This beautifully spacious villa (1,828 square feet of floor space) has
a luxurious feel about it, being furnished to a high standard and
artistically decorated by the owners, all of the drapes and many of
the accessories being hand made. Just the place to return to after a
day at the theme parks, or a round of golf, to relax and soak up the
peace, take a swim, watch a film, or what ever takes your fancy.

The villa is set in Sanctuary at West Haven, a conservation area just
12 – 15 mins from the Disney Theme Parks. It is a secure gated
community, with an entry code, for your peace of mind. It is about ½
mile from Highway 27, which is a fast developing area, and which will
take you south to Cypress Gardens, or branch off the 27 for Tampa and
Busch Gardens, also Clearwater and St Petersberg beaches, which are
about 1-1½ hours drive. You can take the Interstate 4 – East, to
Kennedy Space Centre, Cocoa or Daytona beaches, again about 1 – 1½
hours drive. To get to Sea World and the Universal Theme Parks take
the Interstate 4 (East) only about 20 mins away. Highway 192 is only 5
– 6 mins away, where you will find many restaurants and shops.

Locally there is a Publix supermarket, UPS store for all your mail,
Wallgreens chemist (drug store) and several restaurants and
take-aways, including MacDonalds, and a garage in Champions Gate
Boulevard. Half a mile up the road in the other direction is another
garage and small supermarket, another Wallgreens, and behind this
another shopping precinct.
The nearest Wallmart is 5miles north on the 27, and another 10 miles
south on the 27, and there is also a Walmarts on the 192 between
markers 11 and 12.

In 2008 the largest shopping mall in Florida, Posnor Park, started
opening it’s doors to the public, and is planned to expand over the
coming years.

THE VILLA.
Pool and Patio
As you enter the front door you can look down the hallway to the
crystal clear waters of the villas own private fully screened pool,
with lawns beyond. The large pool, depth -3ft to +5ft 6”, has
underwater lighting for those balmy summer nights, wide steps into the
pool, which facilitates easy access for the disabled, with support.
There is a pool heater for use in the cooler months. It is
recommended to use the heater from the beginning of October until the
end of March. There is a pool blanket available to retain water
temperatures, when the heater is in use. The extended patio area is
furnished with a large hexagonal table and patio chairs, recliners and
stools for those who like to eat ‘al fresco’, or catch the sun, which
is on the pool side of the villa most of the day. The patio has a
shady area, with an overhead fan.

To protect small children from falling into the pool, there is a
screen barrier, which is removable when not needed. The patio doors
from the lounge and Master bedroom are both alarmed for safety, but
they can be switched off when not required.

The villa is air conditioned throughout for your comfort, it is
spacious light and airy.

The Living Room is equipped with an overhead fan, 26” cable TV, DVD,
video recorder and CD player combination, and there are some CDs for
your entertainment. There are two sofas, one of which converts to a
double bed, and two occasional tables. The dining area has a formal
glass and wrought iron table, and six chairs. There is a breakfast
nook, which overlooks the pool, and has another glass topped table and
4 wicker chairs.

With 4 bedrooms there is plenty of room for two families to share the
villa, or bring the grand parents, we are licensed to accommodate up
to 10 people only.

The Master Bedroom is a large bedroom with an ensuite bathroom. It
has a Queen sized bed on which stretch out and relax, an overhead fan,
26” cable TV, radio alarm clock, matching large dresser, a nightstand
with a lamp on each side of the bed, for your convenience, and a large
walk-in wardrobe. From the Master bedroom alarmed patio doors lead
out onto the pool and patio area. The luxurious Master ensuite
bathroom has ‘His’ and ‘Hers’ washbasins, a double bath, a large
double shower and separate toilet. A hair dryer has been provided.

The Second Double bedroom also has a Queen sized bed to stretch out
on, a matching dresser and a nightstand with a lamp on each side of
the bed, for your convenience, a wardrobe and radio alarm clock. The
adjoining bathroom has a washbasin, bath/shower and a toilet. A hair
dryer is provided here also.

Twin Bedrooms, both have two single beds, matching dresser and
nightstand, wardrobe and radio alarm clock. They are connected by a
‘Jack and Jill’ Bathroom, which has a washbasin and linen cupboard.
The bath/shower and toilet are separated from the above area.

Bathroom towels are provided, but please bring your own towels for the
patio or beaches. Extra pillows have been provided.

The Kitchen is fully equipped with a full sized cooker, refrigerator
with automatic ice making facilities, dishwasher, microwave oven,
waste disposal unit, toaster, coffee maker and plenty of cupboard
space. There is plenty of crockery, cutlery, and kitchen tools for
your convenience.

Telephone is installed and all local calls are free, for other calls
you will need a phonecard or credit card.

Laundry facilities are available washing machine, dryer, iron and
ironing board. In the garage there are also two lines for those items
that need to be drip-dried.

A BBQ is available at no extra cost.

The Garage is a large double garage.

For your peace of mind.
Our villa is reasonably disabled friendly, with only two wide shallow
steps to the entrance, doorways wide enough for a wheel chair, and
steps into the pool wide enough for a supporter on each side.
For the benefit of our guests with young children, or children with
special needs eg. Autistic, it is possible to make one room safe for
your toddler to play in. There is a stair gate for the doorway, and
safety catches for the wardrobe doors to prevent them being opened.
We have also provided, at no extra cost a travel cot/play pen, and
buggy. Both patio doors have alarms which can be activated when the
youngsters are around, to prevent accidents around the pool area.

A safety deposit box is available for storage of your valuables.
There will be a small charge for this.

Management Company. Our management company is just 1½ miles from the
villa, and will provide a 24 hour emergency service; they also pride
themselves on their quick reliable service

Golf Courses.
For the keen golfer there are many courses surrounding the villa, in
fact there are 135 in the Orlando area, 28 of them being within a 12
mile radius of the villa.!

Champions Gate is just down the road, with two courses, one
International and one National, both designed by Greg Norman and both
Par 72. Champions Gate also is the home of the David Leadbetter Golf
Academy.

Highland Reserve on the 27 about a mile away is a Mike Dasher designed
Par 72 course, which has pine tree lined, and spacious open fairways,
and fast undulating greens.

Mystic Dunes was designed by Garry Knoch and has the western nine with
the characteristic of a British links course, while the other nine
meander through native wetlands and oak forests. This course is Par
71 and rewards strategy minded golfers.

Celebration Golf Club was designed by Robert Trent Senior and Junior,
and demands accurate approach shots and consistent putting, but
invites competition for many skills level. It is Junior friendly and
is Par 72.

Ridgewood Lakes was designed by Ted McAnlis and features water on 16
of the 18 holes. I t has generous landing areas, receptive greens,
and is a challenge to all levels of golfer. This course is a Par 72.

Water skiing, fishing, and many other activities are available within
a short drive.
