Vacation Rental Description

River Dawn is the classic Florida dream home, beautifully designed 
to provide a unique and spacious blend of formal luxury and casual 
sun drenched living. Situated directly on the Caloosahatchee River 
in the prestigious Gold Coast area of Cape Coral, the view of the 
river and Fort Myers skyline is breathtaking. Sunrises over the 
river have to be seen to be believed. When you stay here you will 
never want to leave!

A large and luxuriously appointed 5 bedroom, 4 bathroom property 
with huge cathedral ceilings throughout. River Dawn comprises over 
6000sq ft total area of which 3500 sq ft is air conditioned space 
surrounded by a lush, palm filled garden. Designed to maximise the 
sunny Florida lifestyle the huge lanai area to the rear features a 
large solar heated pool with an integrated spa and an outdoor summer 
kitchen. There is plenty of space for entertaining large gatherings 
in style or for simply lounging quietly in the warm sunshine 
watching the pelicans and dolphins.

Truly a boater's dream, there is a large deck and a wraparound dock 
with a boat lift. This provides unrestricted access to the 
Caloosahatchee River and the Gulf of Mexico beyond. Some of the 
finest boating and fishing waters are literally in your back yard. 
Boats can be hired on a daily or weekly basis and for those wanting 
to enjoy secluded beaches the islands of Sanibel and Captiva can be 
easily reached within 15-20 minutes.

If a change of pace is needed, then pop over to the local Cape Coral 
beach less than 10 minutes away. The more colourful and lively Fort 
Myers beach 15-20 minutes away will satisfy even the most fun-loving 
individual with its parasailing and jet-skiing, plus many bars and 
restaurants. Alternatively, other activities ranging from golfing 
and cycling through to ECO-exploring are sure to appeal to those 
looking for non-beach pursuits. 

River Dawn can comfortably house two families as there are two 
completely separate king suites for the parents and sufficient 
bedrooms and bathrooms for the rest of the family! Plus there are 
separate office facilities for those business activities you can’t 
leave at home. In fact, River Dawn aims to meet the needs of even 
the most discerning traveller, to ensure your stay is enjoyable and 
forever memorable

 

Vacation Rental Amenities

The property comprises five bedrooms and four bathrooms(the fifth 
bedroom is a den with sofa bed and is also equipped as a study and 
entertainment room). The interior incorporates a variety of surfaces 
ranging from granite and marble through to stainless steel. All of 
this is warmly set off by the tasteful decor and towering ceilings 
which serves to compliment the natural drama of the river views 
outside.

Master suite - king size bed, river views and sliding door to pool 
area, dressing area with large walk in closet, TV, alarm 
clock/radio, ensuite bathroom with large whirlpool tub, his'n'hers 
wash basins, toilet and separate walk in shower.
Guest suite - king size bed and separate seating area, TV, alarm 
clock/radio, stunning river views and sliding door to pool area, two 
large closets, ensuite bathroom with bath and shower, his'n'hers 
wash basins, toilet.
2xTwin bedrooms - four twin beds sharing their own bathroom with 
bath and shower, toilet and wash basin.
5th bedroom/den - futon bed (standard double) and desk with colour 
printer, fax, copier and scanning facilities. Can be used in stand-
alone mode (or bring your own laptop). TV with DVD/CD. Bookshelf 
with a variety of books, games, DVDs and CDs.
Living room/Dining room- stunning river views and large slider door 
to pool and lanai. Dining table and eight chairs.
Kitchen - granite bar/worktop and four barstools, built in stainless 
steel dishwasher, microwave, stove and refrigerator with ice maker.
Family room/Nook - fireplace, cable TV and entertainment system 
including DVD/CD, video players, built in surround sound system and 
glass slider to pool and lanai. Separate breakfast table with four 
chairs.
Laundry room - second fridge/freezer, washing machine, drier, 
ironing board.
Three car garage - two remote controlled doors.
Swimming pool - 32ftx16ft heated (solar and electric) with spa and 
waterfall. Night lighting. Depth varies from 3ft (1m) to 6ft (2m).
Lanai/summer kitchen - refrigerator, sink and Jennair grill (great 
for outdoor BBQ's) and storage cupboards. Off pool dining area 
including two tables and six chairs. Six sun loungers including four 
sun beds and two reclining chairs.
Pool bathroom - shower, toilet and wash basin.
Large sun deck - located by the river with two tables and six chairs 
plus stand up bar.
Boat dock - 11,000 pound boat lift. Separate Whip-it davits for 
tying up a second boat.
Large garden - palms, orange, lemon trees and other tropical trees 
and plants.

Full fire and security system monitored by ADT.
Telephones in most rooms with free local calls.
Wireless Hi-speed internet (DSL/Broadband) - own PC required
Whole house music system and intercom.
Full air conditioning and heating system throughout.

Activities and Attractions

The property is ideally located on the Gold Coast of Cape Coral only 
minutes from the main shopping areas and restaurants. Fort Myers 
with its extensive shopping facilities is easily accessible in 
minutes via either the Cape Coral or Mid-point bridges. Cape Coral 
beach can be reached in less than 10 minutes, whilst Fort Myers 
Beach is approximately 15-20 minutes by car. Sanibel and Captiva 
islands are about 15-20 minutes by car (or approximately the same by 
boat!).

Local activities include boating, fishing, jet-skiing, golf, 
cycling, tennis, parasailing, swimming, diving, water skiing and 
windsurfing.

Restaurants and shopping are just minutes away and there are many 
local golf courses.

The Orlando theme parks are 3 hours by car. Busch Gardens is 
approximately 2 hours away.

The property is only 25 minutes from South West Florida 
International (Fort Myers) airport. Approximately 2 hours from Miami 
International or Tampa airports.
