Villa Lee Anne provides 2300 square feet of spacious Florida living as it was meant to be ... on a
Golf course with lake in view, close to the beaches and Boca Grande just around the corner! This
Ralph Roberts custom built villa boasts an open and bright floor plan featuring large master suite,
spacious kithchen with great working counter space, family room, breakfast nook/bar, 3 bedrooms and
2 1/2 bathrooms. The Villa is well appointed and tastefully decorated and carpeting in the
bedroom suites; the remaining villa areas are adorned with Italian ceramic tiles. A large, screened-
in, electric heated pool is located off the lanai. The pool area can be entered from two bedrooms,
kitchen and living room. The Lanai has a 7' table with six comfortable swivel chairs for eating
breakfast or dinner outdoors. The Lanai is equipped with a 22" TV so you can enjoy a cup of
coffee/tea while watching the morning news or your favorite sporting event. Located in an upscale
neighborhood the Villa provides a serene setting. Beaches, shopping, waterfront restaurants,
fishing , kayaking, boat rentals and parks are just minutes away. In fact, the grocery store,
liquor store, bank and gas station are only three blocks away at the community entrance.

Bedrooms and Bathrooms:
The villa features three bedrooms with large walk-in closets for each. The oversized master bedroom
with king size bed offers an office area with telephone, printer and web hook-up for your lap top
computer or take your wi-fi equipped lap top anywhere in the house for internet connection. Large
patio doors provide direct pool area access and viewing. The oversized master bath features a roman
walk-in shower and his and her sinks situated in a full wall-length mirrored vanity with excellent
drawer storage.
The two guest bedrooms are situated at the opposite end of the villa with a sky-lighted bathroom
with full tub and shower. This full-sized guest bathroom provides a door for direct pool area
access. The first guest bedrooom with king size bed also provides direct pool access and viewing
via large patio doors. The second guest bedroom features two twin beds and writing desk. Mattresses
in the master and first quest bedrooms are pillow top and luxury quality.

Family/Friends Gathering Area:
An oversized, curved island separates the open kitchen from the spacious family room area furnished
with tropical motif sofa and chairs and accessories. Hosts can easily entertain gathered family and
friends while attending to kitchen duties.

Kitchen:
The kitchen is fully equipped and ready to handle most any food preparation. Cabinet and counter
space is abundant. The kitchen includes a microwave oven, electric range with oven, toaster, and
oversized refrigerator with crushed and cubed ice and filtered water dispenser.

Main TV Viewing Area:
Villa Lee Anne offers a TV entertainment area with a 50-inch HD TV with 60 channels input, a DVD/CD
system complete with surround sound unit with remote wireless rear speakers providing Home Theater
Sound. For viewing comfort, the room is tastefully furnished with a leather sofa, leather chairs
with matching ottermans, and large area rug.

Laundry Facitites:
The Villa has a separate laundry room off the kitchen with a state of the art, oversized washer and
dryer (The Whirlpool Duet). Off the laundry room is a half bath.

Golfing:
An eighteen-hole golf course can be found right out the back door of the villa. And if one gets
tired playing this course there are three other affiliated courses very short distances away.

Beach Activities:
Sun bathing, snorkling, swimming, bird watching, viewing beautiful sunsets, hunting for shells and
shark's teeth and catching occasional glimpes of dolphin and manatee await our guests at several
close beaches.

Water Activities:
Boats, kayaks, and wave runners can be rented within two miles of the villa for a day of fun on
protected back waters or head for the intercoastal or the Gulf with a larger boat. Fishing charters
are available just down the road about two miles, on either a multi-person head boat or on small
group charters. By boat, you can navigate the intercoastal waterway to Don Pedro Island for a
relaxing lunch and in summer you are likely to see manetee and dolphin.

Land Activities:
Just about any activity one would want can be found within 30 minutes of the villa.
