Vacation Rental Description

                                                                                                  
Our spacious private condominium home offers completely unobstructed views of the Atlantic Ocean  

from the fourth floor balcony.  It also overlooks the landscaped pool area directly below.  The 

views are just incredible from the balcony, family room, dining room, as well as the master 

bedroom.  Wonderful sea breezes fill the entire home!!  The slightly oversized balcony can be 

accessed from the family room as well as the master bedroom.  This is a very nice design feature.
  
The balcony faces directly east, towards the ocean, not angled north-east or south-east.  Being on 

the fourth floor, you are high enough to see the waves break on the beach.  Seascape Condominium is 

located across the road from the beach, which is car-free and building-free.  The overall size of 

the condo is larger than the norm for the Ormond area.  It is about 1150 square feet.
  
We just purchased this unit in November 2007, and have replaced many old or worn items, with brand 

new items, such as TV's, linens, pots, pans, glassware, plates, and decorative pieces.  It is 

tastefully decorated and very well kept.  The previous owner was meticulous with its maintainance. 
 
You will be very comfortable living here.

The living room features a nice-sized TV with cable and remote.  The sofas are newer, comfortable 

and attractive.  Newer carpeting. 
   
The huge master suite has plenty of room.  It has a TV with cable, DVD player, and remote.  Enjoy 

views of the ocean from the large window, or walk directly to the balcony through the slider.  This 

room, in particular, is very peaceful.  It is decorated nicely and the bed has a new mattress.  The 

sounds of the ocean are very relaxing and make for a great night's sleep!  The master bedroom has a 

full master bath with shower/bathtub.  Brand new tile.  A linen closet, and of course, linen are
 
provided.  
The second bedroom offers a queen and a single bed.  It features new mattresses, TV with cable and 

remote, and a large closet.  The second bathroom is an attractive little room with new tile and a 

shower/tub combo. 
 
The dining room features a wet bar and a full-sized beautiful table.  This helps the condo stand 

out, making it feel more like a home. 
 
There is a fully equipped kitchen, with all appliances.  Everything you need. Stackable washer and
 
dryer included, right inside the unit.  There is a full pantry with lots of storage.

The exterior of the building is very well maintained, and so are the common grounds.  It is a very 

attractive building and it has good eye appeal. The swimming pool is large and is immaculately 

kept.  This condo features underground secured parking.  Just a few steps to the indoor elevator, 

and then from the elevator, just another few steps to our entrance door.  Very convenient. There is 

a private walkway from our Seascape Condo to the car-free beach.  And the beach here is wonderful!
  
Not at all crowded, even in the busiest months.  By the way, we will have some beach chairs, toys, 

boogie boards, etc, for you, so you don't have to lug all that extra stuff on your trip.


Comparing apples to apples: 

I assume if you are reading this, you have already looked at several ads and are confused on which
 
way to go.  We were in your shoes a little while back, when we were condo hunting and bought this 

unit.  If you are not real familiar with Ormond, and Ormond by the Sea, perhaps this info will 

help.  The southern end of Ormond has condos that are on the beach.  Because they are on the beach,
 
they command a higher rental price.  Most, but not all, have excellent ocean views.  Further north,
 
the small two-lane road (A1A) hugs the beach.  In this part of Ormond, the beach is building free 

and the condos are all just to the west of the road.  Some of the condo units, including ours, have 

an excellent view of the ocean, even though they are west of the road.  They are a good vacation 

value, being less expensive than our southern neighbors.  The key is being up high enough to see the
 
waves as well as facing due east, looking straight ahead at the ocean.  When we were condo hunting,
 
a great view was important criteria.  It is desirable for just about anyone who lives or vacations 

by the ocean.  After viewing dozens of units, we quickly realized that in most of the buildings,
 
(but not all), you need to be on the fourth or fifth floor to really have a panoramic view.  Also,
 
when shopping, be aware if the particular building has balconies  on extreme east or west angles.
  
You might have to look sideways on ocean views.
  
Another factor is the condo size.  Many condos in Ormond are 875 to 1000 square feet.  Ours is 1150
 
square feet.  For a one week vacation, it probably won't make a difference, but on vacations of a 

month or more, the extra space means a lot.  We have a secured underground reserved parking. Many
 
condos just have above ground parking.  Because our condo association has monthly, not weekly 

rentals, it feels more like a residence, not a hotel.  Our unit won't feel worn or tired.  Bear in 

mind, many items have been replaced and are brand new.

With the above information, as well as knowing the exterior, common grounds, and oversized pool are 

impeccably maintained, we hope you will feel comfortable with giving us a try.  I am positve you 

will be happy with this vacation.

Activities and Attractions

Enjoy miles of beautiful sandy beaches.  This semi-private beach is not crowded, a big plus if you 
have small children, or if you simply want to get away from the crowds.  It doesn't get much better 
than watching the sun come up over the Atlantic in the morning, or walking down the beach at night 
under the moonlight.
Hiking, biking, golfing, mini golf, tennis, fishing, wildlife viewing, shopping, restaurants, 
amusement parks, museums, lighthouses, swimming, surfing, boating, shelling, dolphin sighting, 
Daytona Speedway, dog track racing, casino gambling cruises (from Ponce Inlet), and Tomoka State 
Park.
You are not too far away from Orlando, Kennedy Space Center, and St. Augustine (the oldest city in 
the country!)

Vacation Rental Rates

This unit is available on a monthly basis.

Rates are: January-April  $1700.00 per month
           June-August    $1600.00 per month
           May, Sept-Dec  $1500.00 per month

Discounts available for stays of multiple months.

*Add $70.00 cleaning fee.

*Add 12.5% Florida lodging tax.

*$250.00 security deposit with reservation (refunded after checkout).  
This deposit is refundable provided cancellation is made 30 days before
reservation date.

*Payment via credit card (Mastercard, Visa, Discover) is available at no extra sur-charge.

*Any excessive cleaning or laundry will be an additional maid fee, which will be taken from
the deposit.

*Pets, boats, and trailors are not allowed per Association Rules.

*There is a no-smoking policy in the condo.  Primary renter must be at least 25 years old.
We rent a maximum of up to 5 people at any given time.
