WAY RADIOS 
We have provided for our guests a pair of Two Way Radios. These are 
extremely useful in the parks or when you go shopping. Have your 
kids carry one in the parks, it will add a little more security and 
safety and you can enjoy your day more. 

ELECTRIC GATES
Formosa Gardens is a gated community. Access is through electronic 
gates, these open after you stop and input a code. For our guests we 
provide an electronic gate opener.As you approach the entrance,hit 
the button and the gates open. 

BABIES
After travelling with babies many times, we understand how stressful 
it can be to travel without all of the baby equipment that you have 
at home. With that in mind, we have tried to include everything that 
a family with a baby might need. The items we include are: Two 
Cribs, a High Chair, Fisher Price Musical Bouncer Seat, 
Infant/toddler drinking cups and bowls and Two Strollers, Videos & 
DVD’s. There are baby gates fitted to the top and the end of the 
stairs.

COMPUTER & INTERNET ACCESS
For your convenience and pleasure we also have a HP flat screen PC 
with a lightning fast always on connection with FREE 24 hour access 
to the internet. You can check email or get any info on Orlando 
while you are there. There is also a printer and a fax machine.
