Nestled in the small Village of Voisines (314 residents), near the town of SENS, 55
min. south-east of Paris, 30 min. south of Fontainebleau, 40 min. to Disneyland, and located at the
gateway to the Burgundy Wine Regions! Direct trains from Paris via Gare de Lyon and Gare Bercy!

DESCRIPTION:
This country French manor maison is complete with full authentic elements such as: 'les poutres
apparentes' (beam ceilings of oak) and old-world craftsmanship details throughout. There is a large,
open family/living room with fireplace and wonderful decorator appointments (owner is an architect
and interior designer). A full wine cellar and garage are also situated on the property.
Furthermore, you have the use of the pleasant gardens and terrace with breathtaking views
(unobstructed) of the rolling countryside in all directions. The well-kept parklike gardens (1200
m2) have diverse terraces and provide a great overlook for the lovely French storybook landscape.
FURNISHED AND EQUIPPED THROUGHOUT:
Ground floor: Foyer (with open cathedral ceiling), living room (TV-satellite), large working
fireplace, VCR, DVD player, queen size, fold-out couch, open dining room (seats 8), kitchen - 4
burner gas range/oven, microwave, dishwasher (seats 4), separate WC, separate shower bathroom, large
utility room (tumble dryer, washing machine), veranda - with tables and chairs for 6-8, lounge
chairs, and a real 'wishing well' (terrace 60 m2). Separate bldg. for garage and access to wine
cellar.
1st floor(french): Foyer/hallway, master bedroom (king size bed), hallway with full bath and large
tub, 2nd bedroom (queen bed), 3rd bedroom (full size) with high sleep area (mezzanine for 1 person)
and WC. All Bedrooms have cathedral ceilings, fully decorated and beautiful views of French

experiences of Paris, Fountainbleau and Disneyland!

