An attractive, comfortable, well appointed and spacious holiday home located ideally for exploring
all that central London and its wonderful surrounds have to offer.
We are located a short walk from the centre of Kingston upon Thames, in the most desirable area
known as North Kingston/Canbury Gardens situated by the banks of the River Thames. From here you can
eaily access London's centre whilst enjoying the relaxation of peaceful days visting some of
Englands finest attractions, found in West London. On your return you can settle into a cosy
comfortable house large enough for the family with a lovely garden of your own.
Royal Kingston upon Thames is one of only four Royal Boroughs. The town’s long and proud association
with royalty dates back to Anglo-Saxon times when seven kings of Wessex were crowned here, now
reflected in the wealth of royal parks, palaces and gardens local to Kingston. It is a beautiful
historic market town with attractions old and new. Visitors have long favoured Kingston for its
attractive riverside location, proximity to beautiful Royal parks and its excellent shopping.
Getting here. Kingston is located close to Heathrow airport (6 miles). Approximately a 30 – 45
minutes drive (when busy). Gatwick airport can be accessed in approximately 1 hour. (We can arrange
for pick ups/drop offs at cost) if required, although we have a parking space for rental vehicles.
We will be on hand to answer any questions you may have and will, if time allows, pay a visit to
make sure everything is ok and up to the high standards we set ourselves. Our phone numbers are
displayed within the house should you wish to contact us day (or night in unlikely emergencies!).
We will be happy to point you in the right direction as far as trips, eating, drinking,
entertainment and even sporting (watching or taking part) options are concerned.
Paul and Preethi Sutton have lived in and enjoyed Kingston for many years. Paul works as a research
consultant and Preethi a massage and reflexology therapist. We have recently moved a few miles out
of the city to the countryside.
We now live in a small town called Dorking, which is amongst the most beautiful in Southern England
and surrounded by the famous Surrey Hills. It is certainly well worth a visit (although we may be
biased!) to see some of the best countryside around and one of the most unspoilt typically
traditional small English market towns in the county. You are most welcome to drop in if you do
venture in this direction.

One double bed and one comfy bunk bed suitable for two children are available in two good-sized
bedrooms.
All bed linen are provided.
The modern bathroom includes a top of the range shower and bath. Bath/shower towels are provided and
should not be removed from house
Our large living room includes dining table and 4 chairs plus sofa and futon. You also
have a TV to use.
The pretty garden is south facing and ideal for sitting out and enjoying the sun (weather
permitting!) mid morning until evening. A rotary dryer, is available for hanging your washed clothes
to dry. Although you may smoke in the garden, we ask that you do not smoke inside of the house.
The kitchen is fully equipped with cooker/hob, microwave, fridge-freezer, kettle, toaster, plates,
cups, cutlery and cooking utensils. There is also a washing machine.
There is parking for your rental vehicle directly outside the house in addition to a secure cycle
stand should you wish to explore the wonderful local area on two rented wheels.

We are moments from a most picturesque stretch of the River Thames at Canbury Gardens, where a handy
bar, ‘The Boaters Inn’, is positioned to watch the world float by. A beautiful riverside path will
take you south into Kingston or north to the exclusive town of Richmond upon Thames with it’s
cosmopolitan shops, bars and restaurants.
The historic market town of Kingston upon Thames has been voted best centre for shopping in England
numerous times in recent years and includes the impressive modern Bentalls shopping centre
contrasting with the bustling colourful market stall activity in the old market square. It’s blend
of historic with modern is set within a charming waterside environment and makes Kingston a real
jewel in London’s crown and a genuine tourist’s haven in it’s own right.
North Kingston even has it’s own shops, bars and restaurants. One Indian restaurant across the road
from the house ‘Deea’ has been voted best in London. A large supermarket ‘Sainsburys’ is a few
minutes walk from the house.
Richmond Park is the largest area of magnificent open land in London. It is a 20-minute walk from
the house. Alternatively, there are a number of car parks for the less energetic. Here you will find
views over the city, splendid gardens, picturesque lakes, stately houses and a number of cafes, not
to mention the ever-present Deer and other wildlife.
Hampton Court Palace is built on the shores of the river Thames beside Kingston. It may be accessed
by car in a few minutes, with parking in the nearby Hampton Court village or via a delightful 20-
minute cycle ride by the river. You may even choose to take a relaxing short boat trip up the Thames
(excluding winter months) from Kingston directly to the palace gates.
Kingston holds excellent connections to nearby motorways. You will be able to visit many of
England’s finest tourist attractions which lie just beyond the central hub, such as Windsor castle,
The Royal Botanic Gardens at Kew, which indeed are within cycling distance and Chessington World of
Adventure (for the Kids). Even the dreaming spires of Oxford and its university may be enjoyed in a
day trip. If you are interested in a trip to Oxford Paul may be an especially useful source of
information as a graduate of this beautiful city and resident there for over 10 years
Kingston lies adjacent to Wimbledon in London and it’s All England Tennis club. Thus late June/early
July the talk turns to Tennis. Talking of tennis, we have fine public tennis courts across the road
should you be in the mood.
The centre of London and Waterloo station is accessible within 45 minutes by train (which even
includes the short walk to our local station), or shorter should you wish to brave the London
traffic yourself!
Waterloo is located next to the London Eye, Big Ben and the Houses of Parliament. All major London
attractions are walkable from here (you will have sore feet through), but a cheep underground
service can transport you anywhere within minutes. Greenwich towards the East of London is not
walkable and would require another trip, albeit a lovely scenic boat ride along the Thames

vacation rental rates
All year rate: $1,000 per week (£507), Minimum 3 nights at $143/night (£73)
The price is inclusive of taxes and utilities.
A deposit equivalent to 50% is required on booking, with the remaining 50% at least 2 weeks
prior to your vacation.
The 2nd payment must include an additional $150 (£76), which will be refunded after the departure
date less damages should they occur.
Payments may be made in English pounds or US dollars or Euros, (the above exchange rates are those
at April 08. When paying US or Euros total amounts should be the latest exchange rates from Uk
pounds at time of payment e.g. using web site XE dot com)
