This Madeira Beach duplex is located on the famed Pinellas Suncoast nestled between St. Pete Beach
and Clearwater on the Gulf of Mexico known for its sunny, white sandy beaches and spectacular
sunsets. You will love this “Old Florida” tropical beach cottage with all the modern amenities. This
clean, cozy, non-smoking 2 bedroom and 1 bath living space has been totally renovated from top to
bottom. New carpet, tile, beds, appliances, kitchen cabinets and counters, bath and fixtures,
lighting, furniture… and the list goes on… Be the first to rent this apartment for the winter as
this is the first time it has been on the rental market since being remodeled! Only a couple blocks
either to the beautiful beach or intercoastal. Great convenient location!

Fully equipped kitchen include: granite counter tops, new cabinets, garbage disposal, dishwasher,
built in microwave, electric stove, refrigerator with ice maker, coffee maker, toaster, blender, can
opener, pots and pans, cutlery, eating and cooking utensils, dishes and glasses. Hand towels and
wash cloths included.
One bedroom is furnished with a new full size mattress and the second has 2 new twin beds, each
with a dresser or chest of drawer, closet space and alarm clock radios. Carpet in each of the
bedrooms and tile throughout the rest of the house.
Linen closet comes complete with extra linens, bath towels, hand towels, wash cloths and beach
towels. Unit comes with a washer and dryer so you don’t have to spend time at the laundromat. Iron
and Ironing Board provided.
Bathrooms have all new fixtures. Shower with tub. Vessel sinks. Hairdryer provided
Relaxing living room features new furniture including sofa, chair and ottoman. Unit comes with
Cable TV, DVD player with movies. Eat at bar that looks into the kitchen.
New central heating and air conditioning. Screens on all the windows to enjoy our beautiful
breezes.
For your use during your stay you will have items for beach use. Folding beach/lounge chairs,
umbrellas, towels, floats, cooler and radio.
Fenced in backyard includes table, chairs and umbrella. A nice place to sit and have your morning
coffee or have your meals. Gas grill for when you feel like cooking outdoors.
Sea shell driveway in front of duplex to accommodate up to 2 cars per unit.

Just a few short blocks from the cottage you can eat and shop to your hearts content at the
historical John’s Pass. With over 100 shops, restaurants, art galleries and nightclubs, the village
has become a destination for many visiting the area. John’s Pass also features commercial and
charter deep sea fishing, casino and sightseeing cruises, boat and jet ski rentals and parasailing.
Catch the Suncoast Beach Trolley out on Gulf Blvd and spend the day exploring the surrounding
beach communities up and down the coast from Pass-a-Grille to Downtown Clearwater. A trolley comes
by every 20-30 minutes at a cost of $4 dollars for the entire day of unlimited stops and boardings!
Tampa bay is filled with activities and there is something for everyone. Many museums…St
Petersburg’s Salvador Dali, Fine Arts and Fl International. Tampa’s MOSI and Sarasota’s Ringling
Museum.
Theme parks are just a short distance away. Tampa’s Busch Gardens, Adventure Island and Lowery
Park Zoo less than an hour away. Orlando’s Disney Parks, Universal Parks and Sea World less than 2
hours away.

3 Month Minimum due to local neighborhood zoning laws. This is a 2 Bedroom and 1 Bath rental with a
maximum occupancy of 4.
2008/2009 Rates:
1-3 months $2,000 USD per month plus additional (see below)
4-6 months $1,800 USD per month plus additional (see below)
All utilities are included: Electric, Cable, Gas, Garbage and Pest Control.
Additional :
***For stays less than 6 months there is a 4% Pinellas County Tourist Tax and a 8% Florida Sales Tax
that applies. (Total 12%)
***$75.00 Cleaning Fee.
***Security Fee of $300 due prior to arrival (14 days) and will be refunded within 14 days of
departure.
*** Up to two (2) Small Pets less than 30 lbs are allowed with Prior Approval with rental agent and
with a non refundable deposit of $100/pet.
Deposits:
A 20% deposit of entire stay is required to hold dates. Once reservation deposit is received, your
stay dates are confirmed. Deposits will be refunded up to 30 days before reservation date.
Balance Due:
Balance is due 14 days before confirmed reservation date. US currency only please. In the form of
personal check, bank check, cashier/money order. ( PayPal and/or Visa/MC can be arranged for
additional 3% user fee).
