PARADISE, SERENITY, EDEN ON EARTH...These are a few of the words expressed by friends, family and guests about their stay at AMBIENCE. Nestled SOUTH OF 30A, on a partially gated dead end street, the look, feel and 'Ambience' of Summer's Edge brings to mind a gentler, quieter time, when people sat on their porches and balconies talking to neighbors as the kids played and rode bikes.

AMBIENCE is ideally situated on North Ryan Street, far enough down the block south from 30A so you hear the gulf surf through open windows rather than the din of passing cars. The (2) PRIVATE COMMUNITY POOLS, one heated, are a short stroll across a private road. Close enough for easy access, but out of sound range from the clamor that can be kids splashing about.

Our custom designed 2200 square foot 3 story home SLEEPS 10 and is perfect for a large family gathering or multi couples. It boasts a charming, coastal chic decor. The keyless front entry door reveals the main floor's open and spacious design. A comfortably furnished living room with flat screen tv and dvd. French doors from the living room invite you into a COVERED SCREENED-IN PORCH with ceiling fan and teak furniture, ideal for dining, reading and enjoying cool evening breezes and the sound of the night surf. A beautiful wood table sets off the dining room with french doors leading out to an outside covered deck, gas bbq, garden, and teak dining table under a shaded trellis.

A full kitchen comes equipped with large refrigerator with ice and water on the door, microwave, quiet dishwasher, garbage disposal and electric range. Granite countertops offer plenty of work space as does a stainless steel island table.

One bedroom downstairs comes with 2 twin beds and french doors leading to the outdoor deck. A dual entrance full bathroom with walk in shower can be reached from the bedroom as well as the kitchen area.

The second floor includes a large master suite with king size bed. An en suite bath area contains a separate dressing area, vanity with sink, as well as another sink in the bathroom along with a jetted whirlpool bath for 2 and walk in shower. Two sets of french doors lead to a large wrap around covered balcony perfect for sunning, sipping a drink, viewing a PERFECT SUNSET or a gathering spot for friends and family to review that day's glorious events.

A queen bedroom with full bath, and, also with french doors to the balcony shares the 2nd floor with the king master. A separate laundry room housing a full size washer and dryer is also located on the 2nd floor. A cool spiral staircase leads up to the third floor, 4th bedroom loft. An ideal hide-away for the kids. The loft features 4 twin size beds, plenty of room for playing, a tv & another PARTIAL GULF VIEW

The 20 mile bike & walking path along Scenic 30-A is right at the end of our street and is a great way to explore the area. Our AMBIENCE BEACH HOUSE is only a 10 minute bike ride to the fabulous shopping, restaurants and other activities in world famous Seaside, the idyllic setting for the movie The Truman Show. For those with a bit more pedal power the distinct communities of Watercolor, Grayton Beach, Alys Beach & Rosemary Beach are also within reach. Should you feel the desire to get back in the car and leave the beautiful confines of 30A (we rarely do)... Destin and Panama City Beach are just a short drive away for even more fun.

Very disappointed

Our stay at this house was so disappointing. We've stayed in this area for several years and never had an issue with any house; this nearly ruined our group's one yearly vacation until we moved mid-week.
1. The vrbo tag line says that this house is 75 yds to the beach. It is NOT 75 yds to the beach. It might be 75 yds to the beach access point, but then it's another 75 yds from there to where the beach begins. The property manager's own web page even says this house is 140 yds to the beach.
2. The loft room was so unbearably hot our kids couldn't sleep. A box fan on the highest setting didn't help. We kept the blinds shut (so we weren't able to see the only partial Gulf view available). We called management, who sent out a repairman. He changed out the filters, but said that room just wouldn't cool properly with the unit this house had. He said to try the air on 68* and that might cool it enough for them to sleep, but the thermostats have signs that say to not turn the air below 72* or the unit freezes up.
3. We called about the living room TV not working properly. By the time we moved out on Monday, it still wasn't working.
4. The propane tank for the grill was empty. We didn't know until we were in the middle of making dinner.
There were other issues, like the light bulb out on the back porch, no bulb in the master bedroom lamp, a clogging toilet, and a broken porch chair with 2 exposed nails. But what truly disappointed us was management's handling of all of this. After telling them about the upstairs heat being unfixable (per the repairman), that we had 4 kids who couldn't sleep, and our other issues, they argued over letting us move to another home. To paraphrase one employee, out of all of the issues they have, these weren't really that big of a deal.
They might not be a big deal to them, but they are to us, a family that spent thousands of dollars on a vacation that we get to take once a year. We had reasonable expectations of what a vacation home should provide its guests, A/C being most important. We spent hours of our valuable vacation time dealing with these issues, and were finally given only a partial refund. We promptly moved to a different house with a different company that actually treated us well and took good care of the property.
All said and done, this property and the management company were substandard and a true disappointment.

