Located on beautiful Hutchinson Island at Indian River Plantation, one of Florida’s finest luxury
resorts and a short distance from historic Stuart, FL, this 2 BR, 2 Bath top floor nicely appointed
condominium offers spectacular sunsets over the Indian River from its screened in porch which
overlooks a peaceful lake. Within walking distance of an 18 hole Par 61 Golf Course, tennis
courts, and private ocean front beach, the unit offers a king size bed in the Master Bedroom, twin
beds in the guest room and a pull out sofa in the living room.

Residents enjoy a private club room, heated swimming pool and sundeck overlooking the lake with gas
bbq, and close proximity to the amenities of the Indian River Plantation Resort. The golf clubhouse,
which houses a fitness center, is just next door to the Club Villas building, and tennis is across
the parking lot. Air Conditioning, telephone, cable tv, fully equipped kitchen, microwave,
dishwasher, washer and dryer. Linens provided. Covered parking. For the boat lover there is also a
Marina within walking distance.

In addition to the 18 hole Par 61 golf course located on the property, you are minutes from numerous
regulation golf courses to include The Florida Club, Ballantrae, Hammock Creek. Additionally you
are a 40 minute drive from the PGA Learning Center in Port St. Lucie West. Numerous fine
restaurants are nearby and numerous museums are within a short drive.

The Owner’s Club Membership entitles you to full privileges at all recreational facilities. The
current rates per play are: 

(1.) Golf - 18 holes, including cart - $56.00 
(2.) Tennis - Per court
hour - $24.00. Prices are subject to change without notice.

Walt Disney World, Sea World and many attractions in Orlando and Palm Beach are a short (1 to 2
hour) drive.

December to March: $4,200/mo
April – Nov: $2,100/mo

NO PETS AND NON-SMOKERS ONLY
A reservation deposit of 25% of the total rent for the lease term is required at the time the rental
agreement is signed. No reservations will be confirmed until the initial deposit is received and the
rental agreement is executed. An additional 25% deposit is due 90 days prior to the date of
occupancy. 

Payment in full plus a $1,000 refundable security deposit and $100.00 cleaning fee are required 7
days prior to occupancy by certified check or money order
