Perfect compromise between wildlife & culture! Romantic, charming, but comfortable house, 3 bedroom
(sleeps 8), 5/6 person hot tub, fireplace, all amenities (dishwasher, washer/dryer, satellite TV
with more than 180 channels, DVD player, WIFI and more). River across the street and stream in the
back of the property where you can sit and relax. The incredible advantage of this place is not only
the fact that it's really adorable & restful but also its amazing location. Surrounded by the
mountains (Hunter, Ballayre) and forest (the back of the property is a national forest!) just walk
across the bridge to be right in the center of the Town of Phoenicia, its great variety of
restaurants (especially Sweet Sue and its well renowned phenomenal pancakes, people from all over
the world come for them!), shops, and NYC buses that bring you there in two hours! Perfect for
couples with/without children, family/friend reunion, and we just installed central air!

For all taste and age activity-wise. There are so many different options perfect compromise with
wildlife and culture: Skiing (alpine, cross country, snowmobile..),Golf, Horseback riding, swimming,
fishing, hiking, tubing, kayaking summer camp and activities for children or if you just want to
walk, you will surely love the nature around! Wine tasting, theater, dance music (all styles!), Fall
festival (Hunter Mountains Oktoberfest...), incredible gourmet restaurants (you must try the
pancakes at 'Sweet Sue!' you can walk there! It's only 5mn walking distance!), concerts, plays,
antique stores, exhibitions, historical places.
Ski all around! We are Near Hunter, Bellayre...
Go see the Kateskills Falls or Red Falls....
