OVERVIEW:
Brand new stylish 2-story, 3 bedroom, 2 1/2 bath home in exclusive gated 
community called "Marina Gardens," with beach access a short 5 minute stroll away. It is situated in 
"Nueva" Marina Mazatlan the new 'happening' area under development with ocean front and waterfront 
high rises and private residential complexes being built.  


THE LOCATION:
Located just north of the El Cid and the Marina Mazatlan complexes, the house is nearby the 5-star 
Pueblo Bonito Emerald Bay resort, the El Rancho resort, the 360 Tower-luxury condominium, and Torres 
Mazatlan resorts. (and the soon to be built: Crowne Plaza, the Punta Arenas and Las Gavias 
residential towers.) 
mmediately across the street is a restaurant & bar "La Fonda" with succulent seafood and 
dramatic ocean views.  There are two mini-supermarkets nearby. Also a short drive away is the high-
end shopping center "Gran Plaza" with anchor deparment stores: "Fabricas de Francia" 
and "Sanborne's" as well as the brand new "Mega Comercial Mexicana" and Gigante supermarkets  And, 
th house is a mere 5 minute drive to the  Golden Zone -which is full of restaurants, shopping and 
nightlife. 

THE HOUSE:
Great views...the house overlooks one of two sparkling free-form pools, with views of the setting 
Pacific sun from the Master Bedroom terrace and Queen Guest Room.  The third twin-bedroom has 
spectacular golf course, Sierra Madre Mountains and Marina Mazatlan views.
Master bedroom is ensuite with walk-in closet and full bath with a king size bed, nightstands, and 
bureau.  Quen bedroom has queen sized bed, nightstands and large mirrored closet.  The twin bedroom 
has individual beds, nightstand and large mirrored closet. There is a second full bath on second 
level.

A chic, sunny modern kitchen is equipped with all new stainless steel appliances: 'Bosch' gas 
range, 'Mabe' wall oven, stainess steel GE "Linea Blanca' refrigerator, microwave, granite counters 
and breakfast bar; and separate laundry room.  The kitchen is completely fitted with you need should 
you wish to prepare meals. 

The bathrooms are fully equipped.  There are fresh linens and towels,and beach towels also 
provided.   


The stunning living room has new leather couch, love seat, side chair and two Sinaloa-style 
rockigchairs.  The dining room with seating for six open to private enclosed yard.

The house is fully air conditioned. (Kindly be considerate to the environment and use air 
conditioning responsibly...thank you)

THE GROUNDS:
The house is situated in a private community with 24 hour-manned,gate controlled entrance.  

The spacious grounds of "Marina Gardens" are filled with  gorgeous, lush tropical landscaping, lots 
of open space, two sparkling swimming pools, shady palapas, children's playground and outdoor shower 
facilities. 

The house overlooks the nearby 18-hole David N. Fleming golf course one of the finest in Mexico and 
one of the largest marinas in Latin America and the marina lagoon.

TRANSPORTATION:
Bus, taxi and "pulmonia" stand is across the street on the principal boulevard Av. 
Sabalo-Cerritos.) There is ample parking and guest parking provided for you on-site.

Kitchen is sleek and contemporary and is fully equiped with brand new stainless steel appliances, 
granite counter tops, breakfast peninsula bar. Bosch Gas Range/Cook Top, Microwave, Wall Oven, Coffee 
Maker, Toaster, Blender, breakfast bar. 

Electronics: 50" Hitachi LCD TV and 32" Toshiba LCD TV with Direct TV satellite (HBO, Cinemax, Stars, 
Showtime, Disney Channel, Cartoon Network,  etc)
 

Telecommunications: High Speed Wireless Internet, 4-wireless telephones with digital answering 
machine and includes free local calls and national long distance in Mexico.  No access to cell phones 
and international calls.

Housekeeper - upon request @  $20 USD or $200 MEX Pesos

All bedrooms are on the second floor, all floors are ceramic tiled, There is a full bath and master 
bath on this level. Each room has its own air conditioning unit and are all remote controlled. 

There is a delightful veranda on the second level.

Master Bedroom: King size bed, with two nightstands and reading lamps, bureau. and a large walk-in 
closet.  The master bath is ensuite.  The master bedroom has a charming veranda with Paciifc sunset 
and swimming pool views.
  
Queen Bedroom: Very light and bright with queen size bed with two night stands with reading lamps, 
large mirrored closet with ample storage, and pool views.
  
Twin Bedsroom:  East facing room with incredible Sierra Madre mountain, golf course, and water views 
of the marina and lagoon. The twin room has  two individual beds, nightstand and reading lamp. The 
bedroomm has huge mirrored closet with ample storage.

Linens and towels are provided. 

The house has views of: the city lights, golf course, marina and lagoon, and of the distant Sierra 
Madre mountain range. 

The Marina Gradens residences have two private swimming pools with palapas and outdoor showers, 
lounge chairs.  Beach towels are provided by the hosue.

The complex is gated, 24 hour security and there is ample guest parking.

Telephone, Blender, Toaster, Refrigerator full size GE stainless.

high season 10/01/08 05/31/09: $200 per night, 5 night minimum ($1000 - 5 nights); ($1400 -7 nights) 

$400 damage deposit required, refundable after 5 days from check-out.  Maximum 6 people. 7 - 8 people 
rates are negotiable.  We do not rent to COLLEGE, UNIVERSITY or HIGH SCHOOL STUDENTS.
Note:
Christmas & New Year:  7 - 10 day minimum, $4,500 (per extra day $450/day)
Carnaval: 7 - 10 minimum $4,500  (per extra day $450/day)
