Beautifully landscaped 27 acres, 55+ community situated just minutes from Siesta Key beach. Just 3  
miles from Interstate 75 and convenient to Fort Myers, Sarasota, and Tampa airports.  We are located  
at the corner of Bee Ridge Road and Beneva Road at Pinecrest.  Five minutes away is an upscale  
shopping center housing Macy's, Restoration Warehouse, Pottery Barn, Bannana Republic, and Sax Fifth  
Avenue, among many others. This 2 bed/2 bath/2 car garage Villa has a split floor plan for privacy,  
and has recently been apppointed with Italian tile in the bathrooms and kitchen. The remainder of  
the unit has designer carpeting and wallpapers in excellent condition.  Both bedrooms are newly  
carpeted with the master bedroom having a queen bed, TV, DVD,VCR, Tivo, a spacious dressing room,  
abundant closet space, and its own large bathroom with shower.  Sliders from the bedroom open to the  
lanai.  The second bedroom has a large closet and sliders to the court yard.  Next to this bedroom  
is a full size bath with shower and tub.  The combo living/dining room is beautifully decorated with  
Florida living in mind.  An antique French armoire and dining table provide a warm ambience.  The  
vaulted ceiling living room is perfect for entertaining or just relaxing and reading a good book.   
The sofa and overstuffed sidechairs are equally bright and cheery.  The slider in the living room  
fully opens the living room to the screened lanai.  The kitchen with its dishwasher, electric range,  
garbage disposal, and microwave is fully furnished with everything you will need including all  
utensils, pots, pans, toaster, and silverware.  Attached to the kitchen is the family room which  
also opens to the lanai.  The unit is equiped with cable TV and TIVO at no additional charge!  This  
private, end unit has a two car attached garage.	

Vacation Rental Amenities

This clean comfortably furnished Villa has every convenience of your own home.  TIVO!! Cable  
TV,3 televisions,central air and heat, fully equipped kitchen, all bedroom and bathroom linens, and  
a Maytag washer and dryer.  The large clubhouse provides you with a movie and book library,  
poolroom, workout room, and hot sauna. Just outside the clubhouse is a large heated pool and  
shuffleboard lanes. Activities at the clubhouse include bridge, bingo, and various special dinners  
and cookouts. Three of the county's largest libraries are minutes away and have thousands of DVDs  
and VHS tapes. Visitors can easily obtain a library card for a very nominal fee ($25) and have  
unlimited access for one year.  The libraries have free computers for visitors and free wireless  
internet access for your laptops. 

Activities and Attractions

The sugar white sands of Siesta Key are only 10 minutes away and was recently awarded the #3 beach  
in the world.  The world famous Herrmann's Royal Lipizanner Ranch is located just 25 miles away.   
These are the spectacular white Austrian stallions.  The ranch has weekly shows from Jan through May  
and also schedules riding lessons on these magnificent horses!   
 
Golf at the Village Green executive course is within walking distance with Golf at  
some 30 other courses nearby.  Dining of all types, from 5 star restaurants to reasonable Amish  
cooking is available just minutes away.  Entertainment such as the Van Wetzel Theater, Mote Marine  
aquarium, Ringling Museum, Shelby Botanical gardens, and opera are close by. Disney World is just a  
2-hour drive. St.Armonds circle, just 15 minutes away, has numerous up-scale shops to visit.  Walk  
to the bank, drugstore, and grocery store.  Shopping of all types close by. This condo is close to  
everything but also a very private and quiet community. 

Vacation Rental Rates

Some muti-month rental rates are negotiable. Long term lease is available. Here are  
some general guidelines: 
 
December - April     $2400.00/mo.    Special rate: Dec 08 for $1900!! 
May - September      $1500.00/mo. 
October - November   $1800.00/mo.    Special rate: Nov 08 for $1600!! 
 
Additional fees:  
     Florida sales/rental tax of 11% unless 6 months or more stay. 
     $100.00 for Condo Assoc. screening fees.  
     $500.00 Reservation deposit (credited towards rent).       
     $800.00 Security deposit.  
 
Children are okay with prior written approval of the landlord.
