This charming barn style contemporary on 1.4 landscaped acres, with skylights, flooded with
sunlight, is ideally located just 5 minutes from historic Southampton Village and 2 minutes from
Water Mill shopping (Water Mill shopping center has a gourmet market with the best fresh fish, meats
and all essential provisions, a wine shop, pizza restaurant and a Blockbuster video rental). Fully
landscaped for privacy the home is ideal for a family to enjoy a summer of Hamptons fun. The huge
deck and 50' heated pool are directly adjacent to the house for ultimate convenience and privacy.
Central air conditioned througout (with additional central A/C serving the Master Bedroom).
Oversized MBR upstairs has king size bed and bathroom with jacuzzi overlooking pool and landscaped
gardens. A second bedroom downstairs has a queen bed with sliding doors to deck and pool. The
third bedroom has two twin beds. They share a bathroom on this level. The spacious living room,
with 23' ceiling, has sliding doors to deck. Dining room and kitchen are open and easy for summer
entertaining. Hop in the car for the 5 minute ride to serene Flying Point beach and relax amongst
the dunes. Come back from the beach and relax some more with a cool drink on the front porch with
rocking chairs to watch the sunset. Or enjoy real serenity and good karma on your own Tranquility
Path in our rear gardens. Disconnect from the frenetic pace of the world and listen to nature and
the chirping of birds instead of the annoying buzz from your Blackberry. Bring a good book and sit
on the bench among the blooming perennials and tall grasses and just connect with nature and
yourself.

Activities and Attractions
Flying Point Beach in Water Mill is 2 miles from the house with ample parking. Cooper's Beach is in
Southampton and is about 5 miles away. Both are the most magnificent examples of Atlantic Ocean's
finest. Public tennis courts at the local high school are several minutes away as well.
Sun and fun all day at poolside. Top rated restaurants are all within minutes drive in Southampton,
Water Mill, East Hampton and Bridgehampton. World class golf is available at scenic Indian Head
golf club in Riverhead(20 minutes) on Long Island Sound or 35 minute drive to extraordinary golf in
Montauk Point. A really enjoyable 9 hole executive course and driving range, Poxabogue, is about a
5 mile drive away. Magnificent nature preserve in nearby Noyac on Long Island Sound is a real joy
for hiking and bird watching. Quaint Sag Harbor is 15 minutes away for enjoyable meals, window
shopping, and sight seeing along the harbor. Shelter Island is a short ferry boat ride from Sag
Harbor for more adventure. Bike riding along the country lanes can also add to the fun. Farm
stands overflowing with fresh and local produce and apple orchards abound are are walking distance
from the house. Water Mill Museum, with its historic water mill ( still in operation ) is a real
treat for kids and adults alike. Pick strawberries from local farms. Horseback riding is available
at nearby stables. Sailing lessons and boat charters are readily available in Sag Harbor. Wineries
in Water Mill, Sagaponack, and North Fork offer finest in New York State.
