Stunning, executive 2 storey house on the premier golf community of
Highlands Reserve.

Highlands Reserve is in the Davenport area just south of the US192.

With Pool, Spa, XBOX, BBQ, HDTV, hi-speed internet and printer.

10 minutes from Disney World.

30 minutes from Orlando International Airport.

This privately owned 3 bed, 2.5 bath, air conditioned, executive villa is located on a premium lot, backing south west and directly overlooking this championship golf course.

The property will comfortably accommodate 6 guests, plus 2 in the loft room if required.

There is additionally a large, private, screened and heated pool together with a whirlpool spa.


The ground floor is mainly laid to tile with a feature, vaulted, ceiling above the lounge.

There is a 46" LCD HD TV.

The kitchen is fully equipped and further features a 'breakfast nook.'

The dining area contains table and chairs and opens onto the covered
patio and pool deck with night time lighting.

The Master Bedroom suite is on the ground floor and overlooks the pool area. It has a king size bed, TV, walk-in closet and en-suite bathroom with separate shower and Jacuzzi bath.

The upper floor has a double bedroom with queen size bed, a twin bedded room, a bathroom and the loft room which looks out over the golf course.

The open plan loft room is also used as a lounge and will further sleep 2 additional guests if required.

At Berrytown Center (15 mins walk through estate or 2 minutes by car), there is a good selection of supermarkets, shops, family restaurants and bars. 

The Gulf and Atlantic coasts, including the Kennedy Space Centre, are readily accessible.

The villa is 2 miles from the US192 and 4 miles from the Interstate 4.

 

The main living area has a Samsung 46” flat screen HD television connected to HD cable with  DVD/CD player and surround sound system. There is a full selection of channels available through the cable system.

In the living area, there is also a free, broadband Internet connection plus an all in one printer, Samsung monitor and keyboard. The equipment is set up on a computer workstation where you can plug your laptop/notebook straight in and use as required.

The loft room upstairs contains a 32" wide screen TV with an Xbox 360 plus games accessories (also several games). This can also be used as an additional DVD/CD player.

There are two full size bathrooms with bath, shower and hair drier (Jacuzzi in master bathroom) plus a downstairs cloakroom.

Extended pool deck equipped with loungers, table and chairs.

For nightime use, the covered porch is fully lit by multi-colored lights and overlooks the pool which is also under lit. This provides a very relaxing setting at the end of a busy day.

There is a double burner, portable gas grill for use with the villa, this is stored in the garage.

Also in the garage are a selection of childrens' pool  toys and extra patio chairs.

The Laundry area has a washing machine,  tumble dryer and gives access to the double garage.

The villa is fully air-conditioned with ceiling fans in every room.

There is a TV in each bedroom.

All bed linen and towels provided.

The fully fitted kitchen contains Microwave, Dishwasher, Refrigerator, Ice Maker, comprehensive set of Cookware and cooking utensils.

The Kitchen also has a portable, electric grill which can be used to BBQ if required (in addtion to the Gas Grill).

Our villa is a non-smoking property and pets are not permitted.

Smoking permitted outside the home.

Phone available for local and 911 calls (incoming calls only are permitted).

There is a pack and play baby sleeper which is kept in the master bedroom.

Situated on premier Golf Course Community "Highlands Reserve".

Community facilities of large pool and tennis court are close to the villa, (key available on request).

The golf course clubhouse is close to the villa.

At Berrytown Center (15 mins walk through estate or 2 minutes by car), there is a good selection of supermarkets, shops, family restaurants and bars. 

There are many more restaurants of all kinds in the nearby area.

The whole estate contains pedestrian pathways which is ideal for walking and jogging.

At the nearby intersection with the I4, there is a new shopping complex called Posner Park. This contains many big name stores (e.g. JC Penney, Target, Ross, Best Buy).


The Gulf and Atlantic coasts, including the Kennedy Space Centre, are readily accessible.

The  villa is only 30 minutes from Orlando Airport and 10 minutes from Disney
World.

 Lake Louisa State Park is a few miles north with many hiking trails.

Low Season .... December, January, February .... $100/night, $600/week, $2000 month (excluding Dec 18th- Jan 2nd)

Mid Season .... Mar -May & Sep-Nov .................... $110 /night, $650 /week, $2150 /month 

High Season ... June, July & August .................... $115 /night, $700 /week, $2300 /month.

Peak Season. .. December 18th thru January 2nd..... High season rate applies.

(bookings that extend over this period will be charged pro-rata, please request quote.)

Pool Heating ........................$25 /day, $150/wk or $500/month.

All cleaning and taxes are included in these prices

Bookings more than eight weeks ahead require a 20% deposit and the balance payable eight weeks before rental start date.

Rentals less than eight weeks ahead will require full payment at time of booking.

We have several payment methods available.

Credit Card, Debit card, Paypal and bank transfer.

Please note that all bookings have a security deposit held during the rental period. This is fully refundable at the end of the rental (contract terms and conditions).