The Village of Voisines: “Character”:
Most of the almost four hundred and so residents now who “live” in this storybook French village
make it their second home or Paris getaway for the weekend. We’ve met several of the residents who
moved here permanently to retire from Paris. (Many commuted for years to Paris for work). Most of
the village houses and farmhouses have gone through a significant amount of renovation and upgrades,
and the village is in excellent condition architecturally speaking. The roads have been recently
resurfaced in town and leading in and out, and there is a Community Hall for dance parties and
village gatherings, as well as communal tennis courts and lawn bowling. Throughout the village there
are little commemorative plaques and sitting areas, with several monuments to events which occurred
involving prior residents in WWI and II. Most of the properties have gardens and flower groves, and
many residents have small “gentleman” wineries and grow their own grapes (it is Burgundy after
all!). We love the sunlight in the morning and sundown when it sweeps across the hills and puts on a
wonderful light show, with a kaleidoscope of country colors when we first step out onto the front
lawn terrace and after a day of exploring. There are several key vista points, where the residents
of the village have put in little parks and benches on the hills to watch the show sunsets and
sunrises.(soon we’re going to take our canvas and paint the countryside from one of these view
points and catch each season as it changes, like Monet, or was it Manet?)… You’ll love the feeling
when you gaze out any of the maison windows towards the endless miles of views of rolling country
hills…
The Church bells of Voisines: It’s a mystical feeling each day…
Every morning when we step outside onto the front terrace to take in the fresh country air (we spend
a lot of time out here in the garden, with morning breakfasts and evenings cooking on the BBQ!),
from the terrace, you have views almost 240 degrees…ahhhh… we hear the church bells sound from the
little village church just nearby. The 16th century church has been fully restored and is only
opened occasionally for weddings and other village ceremonies. The views from the front
garden/cemetery are fabulous! The Church is on the French Register for Historic Landmarks and so the
whole village (because the village surrounds the church) of Voisines is protected from any future
development and any future improvements/construction/renovation must adhere to strict village color
and material requirements. It’s nice to know this little village will be preserved with this same
charming character for many generations to come. Chime, chime, chine, and at night the
electronically controlled mechanisms mutes the sound level in keeping with the village quiet hours…
you can sleep like a baby here…
Marie de Voisines, the schools and the “Bakery on Wheels”: (Daily/Weekly)
Ok, it’s definitely not Paris, there are no long lines and traffic and you don’t get bumped into
walking along the sidewalk (what sidewalks, what cars…you can count them on two hands for a whole
day). If doing official business and “shopping”, you will have to schedule your day and week around
the schedule for the village. The Marie (City Hall – Mayor), is only open for” business” on Tuesdays
and Thursdays, so if you ever had a reason (we haven’t yet) to meet with them, you need to go those
days. The City of Marie building is in the center of town very easy to find, just next to the post
office (say hello to Katherine if you stop in the poste). They rent out part of the Marie as an
apartment. There is a four room school house behind the Marie, which has about 20 students from 8 to
11 years old (we hear, although our son was just born and my wife thinks the schools are better in
Paris (she’s from Normandy)- from 5 to 7 years old the kids must take a daily bus to a village just
nearby. This sounds great to me, as I grew up in New Jersey where we had 1500 in the same school,
same location and probably not the same quality of education (guess I’m lucky to be writing this, a
small wonder if you’ve read this far). The school house is in excellent condition with an enclosed
play area (French word: Cresh); no doubt the French tax system is working here…everything is very
well maintained.
Every day except Mondays, between 11:30 -12:30 you will hear the sound of the arrival of the “BAKERY
ON WHEELS”, which comes to the village and parks just in front on the Marie parking lot. It brings
fresh bread, milk, cheeses, deserts, and assorted food staples for those who didn’t stock up before
coming to the village every day the same time. You’ll here the horn sound when she makes her arrival
to the village.. It’s great if you want to meet some of the neighbors, for my wife and 4 month son;
it’s the big outing for each day! Also, there was a restaurant which is being transformed into a
convenience store next to Marie, but we think the prices will necessitate doing a bit of planning at
the LeClerc just 6 km toward SENS (5min drive) or downtown. Besides, LeClerc has the cheapest gas in
the region, the movie house is there, plus many other businesses we have yet to need and explore…
note: the Bakery on Wheels will give you their number if you are having a large gathering and need
extra quantities that aren’t normally stocked on the “camion”, one day notice will due…
The Town of SENS: (Day Trip)
The beautiful, picturesque Yonne River snakes its way through the Town of SENS, pop around 30,000
people, floating houseboats with vacationers and retirees and fishing is seen here. SENS has one of
the oldest cathedrals in Burgundy and as I write this (Fall 2008) one of the towers is currently
under renovation, it’s a beautiful example of period French kingdom architecture; it has a museum
and courtyard where plays and performances are given in the spring and fall. SENS has a very large
open air market and fixed fish market and many walking streets, the GARE (train station is 5 min
from the center of town) Car rental agencies are located just near the Gare and main shopping
square.. We suggest taking your camera and making a day of it, as there are many shops and
discoveries and having lunch in the plaza in front of the church is a treat! (Many restaurants to
choose from)…The OFFICE of TOURISM is just past the SENS CITY MARIE bldg (this is worth seeing to0!)…
they are open most business hours and are packed with information about the city and the wine region…
we have stocked a lot of this information in the WELCOME BOOK which is the house, but it’s a good
idea to check here at the TOURISM OFFICE at the beginning of your stay and see what’s new that’s
happening and to make reservations for tours and wine-tastings…

Notes about the rental rates:
Calender Note: School and National Holiday Periods: (Both US and France): 5 night min. 125/n euros,
plus 75.00 euros cleaning and deposit. The payment policy is flexible and can be tailored directly
with the guest, depending on the length of stay. 5 night min. A refundable security/damage deposit
(amount to be determined) is required. Typically, for one week rental, deposit is equal to the
amount of rent to reserve. Same for monthly rentals, one month to reserve. Cancelletion less than 30
days prior to arrival, payments (less 300) are refunded if re-rented. Upon departure, there is a
75.00 euro cleaning charge and any inventory/utility charges deducted from deposit. We prefer a
deposit to reserve the house: Owner accepts payments by: American Express - PayPal - Money Order or
Cashiers Cheque - Direct Bank Deposit - Cash - Travellers Cheques...any questions, please email.
General:
No smoking is allowed in the house and we would prefer no smoking on grounds. Children are allowed.
(please discuss the ages and number in your party with owners, so that we can make sleeping
arrangements). Check in after 5:00 PM and check out before 12:00 PM. Check in/out times may be
flexible upon request. No pets allowed (Except for Service Animals). Typically, we try to rent from
Saturday to Saturday, or Sunday to Sunday. Seperate pet deposit is required. There is no specific
quiet time policy, though guests are asked to be respectful of any neighbours. An optional Daily
Maid Service is available for the following fee of 75.00 euros. Housekeeping is provided prior to
arrival and after departure.
