Windsor Hills Reserve-New Luxury and Elegance-SW Pool in Kissimmee

Welcome to our brand new (May 2008) 5 bedroom, 5 bathroom villa in the 5 star gated resort of Windsor Hills, less than 2 miles from the entrance of Disney. This home is very luxurious and spacious with 2400 square feet of living space plus an air conditioned/heated games room with a pool table, air hockey, and child play area (train table and 50's diner), private lanai and screened-in southwest-facing pool with a child safety fence and door alarms to the pool area. Located at the Reserve, the upscale and newest part of the resort, Windsor Hills "Castello in Aria" is professionally decorated in European style with soft terra cotta colors. With 18" ceramic tile throughout the living area and bathrooms, red maple cabinets with black granite countertops in the kitchen, stainless steel top of the line appliances, window dressings, custom painting, and ceiling fans throughout, you will enjoy your home away from home while you vacation in the Disney area. Relax in the privacy of the pool, with the large back yard and park-like setting of this premium lot. Also, across the street, is a child's play area, within a 3 minute walk is the grand castle playground, and within a 6-7 minute walk is the multi-million dollar Clubhouse! The higher elevation of the Reserve makes for a wonderful view of the surrounding community.

On the first floor, there are 2 king bedroom suites and one queen bedroom suite, each upgraded for your utmost comfort with ultra plush pillow top mattresses, extra pillows, and ensuite bathrooms. The second floor has two twin bedrooms (two single beds in each) with ultraplush pillow top mattresses, extra pillows, and each having its own private bath.
There are two hot water tanks and two central air conditioning/heating systems, one upstairs and one downstairs. We also have a security system and a safe (fits laptop) for guests' use free of charge.

The open great room area leads to a large covered omni-stone lanai and 14' by 28' kidney-shaped screened-in pool with a waterfall spa. The kitchen, breakfast room, and main master bedroom also overlook the pool. In addition to the kitchen and breakfast nook, there is a separate formal dining room. For your convenience, there is a full size washer and dryer; ironing board and iron;
hairdryers in each bedroom; all linens are provided including beach towels; and the kitchen is fully equipped. Complimentary coffee and teas are provided upon your arrival! We provide specialty items such as a crock pot, electric kettle, tea pot, egg cups, and egg spoons.  

Enjoy the 42" plasma HD television with premium channels, stereo system, and DVD player in the great room area, the wi-fi internet, and the free domestic and international calling to over 40 countries. In addition, each bedroom has a 20" LCD HD television and a DVD player, and there is a Play Station 2 Console with several games for the children's entertainment after a long day at the parks! We have also added a Wii Game System with 14 games.

We also provide free of charge the following baby/toddler items: hotel quality compact size crib with a 4" innerspring mattress; Graco pack'n play with mattress pad, bassinet, and changer; full size Graco stroller; umbrella stroller; 4 bed rails; 2 booster seats; Fisher Price high chair; child step stool; child safety gate with installation hardware at the top of the stairs.

Windsor Hills Reserve includes a 10,000 sq. ft. Clubhouse with a huge lagoon-style pool complete with a water slide and a hot tub; a toddler pool; state of the art fitness center, 40-seat high definition theater; video arcade; and billiards. In addition, within Windsor Hills, there is a large Castle Playground; small playgrounds throughout; sand volleyball and tennis courts; a putting green; baskeball and tennis courts; an RV parking area; and an on-site sundry store. All of this is free of use for you and your guests staying within the Windsor Hills resort. There now is also an internet cafe available at the Clubhouse for guest use for a small fee. 

Next to Windsor Hills, within a 2 mile radius, a Publix grocery store, 24 hour Walgreen's and supermarket, and restaurants for all budgets are available. There is also a concierge service at the Clubhouse and a shuttle service avaible from Windsor Hills to all of the parks (shedule of times and fees available at the Clubhouse).

2 miles from Disney's gates; Next to the famous Mystic Dunes Golf Coourse; 15 minutes to Sea World and the new Aquatica; 20 minutes to Universal Studios; 20 miles from Orlando International Airport (MCO); approximately 1 hour from Daytona Beach and Daytona Speedway; approximately 45 minutes to 1 hour to Cocoa Beach.

$130 exit clean fee on all stays of less than one week. 13% taxes on all rentals. Pool/Spa heat is $25/night or $150/week plus 13% tax. Spa heat only is $13/nt. or $90/week plus 13% tax. George Foreman Electric Grill with domed lid included and can be safely used on lanai. Gas grill rental is available through management company for $55 per week plus tax and must be used outside of lanai area due to fire codes. 

High chair, pack'n play with bassinet and mattress pad, hotel quality compact size crib with a 4" innerspring mattress, full size and umbrella stroller, 2 booster seats, stair gate with installation hardware at the top of stairs, child step stool, and 4 bed rails are available free of charge.

Use of all resort amenities also included in your rental fee. Outside George Foreman electric grill also included.  Gas grill available for rent through management company.

A $400 security deposit is required, which is refundable after inspection of the home and within 14 days of your departure.
