New on the market, this is an amazing opportunity to be at the heart of the action for both the largest arts festival in the world, The Edinburgh International Festival and Edinburgh's Christmas & Hogmannay celebrations. Just minutes walk from the main venues and cultural/historical attractions, German markets, ice rink and big whee etc for the festive hols, and surrounded by the best shopping, bars and restaurants, this is all about location, location, location! Pleasant walks can be enjoyed nearby along the Water of Leith walkway, Inverleith Park and the Royal Botanic Gardens while there is convenient road access to the west leading to the city bypass, Edinburgh International Airport and central Scotland’s motorway network. Waverley Train Station is also within a short walk.

The apartment opens into a square reception hall providing access to all rooms. To the front of the flat and with a southerly aspect from its twin sash and case windows is a magnificent drawing room featuring a gas fire with iron grate and pretty timber mantle, dado panelling and delicate plaster work. A glazed door provides secondary access from the drawing room into a striking breakfasting kitchen fitted with an attractive range of painted timber units topped with thick granite surfaces and incorporating a full range of integrated Baumatic appliances including a recessed range cooker set within a bespoke pediment, oven/grill, and microwave as well as a AEG washing machine and full height fridge/freezer. The kitchen is well equipped to a high standard with everything you might need to make your visit more like home.

The bedrooms comprise a generously proportioned master bedroom with dual aspect views towards the castle and features secondary double glazing while also benefitting from a luxurious en suite shower room. The second double bedroom has full working shutters and is served by an equally well fitted bathroom off the hall. There is currenly also a double bed in the second bedroom, but for a rental of one week or more than this can be switched to two singles. There is also the option of a pull-out bed for a fifth guest or over night visitor (rates vary depending on total groups size and time of year). The apartment is located on the second floor of the building - one of the first tenements to go up in The Georgian 'New Town' designed by the architect of The New Town, James Craig in approx 1790.

Perfect location for Edinburgh!

Just finished a fabulous stay in Edinburgh and can't say enough about this flat. It was minutes to all the sights and transportation. Didn't cook any but there was a beautiful kitchen with everything you could need! The mention of street noise in other post is not enough to keep anyone from renting. It's part of being part of a city! We enjoyed Tonic next door and met many locals there! It was 1 block from our daughters flat so that made spending time with her very easy! The city itself is friendly and easy to navigate, hope we get to come back soon!

Recommended for: families with teenagers, sight seeing, tourists without a car

Very comfortable flat in a great location

We really enjoyed this flat - it's a very central New Town location convenient to pretty much everything in Edinburgh. The flat is well furnished and comfortable. The kitchen is reasonably well equipped for most needs with a great pro-style range which we used to cook a number of our meals. The highlight was the gas fireplace which we used almost constantly when we were in the flat. Morris was a great landlord - he met us at the flat, showed us around the flat, and answered all our questions. Minor issues: we had problems with the Sky TV system on and off through our stay which isn't a big deal for us but might be for some people (Morris was planning to get someone in to look at this, so it may already be resolved). The bigger problem was street noise - the flat is on a busy street near several bars and clubs so we had ongoing noise from passing inebriates especially on the weekends. Other flats in the same building seemed to be rented by stag/hen parties on the weekends and this also generated a fair amount of noise. I don't think this would stop me from staying here again, just because it was such a nice flat and location.

Owners response: Hi Patrick, thanks for your feed-back so valuable to us! I just wanted to clarify on your main point about noise, as I'm sure it wasn't your intention to put people off, as you mention in relation to your own booking intentions at the end of your review, which I hope will serve to put it in perspective. The apartment is located on Edinburgh's most fashionable Georgian Street for shopping, bars and restaurants, has unprecedented views of Edinburgh Castle and couldn't be more central. It's something of a paradox that I receive many enquiries from potential guests interested in the central vicinity, but wishing for the serentity of a countryside retreat. It was a pity that one of the main secondary glazing panels in the master bedroom was removed for safety reasons just before your arrival and is now currently being replaced. I think on reflection that there was also a slight catch 22 situation, in that you encountered problems with the Skye TV reception (albeit very stormy weather during your stay), in so far as much better to be engaged in "your own relative noise" than to have to listen to that of others :) That said, I have stayed in many of Edinburgh's central hotels and can confirm that "human noise - pollution" as you mention, can and has been far worse! For example you can stay at a Premier Inn just a few blocks away (but for three times the rate and a fraction of the room size) with a view of a car park or a brick wall and yes it might be quieter.............And whilst on hotel comparisons, I'm afraid that it's the case that you never quite know who will be checked into the room next door, with reference to your comment on how the other apartments in the building are let. I can however confirm that these lets are a combination of individuals, families, corporate lets and naturally due to the central location, celebratory groups. The building is very strictly managed in this regard, and all groups prior to booking are sent a very strict list of conditions, as negotiated with the rental agency. I do hope this serves to clarify from the owners perspective, as I sincerely believe that the apartment represents incredible value for money both in terms of it's standard and amazing location.
