This beautiful, comfortable and lovingly restored & expanded 1851 farmhouse is perfect for your next family reunion, Big Chill gathering of friends, or ski weekend. With 7 charming bedrooms and 3 full baths, the house comfortably accommodates 15 people.
Depending on traffic, the house is about 2.5 hours from New York City. It's 4 miles outside the town of Greenville in the northern foothills of the Catskills -- an area long referred to as the Irish Catskills. Easy drives get you to great skiing (Hunter Mountain is about 40 minutes away; 30 minutes to Windham), hiking, antiquing and dining, and numerous other attractions.
Your whole group can gather in the 19 x 26 foot great room which has generous seating and windows on 3 sides that look out on wooded hills, barns and rolling farmland, with the Adirondacks visible in the distance on a clear day. You can watch movies or play games in the den, or gather in front of the woodburning fireplace in the cozy living room. Cooks among you will enjoy using the large, well-equipped kitchen. The kitchen table seats 10 people. The adjacent dining room has a piano and a table that expands to seat up to 14.
The house sits on 14 hilly acres with a large yard, tall trees and picturesque outbuildings, including a 19th century post & beam barn.

In warm weather, the large grassy yard accommodates football and other sports, picnics, cook outs and marshmallow roasts. Hiking the local roads or trails in Catskill Park are great summertime activities. In the winter, after a day on nearby Windham or Hunter Mountain slopes, skiers can warm themselves in front of the fireplace in the cozy living room or at the game table next to the pellet stove in the great room. The house also offers a TV/den room equipped with DVD and CD players (and decent library of movies and t.v. shows), a piano in the central dining room, and numerous board games. The cooks among you will love the fully equipped, homey, 15 x 20 foot eat-in kitchen with modern appliances.
In addition to skiing (downhill and cross-country), snowboarding and tubing at Windham and Hunter Mountain, the Catskills offer beautiful hiking trails and excellent fly fishing, fantastic fall foliage and nearby harvest festivals. In the region you'll also find the Catskill Game Farm, Howe Caverns, golf courses, horseback riding, fine dining, museums, Hudson River cruises, wineries, balloon rides, great antiquing (Coxsackie, Hudson, Saugerties), and a chamber music festival (Windham). Picturesque Saratoga Springs with its fabulous thoroughbred racetrack and Performing Arts Center, Victorian mansions and great dining is an hour and fifteen minutes away. At similar distances are Woodstock with its Colony Arts Center music and food venue and Woodstock Playhouse, Tanglewood (the western Massachusetts summer home of the Boston Philharmonic Orchestra), and the Berkshires with their own wonderful hiking and skiing. Half an hour away is Albany with its historic State Capital building, hospitals, shopping malls and multiplex movies.

Base rates are per night and for groups of up to 15 people.

A surcharge of $200 is added to the total rent if the rental period includes a holiday or holiday weekend night.
All groups pay a $150 cleaning fee.
Bring your own sheets and towels, or rent them for $20 per person (not per night).
Air mattresses can be placed on the floor to sleep additional guests in two of the bedrooms, the living room and great room. You must supply your own mattresses and linens for these guests.
Additional Rental Terms: Minimum stay 2 nights. A deposit of half of the rent plus $500 as security against damages is required to make a confirmed reservation. The balance of the rent plus the cleaning fee and any applicable linen charge is due 10 days prior to your arrival. The damage deposit will be refunded within 30 days following the lease term, net of any telephone charges you incur and the cost of repairs for any damages. Full refund of deposit with 45 days notice of cancellation, otherwise only the damage deposit will be refunded. Longer term reduced rates are available.