Owners response: I am so sorry about your disappointing stay at our home. What you have unfortunately experienced is the culmination of several missteps by my local rental management group…Southern Resorts. They have recently restructured their entire team and increased staffing to now efficiently and expediently manage guest’s concerns with the property. As the owner, living away from this property, communication is paramount in my working relationship with the management company. I feel they have recently faltered in this regard. Obviously, finding out about issues in the home from guests after they occur is not my idea of doing business.

I want you to know that I purchased a window air conditioning unit for the upper loft and had the management team install it immediately. I feel the un-authorized AC vendor that came out to the property was a bit tactless in his remarks, as we easily remedied the elevated temperature upstairs by installing the additional unit. I also have been in frequent communication with the new property manager, who is much more accessible than the previous one. We fixed the televisions, refilled the propane tank, repaired the broken piece of furniture and replaced all the mentioned light bulbs.

I have addressed the manager about how the situation was handled by guest services. He has conveyed to me that the individual who made the remark: “out of all of the issues they have, these weren't really that big of a deal,” has been reprimanded and gone through further training. As the owner of the property, all guest concerns are a big deal to me!

I have impressed upon the new manager how imperative it is to get everything up to standard, and I believe we are there. It is, however, unfortunate that it couldn’t be this way before your stay. In years of renting this property, I have had a pristine track record, as other reviewers have graciously pointed out. I am confident in the changes that have been made, and that ‘Ambience’ is back on track from this day forward.

Summer's Edge Convenience

Large home located within a short walking distance from the private beach of Seagrove Beach area south of 30A. The best part of this house is the quiet neighborhood and convenient access to the beach and two lovely pools. Although there is space for 10, the upper bunk room seemed hard to cool. Overall, we enjoyed our stay.

Recommended for: families with teenagers, tourists without a car

Owners response: We are so glad you enjoyed your stay at out home. Our location, close to the community pools and private beach, but still far enough away to be peaceful and quiet, is one of the the best things about 'Ambience.' Also, thanks for reporting about the warm 3rd floor bunk room. We have remedied that situation by installing an air conditioner in that room.

The house itself is lovely, but the amenities left much to be desired. Our WiFi was broken until Thursday, the ceiling fan in the main living room was broken and the air was set at 72 degrees, which left the house rather warm. For a house that sleeps 10, we had a total of 2 towels per bathroom (so 6) and only 1 role of toilet paper per bathroom. The kitchen had the basics, but there was only 1 trash bag so we had to go buy our own. The freezer kept breaking and a repair person had to come fix it and we ended up having to buy bags of ice. Not a single DVD player worked in any of the rooms and after numerous phone calls, they delivered one on Thursday. We left Friday morning. The distance from the pool and beach are great, but the lack of basics including functional WiFi and DVD players made it interesting with 5 children to entertain at night. I was disappointed in the response time to our issues and won't be back.

Recommended for: families with young children

Owners response: I am so sorry that your time at ‘Ambience’ left something to be desired. As almost all of our previous reviews indicate, we pride ourselves in offering a pleasant and relaxing stay at our vacation home. Unfortunately, you literally ran into the ‘perfect storm’ during your visit. Only days before your arrival there was an intense electrical storm, which knocked out the Wi-Fi in the area and some of the electronics in our home. It took an inordinate amount of time to resolve that problem. This hot season with little relief from the Florida, Panhandle sun, even in the evenings, has indeed left our and other homes feeling a bit warm at times. We have alleviated that situation by installing a separate air conditioner in the 3rd floor loft bedroom, which has assisted in keeping the other floors cool. There are extra towels under each vanity and in the laundry area in addition to the ones hanging in the bathrooms. Most guests usually do towel washes as needed during the week in the full size washer and dryer.

I am sorry that you had difficulty with the freezer. It seems that some freezer control buttons were inadvertently pressed by the previous houseguest, which led to the thawing problem. That has been resolved and the freezer is working properly. We did check on the DVD players and all are in working order.

Unlike hotel accommodations, house rentals usually offer a minimal start up inventory of toilet paper, paper towels, garbage bags and the like. Guests then fill in accordingly as needed.

With all that being said, I sincerely regret the poor reaction time of my local management company to your concerns. They have recently restructured their entire team and increased staffing to insure prompt coverage to unexpected, but sometimes, unavoidable house hiccups. At the time of your stay we were in between property managers. I have been in frequent communication with the new property manager, who is much more accessible than the previous one, and he has assured me that the entire company is now geared to a more expedient response time, should the need arise.
