Overlooking Brine's Pond, with distant views of Nantucket Sound, this three-level modern home sits
atop "Hoot Hill" on Chappaquiddick Island. It is on three private acres, and abuts 40 acres of
conservation land and a network of walking/bike paths that criss-cross the island. A short walk
through the field is the Chappy Community Center - the social hub of this small island community.
This is an "upside down" house - with the living room, kitchen and a large wrap-around deck on the
second floor. There are two bedrooms, a bath, laundry room and game room on the first floor; two
additional bedrooms and a bath on the second floor and a master suite on the third floor. The top
floor has a private bath and a balcony offering spectacular ocean views.
The house is in "Bristol" condition and flows very well for entertaining.

The house rental comes with a pass to a private beach just a mile away - The Caleb Beach Association,
which is adjacent to the Chappaquiddick Beach Club (where Jaws was filmed).
There is an outdoor shower and a hot tub on the ground floor level. There is an additional charge for
use of the hot tub (please inquire).

Martha's Vineyard, miles of public beaches for shelling, acres of shallow bays for clamming, great

miles of hiking and biking trails.
Hoot Hill is just a mile from the "On Time" ferry, which takes you across the harbor to Edgartown -
with its many great restaurants, fashionable shops, art galleries and historic homes.
