Relax in spacious comfort with stunning white water ocean views from your living room. Villa Mar Vista encompasses over 3600 square feet of living space in 5 bedrooms (each bedroom has either a
king, a queen or two twins), a den/6th bedroom (queen futon sofa), living room (queen sofa bed with
innerspring mattress). We even provide you with porta-cribs, highchairs and aerobeds for the kids.

You will have 22 bed spaces for your family group, reunion or corporate retreat. The huge backyard
has a stainless steel BBQ Grill and a brand new aluminum Kettler Ping-Pong table. There are also 5
bogey boards, 6 bicycles, sporting goods, and numerous board games and puzzles. The oceanfront home
sits on an estate-sized lot measuring approximately 70 feet wide by 180 feet deep. The fenced and
gated back yard is approximately 5000 square feet and the large grassy front yard is great for
playing soccer with the kids. There is even a 24-foot by 30-foot sports pad in the backyard where
the ping-pong table is set up along with additional seating and a large above-ground Jacuzzi Spa
with ocean views.


Sunset Cliffs Nature Park at Your Door

Right outside your front door lies the 2-mile long oceanfront Sunset Cliffs Nature Park. Come enjoy
the unspoiled beauty of Sunset Cliffs where joggers, walkers, hikers and bicyclists all enjoy the
most unspoiled urban coastline in California. People in this neighborhood of spacious multi-million
dollar homes share a friendly small town greeting as they pass one another to visit the beach,
surf, boogeyboard or just to take a leisurely walk along the ocean. Directly west of Villa Mar Vista
are tidepools that the kids can explore.

There are 4 or 5 sandy cove beaches nestled among the bluffs and the closest small cove beach (50
feet wide by 20 feet deep) is two blocks north of the house away and a large cove beach (approx. 400
feet wide by 50 feet deep) is two blocks south. For the closest beach with lifeguard towers you can
take the kids to nearby Ocean Beach that stretches from the Ocean Beach pier (north of Villa
Mar Vista) to the Mission Bay channel. This life guarded beach is totally flat with no bluffs and is
over 1/2 mile long by 200 feet wide--it is a huge beach.

living room and one of the master bedrooms all facing (west) with gorgeous ocean views.

Spread out among 5 bedrooms, a den, and living room--with 5 of these 7 rooms having their own
separate entrances for big groups to enjoy. Most of the private entrances open through sliding
glass doors to a generous private deck or patio. Large family reunion and corporate retreat groups
will enjoy the new 60-inch Plasma HDTV with Hi-Def Cable Box and 200 channels. Four of the five
bedrooms have Cable TV as well (with 3 of those 4 TVs 32 inches plus).

The den opens onto the patio with outdoor seating for 30, and the huge fenced and gated yard. The
living room and dining room are both spacious for large groups and afford unparalleled views of the
Pacific Ocean.

Villa Mar Vista is among just a few oceanfront homes available in the Sunset Cliffs area of Point
Loma--located due west of downtown San Diego. This means you will be less than 10 minutes from all
the major San Diego attractions--Sea World, Old Town, the San Diego Zoo, Balboa Park, the historic
Gaslamp District, Little Italy, the new Midway Aircraft Carrier Museum, the Convention Center. This
puts you closer to San Diego's best attractions than any other oceanfront estate-sized home in San
Diego.

Sunset Cliffs is a great location--none of the parking problems or congestion that you encounter in
Mission Beach--yet just two blocks away is a little village retail area with 15 shops and
restaurants. Walking several blocks further brings you to the famous Ocean beach pier which is the

There are hundreds of food and entertainment choices in nearby Ocean Beach. Mission Bay and Pacific

Villa Mar Vista enjoys an expansive estate-sized oceanfront lots (12,000 square feet)--among the

Ocean bordering the western edge of Point Loma. The Nature Park begins just north of Villa Pacifica
and follows the natural beauty of the California Coast for two miles where the 68 acre Sunset
Cliffs Nature Park links up with the 640 acre Point Loma Ecological Reserve.

The entire area is designated a multiple species conservation area with the topography including
white sand cove beaches with great surfing, bogey boarding and body-surfing, calmer tide pool
areas, intricately carved coastal bluffs, arches, and sea caves—there is something for everybody
from the surfer to the birdwatcher at the Sunset Cliffs Nature Park.

Naturalists visit Sunset Cliffs Nature Park to watch the annual migration of the California Gray
Whale as it makes its springtime trip from the Bering sea the Baja California where the calf their
young. From December through March the California Gray Whale migrates 5,000 miles from the
Bering, Chukchi, and Beaufort Seas to their winter breeding grounds in Baja, California. Tens of
thousands of gray whales make a spectacular showing within a few miles of the San Diego coastline.
