Chi'c Waters Edge II Villa with Marina; close to Beaches in Fort Myers

A unique, tropical, stylish, spacious villa awaits you in the
private, gated community of Waters Edge II at Peppertree Pointe in
sunny and warm south Fort Myers,Florida. Waters Edge is located on
the shore of the vast, scenic Caloosahatchee River near its entrance
into the shimmering Gulf of Mexico with its intriguing barrier
islands and the fine, white sandy beaches of Sanibel, Captiva and
Fort Myers Beach. These islands are visible from the exceptionally
long fishing pier which extends out from the marina within walking
distance of our villa available to all renters.
The villa itself is surrounded by luscious, varied and often blooming
tropical plants very visible through the front French doors, two
ample long arched windows in the combined dining room, great
room and kitchen, and visible through the triple 8 foot sliding glass
doors that open to the furnished screened lanai. These windows also
admit ample natural light to brighten up the interior
and produce a feeling of living outdoors while being indoors. The 12
foot ceilings and 1,850 sq. ft.which makes up what has already been
described plus an extensive,nicely appointed master bedroom
and bath, sizable guest bedroom and bath, den and entry way adds to
this summery feeling.
The fully equipped kitchen has a unique island featuring an ample,
one-piece corian counter-top-sink and dinette table combination that
could seat up to 8 people for breakfast or lunch including an
instant, boiling hot-water spout attached to the sink. Also the cook-
top range, dishwasher, microwave and refrigerator are updated.
The villa floor is ceramic tile through out with the exception of
outstanding Brazilian Cherry hardwood floors in all bedrooms. The
master suite has a full Pecan finished bedroom set with queen
size brand new Serta mattress and brand new linens and bedding in all
bedrooms and baths. The master suite has an 8 foot sliding glass door
separate entrance to the lanai. The expansive master bath
boasts of a skylight, large walk-in closet, dual sinks with ample
vanity mirror, large etched glass-door enclosed shower and a large
garden tub and recessed potty.
The guest bedroom is charmingly decorated with a queen size brand new
mattress and brand new sleigh bed with an alternating pattern of
lighter and darker diagonally inlaid hardwood headboard and
footboard with side rails. Also in the room is an alcove with window
next to the bed, designer night-table with brass lamp, sizable closet
and brand new captain style,pecan finished highboy with small
TV on top, beautifully accented by the cherry floor with shinny,
coordinated comforter bedding set. Kitty-corner to the bedroom is the
nice size guest bathroom with a white tiled shower over porcelain
tub, matching shower curtain and wallpaper border, single sink and
ample vanity mirror. These two rooms also have a pull-out door
extending across the hallway that can privatize them if so desired.
A rosy, cozy den across from the kitchen contains one of the long
arched windows, brand new full sized sleeper sofa and maple chest for
additional reading and sleeping comfort.
The dining room next to the other arched window across from the
kitchen contains a brand new round glass Casa Stradivari dining table
and four champagne finished dining room chairs for your dining
pleasure.
Continuing in the great room is the entertainment center complete
with a 95 inch double recliner Bradington-Young sofa and leather
recliner and brand new 50 inch Samsung, plasma cable-connected TV
with DVD player that is visible from the bed in the Master bedroom as
well.
The villa has an attached two car garage in which you will find a
gourmet grill for your BBQ meals.

Within walking distance, around the corner from the villa is an
outdoor, tropically landscaped pool with palm trees and shade for
swimming and/or relaxation, whatever suits your mood. In the laundry
room you will find a full sized washer and dryer and two beach
towels. In the garage there are two beach chairs and a beach umbrella
provided for your enjoyment at the pool or the beach. There is
also another beautifully landscaped pool available to you within the
community a short walk or ride away.
Near the pools the lighted tennis courts can be found.
Besides the marina and the unusually long fishing pier from which you
can sometimes see the flying fish leap, is a picnic area and private
white sandy beach.
Immediately next to this marina is another marina belonging to Harbor
Isle, the neighboring community on the south side of Waters Edge.
Both marinas are within walking or short driving
distance from the villa. They make for a delightful destination and
enjoyable picnicking and/or sunset viewing.

Waters Edge II is just 20 minutes from Southwest Florida
International Airport and just 5 to 10 miles from the Sanibel and
Fort Myers beaches. There are miles of white sandy beaches of all
types from the manicured to the more natural with sea oats and
seashells. If the wind is up you may see
sailboats, kite surfers or board surfers, parasailers and plenty of
inboard large and small powerboats both in and out of the marinas.
Boats may be rented at the surrounding marinas. Every type of outdoor
water sport imaginable is available in this tropical paradise.
Besides tennis, there is golf at the many public golf courses and
bike riding both in the communities and on Sanibel and Captiva
Island. Sanibel also boasts of the Ding Darling National
Wildlife Refuge waiting to be explored.
For the baseball enthusiast, Fort Myers is home to the Minnesota
Twins and the Boston Red Sox Spring training camps. They also have an
ECHL hockey team, the Florida Everblades, who are in full swing
from October-May.
Waters Edge is convenient to dining, shopping (such as the Tanger

Please ask about multiple month discounts. We are only permitted to
rent for a minimum of one month because of the rules of the home
owners association.
Unfortunately, an 11% Florida Rental Tax applies to all rentals of
less than 6 months. There is also a departure cleaning fee of $100.00.
To reserve your home away from home,there is a $1,000 security
deposit which will be returned to you upon departure minus the
cleaning fee alone unless there would be any damage to the property.
