Our home is a fabulous 4 bed 3 bath villa with sparkling extended pool & deck on the exclusive gated community of Cumbrian Lakes, set in a beautiful conservation area with exceptional, stunning lakeside views.

The villa occupies a top premium lot and is spacious, fully air conditioned and beautifully furnished with maximum upgrades for your comfort. The south facing
heated pool & deck area is NOT overlooked & has mature 5ft high hedges on either side to provide complete privacy & has loungers to enjoy the wonderful Florida sunshine & spectacular lake views, chairs & table under a covered lanai & fan are ideal for alfresco eating.

The luxurious master king bedroom has cable TV & patio doors leading out onto the pool area, with en suite providing corner bath & large separate shower. The Queen bedroom has adjacent full bathroom & the two twin bedded rooms share a central Jack & Jill bathroom. The beautifully furnished vaulted living/dining area has ceramic tiled flooring with doors opening to pool area & large gas Bar-B-Q and has cable TV, DVD, CD & FREE WiFi internet access (just bring along your laptop & use our printer).

There is an excellent, large air-conditioned, fully fitted Game room with pool table, air hockey & an electronic dart board for every member of the family to have fun with. There is a safety fence available between deck area & swimming pool, if required, & a signal sounds if an exterior door opens, all for your peace of mind.
There is a large Gas Bar-B-Q for your use on the deck area for alfresco eating for all the family to enjoy overlooking the illuminated fountain & lake.

Management of the villa. On your arrival day you will be able to go straight to our villa to gain entry from our lock-box & enter with the keys from there.
Unlike most villas you can settle straight in with no registration to bother with. Booking in is from 3pm on day of arrival & departure is by 11am on last day to allow for cleaning & changeover. The villa is managed by an excellent local company with offices nearrby in Kissimmee. In the unlikely event that you should need assistance during your stay they can be contacted anytime for advice. The housekeeping service ensures the villa is fully cleaned between rentals and the pool is kept sparkling clean with weekly attention. There is everything included to make your stay both memorable and relaxing in the Florida sunshine. There are of course all kitchen utensils, linen/towels, separate laundry area with washer, dryer, iron & ironing board provided (very boring but useful). Telephone with all calls FREE.

A sense of community. Our small gated community is safe & has little traffic unlike so many huge estates in Florida. Our site is both residential & rental and therefore has a deep sense of care & wellbeing in the community. You will find it an ideal situation for a wonderful Florida family holiday. The community is well landscaped, irrigated and maintained to the highest standards.

Fully fitted Games Room, Barbecue & pool heat. We have installed a large, fully fitted, air-conditioned Gameroom with pool table, air hockey table & electronic
dart board for the whole family to enjoy after visiting the Disney attractions. There is a new large Gas Barbecue for your family to enjoy alfresco eating on the deck area overlooking the pool & lake.
The electric pool heater, required during the winter months (Nov-April) for our outside pool, will normally heat the pool throughout the day to approx 10-15 degrees F above the outside air temperature. The rolling solar pool cover will increase this up to a max 85 degrees, so don't expect miracle temperatures in a cold snap unless the solar cover is in use especially at night. Like all good heat exchange systems in the U.S. you will find that during winter it may take a day for the pool temperature to reach the required heat, up to 85 degrees F with combined heat & solar cover. Unfortunately we cannot always control the weather - but are working on it.

can enjoy a walk, bike ride or jogging in peaceful surroundings.
There is also a playground for
children located within the community. Just 5 minutes drive from your
door, you will find a huge
selection of restaurants including: Ponderosa, Denny's, TGI Friday,
Perkins, Chinese Buffet &
several good Italian restaurants & steak houses, plus excellent
shopping & a 24 hour Wal-mart.
Golfers can choose between 20 top class golf courses nearby.
