Beautiful lakefront home in golfer's paradise in Hot Springs Village

You will rarely find a house as nice as this for rent. This house sits on Lake Estrella, a small (25
acre) lake with 210 feet of lake frontage. At this time there are only a few other houses on the
lake, so it is very quiet and has spectacular views. The house was designed with lots of large
windows for an open and airy feel and to allow every opportunity to enjoy the magnificent views.
This "charming lake house in the woods" is our vacation home and is decorated like a REAL home
not a rental property. The sheets are high quality as is the furniture and furnishings. We want you
to have a lovely, comfortable vacation and hope that you will be respectful and appreciative of our
home. It is a very nice place and we work hard to cultivate good feelings and happy times there.
The house has four bedrooms and three bathrooms. It is set up to sleep nine comfortably. There is a
California king in the master bedroom, there are queen beds in each of the other three bedrooms and
one of the bedrooms has an additional twin bed. There is enough room in two of the bedrooms to sleep
children in sleeping bags or on queen sized blow-up mattresses on the floor if you wish.
The living room has three large comfy couches. The great room, that incorporates the kitchen, will
probably be where you spend most of your time. A 42-inch wide screen television with DVD/VCR
and lots of comfortable seating in the great room (you can steal all the pillows off of the couches
in the living room to set up an even comfier spot to watch movies on the floor). There are VCR
equipped TVs in each of the bedrooms as well(master bedroom has DVD/VCR).
The great room television as well as two of the bedroom TVs are wired with Direct TV. There is a
fairly extensive video collection (shelved in the den) for your use, as well as some best sellers if
you prefer to curl up with a book.
The deck at the back of the house is 78 feet long (runs the entire length of the back of the house).
There is a table and chairs so you may eat al fresco and lots of seating so you can sit out and
enjoy the peaceful evenings. We also have a laundry room with a full size washer and dryer, iron and
ironing board as well as a chest freezer if you prefer to bring all your own food and stay for a
month.
The house is in beautiful Hot Springs Village, a gated community, with eight public golf courses and
one private. The private course, Diamante, is only minutes away from the house, as are two of the
Village's other golf courses (Granada & Isabella). Two of the golf courses were ranked in the top
100 in the country by Golf Digest and five of them were in the top ten for the state of Arkansas.
The house is within a few steps of the second green on the Granada course. The greens fees are very
reasonable.
The Village is also peppered with 11 lakes, some large enough for motorized boats and waterskiing.
Others, like ours, are smaller and more intimate, good for fishing, swimming and small boats. There
are pools (small fee) within the village as well as public (free access) beaches. There are tennis
courts and miles of walking and bicycling paths.
The village has all sorts of amenities including a workout facility, massages, theatre programs and
festivals. There are frequently weekend garage sales and church sales for those of you looking to
bargain hurt. For those of you who enjoy a nice drive there are all sorts of spectacular roads both
inside and outside of the village. If you are interested in day tours, let us know and we can make
some suggestions for some of the scenic routes that we've taken.
The house is easy to find. It is not yet visable on mapquest but can be brought up on google maps
with a little finagling, I can email you a map to help you to get your bearings. From the Village's
East entrance, off of Route 5, it is just a short two mile drive in to the house. It is roughly 12
miles into the town of Hot Springs and a magnificent, scenic 12-mile ride from the town of Benton
(Highway 30 and Route 5 - exit 117). Drive across the village and out the front gate (west) and the
Ouachita National Forest is ten minutes away.
We have two rules which are NOT NEGOTIABLE. ABSOLUTELY NO SMOKING & NO PETS!

In the event that you need to cancel, the initial deposit will only be fully refunded if we are able to re-rent your dates to someone else.  If we are unable to re-rent for those days you will forfeit your entire deposit. If we re-rent then you will get your entire deposit back. 

The house itself is on Lake Estrella with 210 feet of frontage. There is a fairly large "beach
patio" down at the lake with chaise lounge chairs and steps that go down into the lake for easy
access. The Village has public beaches on Lake Balboa (10 minutes away) and some of the other lakes
as well. There are two public use pools (one indoor and one outdoor)that require a fee.
The Village has 9 public golf courses for use by members or member's guests and one private course
that requires a club membership. We can help you to make reservations or you are free to make your
own.

There are an abundance of things to do here at the house such as swimming, fishing and bicycle
riding. We have a couple of bikes at the house for you to use. You may bring your own small boat
and put in at the house (if it is light enough to carry) or a short drive away at the put in at the
corner near the inlet. Just 20-30 minutes away is the Magic Springs Water Park or you can rent a
boat for the day at one of the big lakes in Hot Springs. In the Spring, Oaklawn's Horse Racing
attracts a considerable audience in Hot Springs and has been a stopping point for a lot of the
horses that end up heading to the Derby, the Belmont and the Preakness. You can spend time checking
out bathhouse row in the historic area of Hot Springs National Park or drive up a fabulously winding
road to visit the Fire Tower. When you get to the top, then ride to the top of the fire tower and
get the best view in town for miles and miles. If the nature in our own back yard doesn't impress
you enough you can drive across the Village and out the front gate just a hop to the great Ouachita
National Forest and magnificent Lake Ouachita. If you are looking for day trips, about an hour away
is Crater of Diamonds State Park where for a small fee you can dig for diamonds and keep what you
find! Some of the most wonderous roads in the country are hidden here and the trip up the hog
trail (old route used by truckers to take hogs to market) to Eureka Springs makes for a nice
excursion. There are plenty of shorter rides for those of you who might be bringing your motorcycle
and we would love to give you our recomendations.

In order to book the dates you need to make an initial deposit of $100. to hold your dates and show
that you are serious. You can either make your deposit through Paypal (preferable), to our email
address, or mail a check to us, made out to: Kathryn George, sent to 4122 North Keystone Avenue,
Chicago, IL 60641-2436.
Once you make your initial deposit I then need the names of all persons in your party over the age
of 5 years in order to apply for visitors cards for you. The Visitors cards allow you access to the
Village at either of the main gates and will allow you to enjoy the amenities of the Village such as
the Pools, tennis courts, fitness center and of course all of the golf courses except the private
course (Diamonte).
The standard rental fees on the house are $250. per night or $1200 for the week. Summer rates for June & July are $1500 per week (weekly rental only) Holiday rates are $300 per
night or $1200 per week and Winter rates are $225 per night or $1000 per week. There is a minimum
two night stay. We also require a refundable security deposit of $500 per stay that you will get
back after we receive a good report from the housekeeper and the keys have been returned to us.
With about two weeks to go before you are due to arrive for your vacation you will need to send in
your balance along with your security deposit so that I can mail out your rental packet. The rental
packet will contain directions to the Village from your area, a map of the Village so you can get
around during your stay, your visitor cards, 2 keys to the house and a garage code, a set of
instructions and a survey. I mail everything out Priority Mail and it usually takes 2-3
days to reach you. Please allow 10 days for your check to clear if you aren't using Paypal and
in the event the package gets lost in the mail and it has to be resent.

We do not allow any type of pets EVER and we do not allow Smoking in the house.  If it is found that either rule was disregarded you will loose your security deposit and be charged extra for the additional cleaning fees.  IF there is extensive damages we will come after you and thelegals fees will be yours as well.
