the "Sandcastle": Impeccably Maintained/1 House off the Sand in Newport Beach

Congratulations! You have found a TRUE GEM amongst the many Newport Beach area rentals, available weekly YEAR ROUND! Owner managed, the "Sandcastle" is one of the nicest - and certainly cleanest and well maintained - vacation rentals in the Newport Beach Peninsula area! We strive to offer a great beach vacation experience for the discriminating SMALLER family, in a lovely, warm and comfortable home, available short term throughout the entire year!

Located one house off the beach, the INTERIOR of the "SANDCASTLE" was completely UPGRADED this past year, to include new kitchen cabinetry & countertop, new bathroom cabinetry/countertops/fixtures, a new leather sofa, new beds throughout, double pane windows and sliding doors (and blinds), new mirror sliding closet doors, new cabinetry throughout the unit, a flat screen TV and new artwork...and we have JUST FINISHED OUR EXTERIOR REMODEL too, adding architectural features including stone, korbels and shutters. It was wonderful before, and it's even more fabulous now!
 
From the minute you walk in the front door, you'll be ready to start vacationing!

At the "Sandcastle" you'll find comfortable furniture and a well stocked kitchen/new appliances, as well as HDTV (with satellite TV/55 free premium movie channels) in the main room...Plus there's a fantastic large front patio with table and chairs, umbrella, gas barbecue, and a partial view of the beach that extends the living room to the outside of this downstairs Duplex unit.

The "Sandcastle" has a warm "BEACHY" influence throughout, with nice artwork and colorful accessories. Our guests often tell us it is so comfortable - just like home.

We sleep SEVEN comfortably in beds and cater to smaller families:
-In the spacious Master Bedroom, there's a firm California King bed, an armoire with TV (with satellite/premium channels), a large closet, and an adjoining bathroom.
- In Bedroom #2, there's a Queen bed and dresser.
- Bedroom #3 has both a Double and Twin bed and dresser.
- A hall bath accommodates Bedrooms #2 and #3.
A twin "sleep-chair" is located in the main room as well. (Maximum occupancy is SEVEN guests.) Pillows, comforters and mattress pads are furnished, but bed linens and towels are NOT provided, however we can refer you to a local (and very reasonable) provider.

Located on the corner of Seashore Drive & 35th Street, we're just one house from the boardwalk/sand beach, and you should know that in this area, the distance between boardwalk and ocean is quite narrow, vs some other areas where the sand is 3x what it is by us. So that equates to you being very close to the surf at 35th Street, easy and quick to get from the house to the water. Also you're a short 10 minute walk to the Newport Pier and a good choice of restaurants, and close enough to the hustle and bustle of activity surrounding the Pier, yet enough away to enjoy a book peacefully on the patio.

You're a short drive or bike ride to the Newport Beach Fun Zone, whale watching tours, boat rentals, wonderful shopping, etc. You're also not too far for a day's excursion to other great Southern California attractions such as Disneyland and the California Adventure Park, Knott's Berry Farm, Universal Studios, Hollywood, San Diego Zoo and Wild Animal Park, Legoland, or even downtown LA!

Just 15 minutes from Santa Ana/Orange City airport and 50 miles south of Los Angeles International Airport (LAX), a vacation at the "Sandcastle," experiencing our hospitality and Newport Beach lifestyle, will have you returning year after year!

If you're into swimming, surfing, or body boarding, take no more than 50 steps from your front door onto the white sand beach and down to the awesome surf that has consistently ranked Newport Beach as one of the top beaches in Southern California. When you return to the house, rinse off under our new outdoor slate sand shower.

Your hosts and proprietors Bill and Janice, live in the upstairs unit of the Duplex, and prepare your vacation home so that it's ready and waiting for your arrival - impeccably clean with a welcome bottle of wine to start your vacation right! There's a book of "Things to Do" with sights and restaurants we recommend, and we're happy to assist with suggestions to make your vacation truly great. It being our home too, the property - inside and out, upstairs and downstairs - is so very well maintained.

HINT: If a more relaxed and quiet vacation is what you're looking for...a well kept secret is that September and October are fabulous, due to the great weather and lessened number of tourists.

- Washer & Dryer: Front loaders! on-premise, no charge (Requires *he* detergent please)
- Linens: Please plan to bring your own bed sheets and personal towels - or we can refer you to an inexpensive local service.  We supply all the rest!
- Off Street Parking: One dedicated off-street parking space, for a "normal" size vehicle (+ non-metered street parking nearby)
- Bedrooms(3): Bed configurations: California King bed in Master bedroom, Queen Bed in 2nd bedroom, Double/Full Bed AND Twin/Single Bed in 3rd bedroom (+ Twin sleep-chair in living room)
- Bathrooms(2): Master bedroom has a private bathroom w/shower, Hall bathroom has shower/tub combo
- Media: Satellite TV in both the Living Room AND also Master Bedroom, including 55 free movie channels (HBO, Showtime, Cinemax, etc); DVD Player; CD Player/Radio (Mini Stereo), Ipod Player/charger
- Kitchen: Full Kitchen (a very well stocked kitchen!) Refrigerator, Dishwasher, Microwave, Ice Maker, Blender, Coffeemaker. We've tried to think of everything you might need!
- Outdoor Features: Gas BBQ Grill (w/BBQ tools); Great front patio with a table w/umbrella w/partial beach view. The "Sandcastle" is one house from the sand/beach (about 30 steps), with the ocean just beyond
- Communications: Telephone for incoming calls and local outgoing calls; WIFI (Wireless Internet)is secure wireless access, at no additional charge
- Other Amenities: Outdoor Sand Shower, indoor laundry room shower & foot washer; Nice Patio Furniture; Very nicely decorated throughout with great artwork.
- Pet and Smoking Policies: NO Pets Allowed (no exceptions); NO smoking inside please!
- Miscellaneous: an outside area where you can lock your bikes etc (Please bring a lock with you)

Rates (in US Dollars):
- High Season (Saturday-Saturday, June-September '13): $2800-3600/week
Saturday Check-in: 2:30pm - Saturday Check-out: 10am during high season
- Off-Season : $1850(January/February) - $2625/week
- Add $150 Cleaning Fee to all rates.
- Additionally, there is a 10% Newport Beach City Bed Tax, not included in price.
- To secure your week, a signed rental agreement and 50% of monies are required, with the balance due 30 days prior to your arrival. At least two adults must be minimum age 25.
- A $700 refundable Security Deposit will be required.
- Or ask about a nightly rate, minimum 3 night stay, during our "off-season".
- 7 guests maximum
- Available WEEKLY throughout the entire year.
- No Pets, and No Smoking inside please!
