Welcome to Venetian Bay Villages.
This is a secure, gated, resort community developed and built with vacations in mind for all the
family from young to the not so young! Relax and enjoy this vacation in impressive but fun
surroundings with a wide variety of amenities within the resort, located near Florida's main
attractions. It is built within a village concept with white picket fencing, allowing you to go for
walks and your children to play safely within the surrounding relaxing resort.
Our condominium has three spacious bedrooms which can sleep up to six people comfortably. The master
bedroom has en suite facilities including deep-jetted tub which is just the thing after a day at the
parks. There is also a king-size bed and large TV with cable located in the master bedroom. Upstairs
are two further bedrooms with two single beds in each, a large TV with cable in each, both bedrooms
have the use of a spacious upstairs bathroom with luxury extras.
Downstairs the kitchen area is fully fitted with full-size appliances including a washer/dryer, with
breakfast bar and a dining room table, this is open plan to the sitting area with a large TV with
cable, DVD player and VCR. Our condominium has been tastefully decorated throughout to a very high
standard with some luxury extras such as ceiling fans in all rooms, cultured marble vanities, and
decorative lighting amongst many others, lending to to a relaxed atmosphere.
This upscale resort boasts 24-hour security and 24-hour "on call" contact with a well equipped and
quality clubhouse with internet access. No smoking, please.
Our aim is to make your time in our townhome magical for you and your family at affordable prices

Amenities within our property are:
Air Conditioning, washer, dryer, linens are provided (bed sheets, pillows, pillow cases, bath and
kitchen towels).
Beds: The master bedroom located downstairs has one kingsize bed, upstairs both bedrooms have two
single beds in each room and the lounge area downstairs has a queen sofa bed. We also provide a crib
if need, and
highchair.(bedding for the crib will need to be provided by yourself)
Entertainment: All the bedrooms have tv's with Cable and the downstairs lounge also has a dvd
Player and video recorder.
The master bedroom is ensuite with a Jetted Tub in Bath, the upstairs bathroom also has a sink
located just outside the bathroom as well as a sink and shower located within it. All fitted to a
luxurious standard.
Kitchen: Full kitchen icluding a refrigerator with ice maker, full stove, oven microwave, sink and
dishwasher. Cooking Utensils Provided - The kitchen is complete with pots/pans & cutlery for
preparing meals. There is also a small breakfast bar.
There is a telephone for guests to use free for local calls only. There is a public phone located
at the Club House.
Outdoor Features:
Parking is located at the front of the buildings. There is one large community pool and 3 small.  The Hot Tub is located at the large pool.

area. Also at these areas are Charcoal BBQ Grills - BBQ Grill uses charcoal to create cooking heat.

There is an abundance of entertainment within easy reach of Venetian Bay Village such as Golf,
Airboat rides, Horseriding, Kayaking, Cinema and Shopping, Dinner Shows, Restaurants, Theme Parks,
Minature Golf and Helicopter Rides plus many others.

Bikes for hire, Movie Theatre, Volleyball, Games Room, One Large Pool with Wraparound Deck and Three
Smaller Pools around the Complex, Barbecue/Picnic Areas, Several Children's Play Areas, Internet

Terms and conditions

Cancellations
Up to 60 Days in Advance: A $45.00 administration fee will be charged. Deposit will be returned less appropriate credit card fee and admin fee
59 - 31 Days in Advance: Deposit is forfeited
Less than 30 Days in Advance: Balance of vacation forfeited unless vacation can be rescheduled. Guest will pay any changes in rates for new vacation dates
A minimum deposit of $300 is required for Easter and Christmas, any other time a minimum of 10% deposit required unless booking within one month of arrival then full payment is due at time of booking.
Credit Card Fees: 3% for US cards, 4% for US business cards, 5% for all other cards
3% Admin fee via paypal.

Cannot accept bookings fo 4 nights or less!

Guests will be asked to choose from one of the following as their preferred method of damage protection cover:

□ I agree to submit my credit card details as listed below along with my copy of photographic ID (Drivers licence) and understand that if damage is found after our departure then I will be advised prior to the amount being deducted from my credit card.

□I agree to pay a refundable deposit of $150 that may be used in the event of damages occurring.

□I wish to pay $69 for the Property damage protection insurance which is from the Home and away site linked to Vacation Rentals.**

**Information on Property Damage Protection Cover

"Property Damage Protection Plan: In lieu of a traditional security deposit, the Property Damage Protection plan included on this reservation covers unintentional damages to the home’s interior that occur during your stay, provided they are disclosed to the homeowner or management company prior to check-out. Any damages that exceed policy limit will be charged to you. Certain terms and conditions apply, and full details of the Property Damage Protection coverage are contained in the Description of Coverage. By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly the homeowner or property management company any amount payable under the terms and conditions of the plan. In the event you have equivalent coverage under another policy or do not wish to participate in this plan or assignment, please contact the homeowner or property management company directly.”
